Really wanted to join the coaching program but Ron gave me increased prices/new offer each time we talked, even after saying the prices would be honored for people he already spoke with 😭 I told him I could pay the next month when I got a commission, he said ok, I reached out that next month ready to go…and they were different again, to which he basically just said too bad, so sad.

How to structure your day as a top real estate agent Follow this daily outline to build a productive listing-based agent schedule or business. Wake up at the same time every day to build a routine Work out, take a cold shower before moving on Analogy to a football game: Day is broken down into four quarters with pre-game, halftime, and post-game plans Pre-game: 6 am - 8 am. Role-play and practice scripts and objection handlers with a partner for 15-20 minutes to become a great salesperson. Make the sessions as realistic as possible without being too defensive or overly challenging. Review the business plan that outlines the vision, mission, goals, and action plan regularly. Q1: 8 am - 10 am Prospect and have new conversations with prospects between 8 and 10 Have a minimum of 20 conversations with new prospects during the first two hours of the day Goal is to have a minimum of 20 new conversations with prospects, of which you've never talked to before Top-of-funnel activity to continue filling the sales pipeline Q1: 10 am 12 pm Lead follow-up Contacts from lead follow-up should be counted in daily conversations but not to be confused with 20 new conversations Follow up with all leads in sales pipeline Most appointments come from lead follow-up, not lead generation Confirm appointments on the calendar Confirm any in-person, phone, or Zoom appointments between 10 A.M. and noon Finish last-minute appointment preparation Prep for any appointments scheduled for the day Prospecting cleanup Use Q2 to clean up leads generated from Q1 prospecting activity Get leads into database/CRM/follow-up system Organize leads to prevent them from falling through the cracks Send out handwritten thank-you cards Send to any new leads generated during the day Thank-you card should include a business card magnet Update sales tracker Input information from Q2 into sales conversion tracker Include number of contacts, dials, start and end times of prospecting, and number of appointments set Halftime break for lunch If making lunch, pay attention to diet Consider bringing lunch to ensure healthy options Utilize lunch break to have lunch with referral partners Opportunity to build and strengthen relationships with referral partners After break, take a mental break to rest and recharge Q3: 1 pm - 3 pm This is admin time Admin tasks should not take priority over lead generation Administrative tasks include returning phone calls, text messages, voicemails, and emails There is time allocated in the calendar for administrative tasks during Q3 Work on pending files in Q3 Tasks related to contract to close should be done in Q3 Update lender and title company, send addendum, chase paperwork, etc. in Q3 Work on new listings in Q3 Present all offers to sellers in Q3 Presenting offers and offer negotiations is an income servicing activity, not an income-generating activity Let offers come into your inbox and avoid distractions Follow a schedule to stay in control and avoid emotional roller coasters Q4: 3 pm - 6 pm Showtime is when you present to new clients and obtain new clients - client acquisition time This is when buyer and listing consultations should take place The post-game routine involves journaling about the day's wins, losses, and thoughts after finishing family obligations and dinner. Review tomorrow's schedule and mentally prepare for the tasks. Taking a hot shower in the evening can improve sleep quality. High performers optimize sleep by tracking it, adjusting the temperature, and taking a hot shower.

I have 4 young kids and I have been able to make more time than expected for real estate but I'm all over the place!! I was just praying to God last night that I need a schedule but I don't know where to start. I'm super intrigued by your videos and have so far been more impressed with your content over other coaches. Got a coaching consultation set up for this week but I'm curious how you account for the daily tasks that throw this schedule off? Drive time to appointments for example. A call lasts longer than it should, kids need to be picked up from school, dog needs to go to the vet, etc. You're talking about lunch and being home in time for dinner, who's making this dinner if you've got monk like focus on this schedule? Is there time for hobbies or recreation at all for the day? Training or education?

Yeah, clients forget things all the time. If it's something like meeting for an inspection etc its less likely that they're not going to show up because they're getting paid. But confirming with clients? 100000%

When you mention having 20 conversations a day and prospect... where are you telling people to get their leads? Are you using a lead generation service, MLS, Zillion, Foreclosures, FSBOs... A couple of thoughts and one question....Video content is super crucial for all of us entrepreneurs these days, I just started in 2024, I am looking to get as much training in this area as possible including how much and when to shoot all the content. Getting it out is easy enough in Q3, we also have our weekends, I think a Video content schedule and behind the scenes would be a great video for all of us that you could offer. Thank you for all of your time you spend educating the rest of us! Also, you said you are a coach, are you the actual coach or do you send that off to a coach on your team?

I don’t know if I 100% agree with your Q3 strategy.. I get where you’re coming from. We always want to do Q3 activities in the first half. But in this business, time is of the essence, literally it says that in our sales contracts. If we get an offer, I do think you should forward it over to your clients asap. Even if you don’t have time to read it. What if the offer has a deadline and you missed it because you were too busy for your client?
