As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

I do think the hardest thing about cold calling is being consent and never give up or hitting your target contacts. It’s a grind and if you can afford coaching do it and find a program works for you. Need to be accountable.

Cold calling, becomes easier if you do it with another agent. One of my agent friends, and I do co working sessions together for about two hours. And we take turns calling leads. It makes it less daunting. We laugh and joke in between calls. It’s become fun.

I'm working a LOT as a new agent (actually making a living) however I've never done a cold call. I'm working up to it. I think it's a valuable lead generation source that I need to practice and get good at. I feel like you never know when things might shift and I want to be good at cold calls even though they suck. lol

@@noizulla2263 Well I've spent years (12 here in Hawaii) as a farmer building up social equity. when I got my real estate license a year and a half ago I just had insta clients. I put 4 listings on the MLS yesterday (land, but still listings). I have 14 active listings plus several more in the pipeline. I have 23 active buyer/listing clients at the current moment. Closed 7 transactions since Jan 1. I just let people know I'm an agent and they come to me mostly. I've sent out a few personal letters to neighbors, etc. I actually do pay a small amount for some Zillow leads because I wanted to learn the buyer side of the business and its worked out really well for me. Also I've been lucky to have many realtors hire me to assist them here in Hawaii for their sales and purchases. I do work hard though, I'm not coasting on my SOI. Oh and I answer my phone. Like actually answer it. haha

I've always wondered what your approach is to agents who are weekend warriors. Agents who run on highest and best use of time. I'm all for outbound calling and circle prospecting in my area. I have a 41 hour full time job at BH Photo (dunno if you've heard of them) and have to try to generate on Sat and Sun mornings.

FROM CALIFORNIA AND NEED HELP! I’ve been calling using Mojo here in LA and I’ve tried the single and triple like dialers. I can’t get more than 2 contacts per hour. My contact rate is abysmal (2% or less). I get my data from prop stream and skip trace it with Batch Leads. I am calling the same list over and over but even in the beginning, my contact rate was the same… Can anyone relate or help?

Solid breakdown however saying cold calling is unpaid outbound is just misleading. How about monthly subscription for the data? Or adding on a dialer? For an effective system you need minimum $300/month. It may be cheaper than the other lead pillars but it’s not unpaid and it ain’t cheap!

If you actually watch the video he says it will cost 3 to 4 thousand for the year but if you are consistent with it. You are almost guaranteed to become successful over time. All you have to do is make 1 sale and it will cover close to 2 years.
