Hey Jackie really appreciate the video, however when it comes to telling sellers buyers have a lot of option to choose from, but it’s not true in this competitive market (at least where I am) where buyers are competing in wars so how would you adjust and pivot to this when interacting with sellers especially the ones that want to lower commission because they think the house can sell itself.

Hi Jackie, your listing presentation sounds like a 1 step presentation? Back in the day in my market, we used to do a 2 step, first go to the house and get the tour and record all pertinent information (condition, room sizes, etc), then prepare the CMA and go back for a second meeting for the actual presentation. So in your process are you getting all the home information on the initial phone call with seller and then preparing the CMA without seeing the home first?

There are a lot of cash buyers/wholesalers out there, and older folks who don't realize how much their home is really worth. My guess would be this statistic is related to targeting folks and not a mass move away from Realtors
