Just to correct your guest..,lodgers are not, repeat are NOT tenants as he stated twice at the start. This means that a lodger, who is merely a guest, does not have any tenancy rights so long as they are staying in your home where you are living. If they start as lodgers and the homeowner, say, moves abroad permanently, they THEN become tenants with all the legal rights due to them.

What can you if the lodger trashed the room with all unfinished food and rubbish every where on the floor and bed as well? Can we deduct money from the deposit for all the cleaning cost? The lodger claimed there was no cleaning cost included in the contract. What can the landlord do in this case? Is it not the case that when return the room, it should be returned as it was seen without written in contracts?

That’s what the security deposit is for. If that really bothers you, then don’t renew the lease and give eviction notice in compliance with the law, 30 days, or 60 days, whatever your district mandates. If you are in the middle of the contract and your lodger is paying on time LEAVE THEM IN PEACE. So long as you are spraying regularly for pests, leave them alone. It is not your business, they are paying for that space and it is the only home they have. Mind your own business, and make cleanliness and a cleaning fee part of your next contract.

You're legally entitled to deduct the cost of cleaning & putting the room back to the same state it was in before, from their deposit, but in practise lodgers tend to make up stories & report their ex-landlords to every website or authority they can find just to cause havoc. This tends to happen if you deduct anything from their deposit. I know a landlady who had her online room advertising accounts banned because a disgruntled ex-lodger made up stories & reported her. Unfortunately websites and/or authorities don't tend to contact the landlord to clarify the situation- they just ban landlords immediately without even giving the landlord a chance to speak. There is so much protection & advice bodies out there for lodgers / tenants, but unfortunately nothing for landlords. So the answer to your question is legally yes, but in practise, no. This is why I wouldn't recommend taking in lodgers or ever becoming a landlord.

@@ChanaElishevaIn the UK, lodgers are not tenants, so you can evict them at will. If they do not want to leave, then call the police and have them taken away as trespassers.

@@rollerbladinggeek5507Under the Rent A Room scheme you do NOT have the right to make any deductions for expenses. You can do so if you opt for the traditional method of declaring the rental income less allowable expenses. This second method is only worth it if expenses exceed £7,500pa.

Do you get £7500 on the rent a room scheme for "each" room you let or is it £7500 in total for say letting 2 rooms?

It's £7500 in total as tax allowance. You don't just 'get' £7500 just given to you but this means for the first £7500 revenue made in the current tax year will not be liable to tax.

All wording is vague often says room singular, but I've looked into this and it's a overall total (but only applies to one house) More than 2 lodgers I think there's other hoops to comply with multiple occupancy households.

It is a total of £7,500 pa allowance. How many rooms you have let or to how many people is not relevant...you lump all the payments together and only have to declare it under the Rent A Room scheme if this exceeds £7,500 in any given fiscal year.

@@freshmann1977 If your post is delivered to the address and you are registered on the electoral role, and you keep a room there, then the property could be deemed you main address. Therefore the RAR allowance would be allowed. If it's simply your only property, and you've have rented out the entire dwelling, then it's a rental property and the RAR allowance would not be allowed.

"Tenant selection"? No, lodger selection! They are very different. Please get the word 'tenant' out of your vocabulary withe Rent A Room scheme.
