Simon the figures stack but you have to get a feel for the landlord/lady will they buy into your idea or are they interested to know more about HMO ie take your idea as perhaps they havnt thougth of it and do it themselves. How many deals have come unstuck when the landlord sees the figures the deal produces and backs off the deal just after you have booked electrician for emergency lighting and fitting the safety equipment. is the clue in the agreement as well as Q&A with agent and or landlord?
