Corn, for High Fructose Corn Syrup, which is why we are all fat. It is in everything! Also, for ethanol in our fuel, which isn’t good for cars in general.

It looks wonderful. I cannot believe how much you have accomplished. It is really moving along. I hope both of the master baths have a separate toilet closet. So important over the years! I have had several with pocket doors and they are great.

Two suggestions re: bathrooms and one about the master closet. 1) Place toilets out of direct line of sight of bathroom entry doors. It's not what you want to look at from your bedroom or hallway, and a backup bit of privacy when you live with children. 2) Reconsider a 3/4 bath rather than a simple powder room on the main floor. If someone becomes disabled, even briefly (broken leg, surgical recovery, etc.), being able to sleep and shower on the main floor is a major thing. Make sure the main floor bath is wheelchair accessible (room to turn around) and the shower is roll-in. If you don't need it, it doesn't cost a fortune (you will want tile floor for a wet room/roll in shower), but if you need it, it's a godsend. I know you said you were designing the entry for wheelchair access, so this seems similarly forward-thinking. Much cheaper to do now than in a remodel. Even with an enormous master closet, you are not making good use of space to plan a barn door for attic access. They take up a ridiculous amount of wall space, making the closet much less spacious. I think 5 feet is WAY too narrow, because basically, it's a hallway with clothes hanging/shelves on one side.

I thought the same thing about the master closet. He needs to measure the depth of a hanging clothes rod… as huge as that room is it needs a practical closet.

The door can slide behind the hanging area. A barn door is definitely wasted in that location. They are for display to make a statement. A cavity slider would be a better wat to go

Wider closet Move the toilets from line of site. Two sinks is a waist, we are never together in the bathroom at same time. But if you have the room. Secret steps, do a pocket door. Storage space is essential, your family is growing and actually having a places to put things away and it be roomy is good for the brain and sole. Love your plans. Live to see old home restored, it’s amazing. My great uncles and grandparents owned home like yours growing up. And they are just full of stories. What software are you using on your iPad?

Yeah, not sure where the bedside tables will go beside the bed that’s in an angular area! May be better to wake up looking at the windows and have a bay window sitting area there instead.

Always add lots of blocking for stuff like towels, cabinets, range hoods, even tv mounts and other wall mounted things like lights. (Assuming you intend to do any wallmounted lights to keep the original classic or highend aesthetic of the home)

Cole, you won’t always be young. I’m 74 years old and you should consider a walk-in shower for your master bedroom. I have built two homes in the past 15 years and I put no curb walk-showers and it is wonderful.

Walk in showers are great when those boys come home with sports injuries too. I raised 4 boys. It will happen and they will be too big for you to bathe.

Spray foam for interior walls is a waste of money. They make insulation for sound barrier but I'm not sure ever wall really needs it 😂

Spray foam is a poor sound barrier. Rockwool would be better but I never liked working with it.

Simple bats of insulation work fine for sound insulation.

@@scottnunya2441 not really. I put it in my house and I heard every whisper. When my son was sound proofing a medical business he was told spray foam and fiberglass were useless. Rockwool and cellulose were suggested as off the shelf choices. If he wanted to spend some money they make a special super dense foam rubber.

this!! (i like how Europeans call them "Noggins") i'm now downsized into an old house and need my bathtub for soaking the old bones, but getting out of it is getting harder. i think i need a grab rail but just KNOW the walls can't support one without some real demo (which i can't afford)

Cole please make sure the master baths an the downstairs bathroom you can get a wheel chair to the toilets an on the walls around the toilets you have extra bracing for so when you need hand railings later in life you have the bracing there.

I see this home as a gathering place for the entire family. If not for an older Cole /Neva- for YOUR parents. My son helped build a wheelchair ramp in the attached garage for the ELDEST relative, so she could visit the “gathering place” from her assisted living facility. She lived until 92.

Cole, figure out where each doorknob will hit the wall and put a block in. Raising seven sons, that was my second best thing I did while building my house. The first was to allow the hot water to be shut off for each shower after 6 minutes.

You are so right, I have fixed so many of those holes over the years. I used to just shut off all the water when my kids showered too long, we had a shallow well.

You have enough square footage, with your build to have a bathroom that is accessible to all, on each floor. Is your 2nd floor equipped with just the master suite bathroom? Also, having just had my leg amputated, is there a handicapped bathroom on the main floor, so elderly may stay on main floor if necessary?

Hey Cole. When framing the walls in for your bathrooms it’s a good idea to add blocking in the walls so you can attach things like towel bars. Make it so you attach to solid wood and don’t have to use drywall Mollie bolts or toggle bolts. Anytime we open walls up in our houses or rentals we do that. Lots less wall damage when you do that.

As a parent of two boys, you’ll want your laundry room on bedroom level or close to it.. and if in the basement absolutely a laundry chute

Most homes don't put a pan and drain under the washing machine. In my opinion, it's a must especially if it's not in the basement.

100% - much safer physically to have laundry on same floor as bedrooms then carting heavy clothes/towels/bedding everywhere. Also need more bathrooms (at least a half bath in attic and basement as well.

I think an entrance to a walk-in closet from the bathroom would be better. You can pick out clean clothes right out of the shower/bath. Don't have to walk out of the bath and around to the closet. Ladies appreciate not having to worry about children busting into the bedroom while disrobed (also gives privacy in case spouse is in and out of the room also). It may also give more options of furniture placement in the bedroom with a large dresser, chest of drawers, or work desk (one less door in a bedroom wall to work around).

That is a good idea, however you have to consider the humidity factor… my parents had a walk thru closet from bedroom to bathroom and even with both openings to the closet, humidity was a problem in the closet. Same reason most linen closets are not inside the bathroom.

Yes, they'll address that later when they start tearing out the new walls to replace them with the correct dimensional lumber.

If you do listen to so many of the people that suggest you use pocket doors just really research the door units. I have installed and trimmed so many. I have owned a cheap one and we never even used it. The expensive ones are worth it. The barn sliders take up a lot of wall real estate. And for wheel chair access, most modern wheel chairs are less than 27 inches. Most bathroom doors are 32-36 inches. My only real suggestion is while you are removing windows you are trying to make everything fit right on the inside. Don’t forget to visualize what it will look like on the outside. It is easy to get things out of balance.

Actually the true door width is 2 inch less then the door itself and some time 3 when you factor in the door not opening fully flat to the wall. On the other hand if you 30 inch door and you remove the jamb and do barn door you can get 31to 31.5 inches doorway with out having to remove studs. Rough opening is 32 for a 30 inch door.

@@johnunsicker7440 when you buy a 2’-6” the door is actually 30”. You buy the door size you are needing and you make the rough opening to allow for the door jams and an adjustment space. It doesn’t matter what type of door you have you still have to trim it with a jam.

I can't agree enough about window locations or lack of then can mess with the outside look of the home. So many places look like a Dr Suess made house with goofy shape and size windows randomly placed.

He is right. If you insulated the walls the children won't be listening to what goes on in your room. And then when your kids are teenagers. You won't be listening to what's going on in their room. Trust this from a grandfather. Larry

Cole - A master bathroom with two sinks is designed for the couple to use simultaneously… As much as we all love each other in this world, nobody wants to watch their partner sit on the toilet. Each of the toilets in the master bathrooms need to have a closet built around them with a door - please add a fan inside. The shower, tub and sinks can occupy the main space - avoid building a maze to get to them. Yes, add a linen closet.

Actually having a “water closet” for personal privacy is great. No matter how much you “share” with your spouse, having a private toilet is very convenient.

5ft wide master closet is NOT wide enough! It is fine if you're only hanging clothes on one side, but if you're hanging clothes on both walls, there won't be enough room to walk between them!!

Cole, consider these ideas for your master bathroom. A 5x10 foot shower area; 5x5 for getting wet & 5x5 for getting dry. Make sure you do not place a toilet flange over the center of a floor joist, Justin will thank you for that! Heat the floor in the whole bathroom, except under the vanity and closets. Instead of blocking between studs use 3/4" plywood, not OSB, on the interior walls before the drywall goes on. If you do, do not forget to add that dimension when locating the toilet. You, Justin & Roman are doing a great job!

Should you put a door from the primary suite bathroom into the walk in closet? Much more efficient to have that access as well as a door to the bathroom. Also more efficient if the attic needs to use a bathroom on the second floor.

It's all coming together. For the main floor bathroom, as you are looking outward, put the door on the right hand wall towards the kitchen. Are you putting your laundry room in the pantry? I would.

You could consider a sliding door to save on opening space for bathroom. Also , just put a couple of hinges on the window covering board, a small pulley to open it for air, plus material entry.

Turn the bathroom door into pocket door and then you can place them almost anywhere, saves tones of space.

My experience is that the house I worked on was full of original pocket doors. Every single door was non functional. All broken and a total nightmare to restore. Never again. I hate them and they belong to the history of bad ideas.

This is all looking awesome! Could one door to the 1/2 bath near the kitchen be across from the stairs? Then door number 2 where the window is? Keeping the pantry wall solid? I think there would still be room for a linen closet, sink and toilet. This is fun to watch Cole!

The 1/2 bath in the pantry you could add a door towards the staircase so when you take a dump your not smelling up the pantry 😂

nice work! you should insulate all interior walls. it costs more but it makes the house a lot more silent! pluss heat from the bathroom doesnt leak out etc

I put a stack washer dryer in the closet of my master it was a game charger! It seriously makes laundry so simple! Dirty clothes never leave my room, we shower wash our stuff and put it away! Put stack washer and dryers in the masters, and direct vent the dryer outside

Have you considered a spring door for the closet hidden stairway? Have you got plans for a shower in a bathroom for when someone comes in dirty to clean up before traipsing thru the house?

Enclose the toilets for privacy. Sound proof the walls between bedroom, hall and bath. Kids sound like elephants when running around so sound proof between floors. Also it makes it easier for them to sneak out at night😄

It would be amazing if you could use the single pane decorative window tops as transoms somewhere inside the home!!!! Like over pantry door or even just an opening like between dinning area and living room. If not that then as a decorative piece somewhere on a wall.

This is an EXCELLENT idea, I absolutely love it. It remains to be seen how or if any of the original architectural ( charming pieces) will be reinstalled. When I re- view the beginning videos, I SO MISS the feeling of all the woodwork, fireplace, big pocket doors, the mirrored doors throughout the house. I felt the warmth and charm of the original house, Sue miss the “ house hug” from it 😭

In your upstairs bedroom. If you are going go leave the door where it's at, then you should turn your toilet the other direction up against the wall to that is to it's left then move your wall to the left of the toilet after it's moved. Then the person on the toilet is looking past the sinks. Those stairs seemed pretty stable. I bet the lumberyard loves to see you coming. How many stories high is Roman's chicken castle going to be, he sure has the material now. Good luck and we pray that you and all are safe during this crazy weather season.

Recommend putting a bathroom in the basement as well as the attic. (at least a half bath) because the size of your family/friend circle is going to continue to grow over the years and you don't want people in your bedrooms.

I would recommend consulting with your plumber to route your 4" drains and vent stacks. Moving toilets around without consideration of DWV stacks will get you in trouble. I design all my walls with DWV to be 2x6 for ABS and PVC stacks. For cast iron stacks - 2x8.

They said their making a expansion on the first floor. I don’t know what they’re gonna build. They were saying they were going to have an office and a big garage next-door to them all attached to the house. At least that was the goal months ago. Just thought I’d let you know.

Cole, I hope you took more then looks into account with the bathrooms. Need to consider the plumbing and vents. In fact thats what you should consider first and then make your design work around them. Also with the secret stairs, build a wall parallel with the stairs. So there is kind of a landing at the base of the stairs. Then put a hidden push door in that wall. That way you take full advantage of your closet and it follows the theme of a secret stairs

suggestion: in the bathrooms, instead of eliminating the windows entirely, consider replacing the large windows with clerestory windows. with the high ceilings you have, they should be quite nice.

Quality of life tip, throw some batt insulation in the interior walls between the living spaces. Interior walls do very little to combat noise within the home. IMO well worth the cost

If you are going to put in a half bath you might as well put in a shower if you are going to put in plumbing anyway. My daughter decidec to do that and she is so glad. It added to the home value and that shower gets plenty of use when there are lots of guests in the house.

I would for sure add pocket door from master bath to closet. Having to walk around outside bath is silly. Also, I would add your blocking in walls for heavy items in future like mirrors, TVs, kitchen cabinets and hood etc. also hope you add back lots of windows. Shocked house had been closed up so much and but hopefully with lots of windows it will seem more open

Just a thought since you all are redoing the whole thing. The width of your doors being wheelchair accessible would be grand. Also a bath with a roll in shower would be a great idea. Again, just a thought. You all may have already considered aging relatives or temporary injuries or aging in place.

It’s a good idea to look ahead to the future. Between showers / tubs: sometimes tubs are needed to soak due to injury or muscle fatigue ( epsom salt soaks) so, for me, tubs rule.

Agree.clothes hangers are 24 inches wide or more so at least 32 inches of space needed for hanging clothes . That doesn’t leave very much for a walkway in that closet. Better less space in thecadjoining bathroom.

Hey just, I saw the layout and my room has something similar. Word of caution. Look at the entrance to the room and your closet door. If they swing into each other or near each other, it's incredibly annoying and after a year, you take the door off because your annoyed. I recommend a pocket door, or moving it. Love the videos man! Your ahead of the curve with your explanations of building. Keep it up man!

Over 70 here 👋 I’d love living in this beautiful house, but arthritic knees and spine would keep me STUCK on the ground level. Heck, I might even have trouble getting onto the porch to enter.( yes, there’s always the side entrance, but you walk into stairs there, too)

Yes! I cannot even get my walker into my bathrooms, it’s very scary because unfortunately there is no place to mount grab bars. I might be forced to move out of my home because of this.

So the sad part of blocking off window is finding siding that matches. After the sun beats on the siding it's gotta be faded. The plan seems to be looking great. I always thought you have one master bedroom and the others are either kids or spare. But I'm from Wisconsin. Good job guys

The only change I would make is to have all of the plumbing not on the outside walls, I know it is insulated but you are in a cold climate and plumbing in outside walls will freeze.

Do You not have an entrance Into your master closet from your master bath? I think in the long run once you move it it won’t be long before you will find walking around that long wall to get into your closet. Just an idea. Also, modern homes actually surround the toilet in a bit of its closet of its own with a doorway that can be closed. Just another idea to consider.
