What about renters who are abusing this? I know people who have jobs, are making good money and now are purposely not paying rent because they can't be evicted. What do landlords do if tenants are destroying the property?! This is insane and too general. Landlords are getting screwed over. Why isn't the government offering relief to landlords for this? Landlords still have property tax, utility bills, repair costs, mortgage payments etc.

Let the Government build homeless shelters for them all...and new tenants must prove they did not screw there old Landlord over. ...Here is a few things I found out... the ordinance "ban" that was put in place will be lifted April 19, and there will be extra courts put in place to deal with evictions swiftly.! ...this is the law...not some stupid reporters spew on T.V or KZbin Video ...and under any Imminent danger we can enforce the lease to its fullest capacity as we speak.! also, we are "asked" to give a grace period of 60 days instead of 15/30 days eviction notice, its "not" mandatory.! ...they "may" move the date anther 10/12 days but that should be all...get ready..!

@@Postofficejoe Thanks for the information. Were not having this problem too much where we live. from what I was told the restriction was extended to May 13 which is not too far away. I hope when this is over every landlord gets the back rent people owe them. It differs from state to state. The people that lost their jobs are slowly getting called back to work. I pray for everybody to be safe. And people that are taking advantage of the no eviction you will have to pay it sooner or later. If you lost your job you're getting more money than the people that are still working. Its not right for the landlords to have to go without their rent. Nobody has to rent their property out to anybody if they do not want to.

I have a tenant who hasn’t pay rent since December 2019. Was due to finally get evicted on March 23rd 2020. My governor ended up canceling all evictions including prior COVID19. Now I’m stock paying utilities for someone to live at my property for free. To add salt to the wound, the governor keeps waiting till the last day to keep expanding the eviction blockage.... thank gov wolf.

I feel your pain, the federal government didn't think this whole thing through thoroughly to know that there are a bunch of freeloaders out there who will take full advantage of this situation. Once the 90 day freeze is lifted the court's are going to be so backed up with eviction cases the freeloading renters will have many more months to live on a person's property for free and some renters will just file a bankruptcy and have tens of thousands of your money in the bank.

I have been at my house rental 18 months, never been late and never charged a late fee. I am a disabled Marine Vet also. Today after being 2 weeks late, not because of money but time, I get a rash of texts from my landlord, then after speaking with them 2 hours later get an official signed letter stuck in my door demanding rent be paid in 72 hours with late fees or relinquishing my rental house in Titusville FL. I was planning on making efforts, a phone call, to send out my rent but now debating being harassed over it. I don't like it, and don't appreciate it, and don't plan on tolerating it. Some Vets have real troubles and this isn't going to happen to other Vets.

But come to find out she works from home owns her own business selling products and ontop of that is making a killing selling covid 19 masks and lysol, etc... and o top of that when I sent her a gentle reminder on an already extended may rent due date, she was very snippy and rude. I actually agree with you. People have money. Trust me. Even I was get paid during this pandemic time. I now have a job that very essential. Cable technician. Believe me, that work is essential. A lot of people are working out of their homes. Landlords got bills they got to pay like everybody else. They have much more of a responsibility to make sure bills are being paid and the tenants are living up to code. I'm defending the good landlord. I'm not a landlord either. I am the landlord. You are my income. However, unlike you I cannot file for unemployment. I appreciate my renters and have waived all late fees and notices. I don't plan any evictions when the ban is lifted. I plan to work with renters to satisfy back rent. My experience tells me some will not feel the same.

However, Tennant hasn't paid for may and got snippy when I kindly and gently asked her about may rent which was due 18th as extension, and she said she doesn't have work and doesn't have money and doesn't know when she'll have money. Then I come to find out her business is booming and thriving even more than before covid AND shes selling covid masks and working from home! What are my rights in this situation and what can I do. Be sure to contest the eviction. Government caused this you can buy a few more months if you contest it and request a hearing. Certain places have stopped the writ of possession but that is temporary. The evictions will still be ruled on but the Sheriff cannot evict you until after those stay of possessions are lifted so check your state to see what was done.

Caused a fight between us when he came over about 2 weeks after we didnt pay asking us to leave and would pay us $200 to just go.The stay of possessions is whats in effect so even if you are ruled against and the judge orders the property to be evicted it cannot be done until June 2 according to Florida but may be different in other states.

That's not true nor fair at all! I've paid 100% of my rent on time every month for the last 5 years. Yet now, in the middle of this pandemic, the owner wants to sell. Sure, he's giving me 60 days to evacuate. If it we're just to pack & leave no problem. By the time comes I'll be 62 & in poor health. I have 4 Doctor appointments & 1 MRI, then I have to take time to get out & find a new place. In addition, after living here for 5 years, they are making me repair any damage, understanding, but to replace every light bulb, a/c filters, patch & repaint every wall. So yes I can get all that done. Regardless I AM NOT TAKING ADVANTAGE OF ANY SYSTEM. Please keep in mind that there are those who were raised to abide & respect others. Thank you very much.

That is what pisses me off, the government will give millions to big corps. so they can have parties, but won't help the small timers like landlords. So they are forced to evict renters or lose their rental property, their payments are still due, or the banks will forclose. Yes, you definitely have to see both sides. If Tenant is not required to pay rent, then the government need to freeze rental property mortgages along with rental taxes, rental insurance and utilites. It's not fair to put all the expense on the Landlord.

What about landlord rights??? Especially good and responsible landlords who own property free and clear. Many renters have options to generate income but simply choose not to work!!!! Grocery stores, Amazon, and restaurants are all hiring!!! Buy a fucking rake and clean up your elderly neighbor's yard for $50. The opportunities are endless!!! Landlords with tenants who "choose" not to find work to pay the essential bills, like rent, need to kick them out on their asses as soon as possible. Tenants need to prove they are 100% unable to work in order to qualify for these deferral programs. Landlords also need group together to file a class action suit against the states who are interfering with legitimate contracts with their tenants...in any way!!! ANYONE - please share ideas how we can organize to reset the unfair practices against responsible and good landlords!!!

Just spoke to a lawyer. By law the tenant must pay! There is a contract and if you dont pay rent you cant live there. Simple as that. No pay gasoline, you cant drive car! Dont pay water, eventually they cut off water...! Covid forsnt mean you are rent free! Period! My tenant is pulling this on me while having a 6 figure income and thriving business!! I applied and was denied for no damn reason and trying to even contest it is a time consuming nightmare. You cant get a hold of anyone. First off, I am fully aware of the unprecedent times of people being laid off work for about three months at this point. Some people are getting paid while others ain't getting a damn thing. With that being said, what happens to savings? Where is your six months emergency savings? Where is your paying yourself by saving and keeping your bills up? You definitely have a good point but the entire country as a whole on average is an debt, the average American spends like 60-80% of their yearly earnings on cars... what do you think they do with the rest? Nobody has any money saved up and the government knows this all too well. We are getting evicted. Landlord is refusing payment and wants us to leave. Granted we can pay one month but we are 2 months behind so we still would owe another month and wont stop the eviction processes. Good times I tell ya.

Once mass evictions and foreclosures occur there will be a ton of vacant property you can squat in. We did this last time in 2008. We were foreclosed on due to corruption from Chase bank and went back after 6 month. We found the new rental was also going into foreclosure. Landlord didn't tell us, Bank evicted us from that place as well. Suffice it to say we squatted and lived in our old home for 1 1/2 years before the bank paid us 2k to give them the keys.

There wont be anyone to take our place. The banks will foreclose on any one of these not paid off. Or not paid up in their taxes. Same thing happened during the 2008 collapse. Will do what I did in 2009. We squatted in our home after being evicted because it was vacant for 6 months. We stayed there for 1 1/12 years until the bank paid us to leave.. To understand what happened. Chase bank lied to my family and told them if they paid 1500 they would take late payments and defer it to the end of the loan extending it those months. I borrowed the money from my Aunt they got the check cashed it and said they never did. At that time Obama had not stepped up about the evictions and corruption and thus we lost the home to crooks.

Darlene Banks you may want to ask your accountant about that. You can also assist your tenant with applying for rental assistance programs. Where are you located? Philadelphia and Chicago for example have emergency rental relief. Usually you will have to provide a copy of the lease, a rental license and your contact information. Most rental assistance agencies, once the grant is approved, will pay the funds directly to the landlord. Your city may also have grants for small business owners.

Some Landlords can be heartless and greedy but you do have some that are not corporate Landlords. They might just rent a house or 2. I can't even imagine what it would be like to have to pay for both their own housing AND their tenants from March to September. The fair thing to do would be to cancel mortgage payments on rental properties as well because if tenants can't pay, the mortgage, property taxes, sewer bills and home insurance for that rental is still due. This is really hard on both sides.

Yup. My tenant has full thriving lucrative six figure business and yet lies to my face saying she has no work. She works from home and hasn't paid and ignored my extension of due date , which I was trying to help and work with her during covid19 out of empathy.. then I found out shes been working all along!!!
