Purchasing a home is already a very difficult thing to do, unless you pay cash or don’t get a loan from the government. If only my minimum monthly house payment, over the course of 30 years I’ll pay more than double what my home is worth. I purchased before things got crazy so I got a good interest rate. I couldn’t imagine trying to rent or buy right now.

Charlie Munger said he doesn’t care if single people ever get a house. The right time to buy one is when your wife wants one. Warren Buffett also said he didn’t buy a house until the downpayment was 10% of his investments. Having an expensive house just causes more expenses as it goes up in value. If you never sell then you never realize the gain in equity. The only thing you see is higher expenses, bills, taxes, etc. I would recommend to get your investments going first so you’re not house poor. Either way can make sense depending on your situation but the average house would cost several times per month what my rent is. Also if I put all my money into a down payment then I’m delaying saving for retirement which could cause big problems later. This is part of why people have to do a reverse mortgage on their home because all their net worth is in their house. So I’m getting my investments up then they’ll be compounding while I pay off a house later in life.

Investing in rentals is kind of best of both worlds though. I lapped a lot of my friends investing in real estate throughout the years and the primary driver of that is leverage. You can't take 40k and go to the bank and ask to borrow 160k more to invest in stocks whereas you can with a mortgage, so the money you invest in real estate you're getting 5x the return in your actual money that you put in the investment. Let's say I bought 40k worth of stocks and next year it was worth 60k. That would be a phenomenal year, 50% gain. Replicating that year after year would be incredibly difficult, whereas taking 40k, using it as a down-payment on a 200k house and that house being worth 220k the next year it's the exact same return on your capital. That's the key behind it. Plus if you cash flow way over the expenses you're not only getting the appreciation value but you're adding the rent roll to the yearly return. I owned 5 of them by the time I was 26, sold them all and bought my personal home with cash and had a couple hundred thousand left over. This is what ppl don't understand about it.

Of course, you have to be well informed on the right ones or better still, get an F.A to handle it for you (that way, you minimise risks). I bought a townhouse in late 2018. The idea was to save up for 3 or so years and buy a single family home. Many people of my parents generation said don’t buy a home unless your gonna be there 5-7 years minimum. Glad I didn’t listen because 3 years later in 2021 and my townhome was worth almost 100k more than I bought it for. Without that extra 100k, I couldn’t have afforded my current home or even the original townhome at today’s market value. I’m 31, and half my friends of the same age are lucky like me, and the other half are f’d beyond belief by this housing situation. 😔

I bought my house with zero down and the mortgage is half of what i was passing for rent. I just put what i was saving in a separate account for a few years to cover any repairs. Replaced the roof, the water lines, fridge, and dishwasher in the past 8 years. It didn't cost anywhere near what it cost to pay rent.

Plus bills of electricity and water. Since I was a kid our whole life was renting. That's why now Alhamdulillah since working abroad and saved for 6 yrs and now living my own mini house in the Philippines with 2 studio type 3rd floor for rent . • Generally mortgage payments stay the same over 25 years (unless there’s huge interest rate hikes. Although they can affect rents too). • Rents increase with inflation, making mortgage repayments relatively cheaper, and easier to pay, as time goes by. (£300, as a financial burden in 1999 is roughly the equivalent of £166 in 2024). •After 25 years, you own an asset that has probably increased in value • After 25 years, you stop paying ! You can start saving that money for the future instead. You may think “but 25 years is a long time”. Well I guess you’re planning to live somewhere over those 25 years, so you’ll have to pay someone to live somewhere anyway. It may as well be to buy your own property. And believe me 25 years flies by. I celebrated milestones, 5 years = 1/5th, 6.25 years = 1/4 etc…. but my advice - DON’T ! It’s like wishing your life away. It will happen soon enough. If the 25 years seems to take forever, that’s a good thing ! Whereas with rent, you will continue paying higher and higher costs after 25 years, for the rest of your life, and will somehow have to factor that into your pension.

In 2019 i bought my house for a $950 per month mortgage and moved out of my $900.00 per month apartment. Similar apartments in the same village are now going for an average of $2,000.00 per month or more and i still have a $950.00 mortgage. Inflation is a risk factor in renting. Landlords have been raising prices like crazy since the covid shutdowns.

If its an AST its between 6-12months. If you want to break out of that contract early then you risk losing your standard deposit not to mention if you go with a deposit replacement product which lets face it is the biggest scam on earth.

From every millionaire or billionaire out there, I heard that properties are just tangible investments, but never buy unless you have the revenue or multiple income streams cause life happens. Your 9-5 isn't going to pay for a roof etc.

I get the sense that this advice was more applicable in the past when the gap between rent vs mortgage costs were bigger. 🤔 I.E. there was a greater incentive to rent instead of buy. But in Australia, there are LOADS of people paying MORE in rent than they would on a mortgage but the bank won’t lend to them because they haven’t got a 50-100k deposit. ☹️

See renting isn't about how long you'll stay there, it's more about what you want for your future. If I was to move in 10-20 years I would need to plan accordingly. Maybe that's renting or maybe that's buying something, it really depends on the area you live in. It's not always that simple

Pro tip. Don’t rent out your house to someone who is planning on staying there for 5-7 years. They will absolutely destroy it and the value will go down significantly. People who usually rent don’t care to keep the house neat and clean because it is not their house so not their problem. It is best to sell em instead of renting.

UK law requires rent as a minimum be the cost of 145% the cost of the mortgage. How can the average renter save more than a homeowner if they’re paying nearly 50% more for the same thing. The best thing you can do is find the cheapest accommodation (including living with family) and save as much as you can to get onto the property ladder in some form.

When I retire in a few years I will be selling my home, collecting my significant equity, and then likely renting the rest of my life. This way I don't have to worry about maintenance, repairs, etc. in my older age.

I have had five houses in my lifetime. I now rent a townhome and absolutely love it. I invest the savings into good strong stocks. I found a reasonably priced townhome, am never late with my rent and when they try to raise my rent (rarely), I negotiate it with them. Since I always pay on time, they want to keep me and are willing to give it to me cheaper than others that they really don't know if they will pay on time.

As for saving, what do you want to safe? The rents have gone up dramatically and to make things worse, often renters have to fix the property, as the landlord doesn't care. Another problem is, that families with children, disabeled and old people are not welcome on the renting market. Sometimes, there's no way other than buying a house or condo, if you need a roof over your head. Another point is that there might not be too many options for renting, simply not enough houses or flats for rent.

To rent where I’m at costs over $500 per month more than my mortgage payment I got in 2020. My down payment would be consumed in 15 months. As of right now, the house value is up $80k.

Actually in these modern times buying a property is not just difficult but also impossible without a loan, her comes the aid of family dynamics, if you could get your parents or other family member to help you get the downpayment for a property it would be great start because of the lack of interest and cut in half the monthly payment, provided you earned enough otherwise they can mortgage their property and let you buy a property then mortgage your property to pay them back.if still theirs no amount of money available provided you have good family then live in an extended family setting, it is cheaper for at least 2-3 families to share expenses and allows one to save enough.

My entire childhood and now i think, my parents bought a house in France ( they lived there for like 15 years before i was born i believe, i also lived there for three years before we moved. ) Anyway, ever since THEY have been renting it to out to people. But yes it's true, you don't really have to worry about maintenance ( except small problems. )

an interesting one. I think years ago it was beneficial to rent as it was substantially lower than mortgages. Nowadays the rent markets like 580 a month minimum for not a lot of money. Landlords are terrible who dont care about the tenants either which is a chore to find a good place to rent from. Personally i am saving up to get a mortgage then when i move out i am hopeful that it all improves :)

The value of the house can go up I mean my house (I live in israel) when my parents bought it, the value was 1.3 million shekels (346,455 us dollars) and now it's value is around 4.5 million shekels (1,199,269 us dollars) after 10 years and it keeps getting higher and higher so that's like a little piggy bank yk. If you already have good income and If you can afford the house you should prob buy it cause it's value will go higher and higher BUT it depends on where you live. Don't waste your money on fancy cars that their value is going down. Invest your money like a smart person to make double income or even a triple income. Btw I'm 16 so if I said something wrong or got something wrong then yup... You can understand ig after all, I'm only a teen

I would argue that buying with a mortgage is better in my country as rent is the same price if not more expensive and saving or investing would be better. Spend time and money on our house so it's perfect for a long term stay. You can use your savings to make it perfect and it can become your forever home

I agree but add in the AUS market house prices go up about 10% to 20% per year. So at 1.3 million that's price growth of 130,000k to 260000k per year and the average aussy makes 60k per year after tax!

That's awesome that you're walking away with an extra $50,000 on your appreciating house, but I got news for you all the other houses you're looking at also went up about the same. So where does that get you? Now you have to pay the associated taxes and sellers costs to get that money out of your house, then you're going to have to pay closing costs and taxes and all the other associated costs on the purchase of your next home and start the mortgage amortization process from ground zero. By the time it's all said and done you're net zero. You'll be more money ahead if you can stay put.

I rent, i invest my savings to banks GIC's and some mutual funds. Instead bank is earning from me i earn from them. My rent is only 500 dollars. Since its only 1 bedroom then i earn around 3k after deductions. No problem at all, i can sleep and eat well, and travel. No mortgage to think of, i dont even have a car, my work is only walking distance i plan it that way. I am more free. And i get joy whenever my money grows at the bank or in my investments. I will buy a house someday, in cash. I just need to grow my money more.

I never ever would have rented it it weren’t for the ridiculously high prerequisites regarding buying where I live. Don’t even get me started on unsafe living conditions that real estates won’t do anything about.
