A few tips since you're new to running a hydraulic breaker; Don't dry fire the breaker. Keep the tip close to perpendicular to the concrete. Never pry with the tip. Moving loose stuff is ok, but still less than ideal. Like you figured out, using the mini to sort out the concrete and find anything that need is additional hammering is much better.

I recommend watching West Coast Custom Concrete channel for how to demo concrete. He works much faster/smarter. SoCal. Maybe hire him next time to demo and pour.

Good day from Australia Matt. Was wondering how you account for things like a buried driveway in your calculations? Does the home owner or a house plan show you that there was something under the footings which you didn't know about? Obviously the neighbour knew there was a driveway under there.

Homeowner is new to owning this property, so they were unaware. Engineer and Architect weren’t aware either. Neighbor was around the neighborhood long enough to know how it all happened. It’s change ordered and handled, as it isn’t something we had planned to deal with.

watch almost all zour videos... i hope i can trouble you for advice .what if bootom plates are not squared .... two stories house 45x26 . bootom plates are placed in a way that theres no 90 degres conection on eney corner .Diogonal is app. 6 in. off... it brings so meney problems ... i gues the last contracter baild because of that. im a carpenter for 15 yoears , yust latley started building homes... im afraid of taiking a yob with bootom plates like that, and the investor insists on woorking on curent layout. is there a trick for the problem or squaring plates is the only safe option . ty

Lot of legality around this for permitting. Can get through permitting cheaper this way. New home permitting in CA can range from $30-100K so people use remodel permits often. Sometimes it’s single wall, other times around 50%.

From the looks of this, and I have been on similar "remodel's", that the whole place should have been razed, and start over, would have bee a better job. Just saying.

How is it not easier and cheaper to just bulldoze the whole house and start from scratch with better plumbing, electrical...?

Sometimes it has to do with permitting rules. For instance here in Austin Texas, if I do a 49% remodel, that is to say only spend 49% of the value of the house on the remodel, I get to keep the old setback and percentage of coverage rules for instance. If I start fresh, I may have to use 15 for setbacks and only cover 65% of the property. Under the old rules, I have five foot setbacks and no limit to coverage. So while a rebuild might be cheaper, I’m working against a much more prohibitive set of building codes and land use rules. Thus in certain older neighborhoods, you see successive remodels every five years to stay under the grandfathered rules. Plus, the city is really frowning on the tear downs. You are having to keep the street front elevations the same in some older neighborhoods. This keeps the California refugees from coming in, buying two houses next two each other and tearing them down to build their McMansion.

Here in the Uk if you knock down and build from scratch you don’t pay VAT (value added tax presently 20%) plus some planning volume advantages so lots of new build here

I much prefer new construction, but we’ve stripped homes down for reno like this many times. This one was damn near tear down, part of me wishes we did.
