When you say it would only be possible to sell as a block to investors why was it not possible to split the titles for 4 leasehold flats?

I retired 21 years ago at 45 by slow flipping houses (the house I live in). I think it's a lot easier in the US. I'm getting house #4 ready to rent for $2500/mo USD while keeping a 1/1 apartment for me to live in when I'm not traveling. I did have 2 houses during the 2008 crash because houses were just so cheap. But basically only 1 property at a time. I do all the work myself which I enjoy. Because I keep a house for 7-14 years there's no big rush to fix it up. That's the difference between having to work like a dog and taking your time and taking as much time as you like off. I also collect salvaged building materials for free to 90% off retail. Kind of a treasure hunt.

I have been wondering for a while if it is much easier in the US vs UK. UK is safer in comparison and the market seems more stable. On the other hand the 'up and coming' areas in the US sound quite attractive. Either way investing in the US from Europe would be a bit of a challenge. Thanks for your input :)

Good work mate👍. Sounds like you've got a good routine going there. I'm 48 and semi retired with a few BTL'S and a couple businesses. I work about 1 day a week but not flat out and it's all on my terms. I'm renovating my own house atm but doing it at my speed which is much more enjoyable than rushing. I use to work hard and it didn't really get me anywhere. Anyway I just liked the way you've explained your achievements 👏

Really like your videos. It's fantastic what you're doing and how you are sharing tips for free. Two things concern me. Firstly, the tax man. Anything you make a big fat chunk disappears. Secondly, how to do this in a shariah compliant way without paying hefty interest to funders. If you could respond that would be great. W

Did you consider that the planning would not be granted to you? What was your plan B?

This particular property already had planning for two flats. Normally I wouldn’t exchange on a property until I have planning but in this case by the time I exchanged I was pretty certain I was going to get planning because the plan is it told me I would get planning if I had made a couple of amendments to my plan.

I have money for a deposit on a mortgage but I can’t decide if I should buy to SA or HMO. (I want to expand to do rent to SA on more properties as I expand my portfolio anyway). Do you have any advice?

Great, channel. Your a very knowledgeable guy. I like how you throw in the statistics, it's not just your opinion. Sorry to hear about the obstacles in this deal, but you still made it work. Forecasts look positive. I'm currently saving with monzo at 4.5% better returns than BTL, especially as assett value is going down in the short term.. The BoE forecasts surprised me, I had hoped rates would been closer to 3.5% by the end of next year. Oh well...

What's the min flat size? Looks like on your Plans 37sq meters but I thought it was higher than that closer to 50?

One thing wrond in your calc is that condition will decline in this period so rents may not rise as much as will go from new property to slightly worn property! Not a great deal but a big deal and a great video

Stamp at 3% on 250k and 8% thereafter is nearer 35k. Was there any overlap between this purchase and the SDLT holiday?

It was mixed use so it’s not normal resi stamp :)

another great video Ahmed. Like the #flexispot desk - searching for deals and a way to add value takes a lot of time, and it's good to be able to change position. I think one other aspect of going into property is that you need a lot of completed projects to get reasonable cash flow to generate a salary for yourself to continue investing in property. Coming back to the UK from abroad it's also difficult to get financing with no credit profile even though you might have the cash for no loan.

Which is why most landlords have multiple properties. 1 property won’t make much but imagine 4 or 5, increased cashflow = passive income = make money without doing anything

@@billybounce5219 Only in countries where the tenants has no rights. In modern countries the job of the Landlord/owner is not a passive income, not even close. Btw of course you can invest in properties in-directly thru' funds and such, but then your roi will be much lower. I have 4 properties my self with 6 individual homes, and I spend aprox 10 hours/week, more intense when people move in and out and with bigger improvements and renovations. ;)

You can find plenty of investors if the deal stacks. I've raised £400,000 in cash just through Facebook status. All of them were ex colleagues of mine who i would never have thought of.
