Love it. Small Room: 1) An Office with storage to the left coming in the swing open left steel & glass door to bring in the light but secure, Desk to right wall. Should have a curtain to hide the storage area which can slide open to get to bicycles, etc. Hmm maybe a shelf against the left wall. So a low cost office, the most expensive item is the new door. The new owner could make it a Man Cave with a reclining chair with a TV/computer monitor above the desk to watch streaming movies.

That room I would use as a mechanical room and storage . If the unit is destined for rental usage then a lockable storage area might be handy.

So many options for the small room off the landing. A few options would be storage for first balcony outdoor furniture, terracotta pots, garden tools, bicycles, extra refrigerator and freezer etc.

That samller space is perfect for storage, rather than utilizing the first floor. It is a ngood size for bicycles, luggage, vacuum, bucket, dry good, like toilet paper or towels, and perhaps even an exercise machine of some kind, like a rowing machine or even put the washer/dryer in that space.

That small space would be perfect to put a toilet and hand basin and some winter storage. This would give you outside amenities for the rooftop.

Hi Davide ! Great property ! Can you help with a quick question ? Concerning a bathroom, legally, must you have an actual bidet or will a bidet spray gun or attachment suffice in the place of a bidet ? Thanks for your input ! 😊

Lol sorry I got to smile… no laws about not having a bidet, but if your plan is to rent, always a good idea to have one or an alternative 🙏

The property was sold for 40k and with regards to the renovation, it very much depends on the standard, in this case around €1500/2000 per sqm It will be a little gem 💎
