Hey max, I really appreciate your kind words man. I do sometimes wonder if this is all going to be worth it but then when I'm on site remember the vision i feel so much better. We can see how passionate you are and how you are an inspiration to many people. Here are my questions: 1. Before purchasing the land, did you already have the plans for the Pacific Bin? If so, did this help with funding? 2. During the pre-construction phase, where did the money come from to pay for the land? Did the money come out of your own pocket? 3. How have you managed your financial situation since you purchased the land? I continue to follow your journey by trying to bring my own short-term rental project into the world. How do you ventilate the house? The mitsubishi system is a heat pump so I believe it just circulates the indoor air? So how do you get clean air in and dirty air out?

Yo that sounds like a great idea! Understanding construction really gives such a better understand on investing and can generate a lot of wealth by know how to do most of the stuff yourself.

@@devonloerop For sure, knowing how to do most of the stuff yourself plays a huge factor when it comes to the numbers. Hard for people to get over on you during the investment process because you have the background knowledge. Construction is a great investment but also a dirty game if you don't know anything about it. Contractors can be real snakes.

Hi Devon, I started to follow you today. I am located in Florida, and I thought on build my own Shipping Container Home down here. I love the way you have been documenting your journey from the start to where you are now. I know it is not easy, but I can see also you are very talented. I am very handy and I know I will be able to do almost everything but of course with the help of other people to make it faster. One thing you have ahead of me is welding"; I think I will need to get some practice but also watch lots of youtube videos. lol My wife is excited about it too. Of course, it will be a lot more cost-effective here in Florida. I am a videographer as well so it will be awesome to put my skills here and who knows I will start a youtube channel of how too as well. Is your furniture budget large enough? I just built a 500sq ft 1bd/1bth in socal, and i spent upwards of 15k. Dont forget closet buildouts, and finishings like art and kitchen/bathroom supplies. Adds up to be a few extra thousand, but still an expense you might want to track.

You are on the right track In the world of Airbnb when a consumer has the choice between a traditional house and a container house, they choose container houses 70/30. What foundation did you choose for your build? what plumbing method did you go with. I'm building a container lakehouse in Texas. Thanks again for sharing.

Having the capital to pay for this upfront is crucial, but since you're financing this you are basically bleeding money via the loan/mortgage until the property can be leased (there's also the increased appraisal of the property once built). Are you eating the costs and trying to build as fast as possible, is there something in your loan that delays payment, or is there something else? Thanks! I've wanted to do this myself and I'm super excited to follow and learn from your progress. Keep it up!

You pretty much nailed it. that's why im trying to move as quick as possible. I got my permit 12 days ago and the foundation will be done friday and boxes show up next week. I currently pay $2k towards the LOC right now every month and then will hopefully be stepping it up to $10-15k/mo once leased.

Hello Devon, wondering what height is the ceiling? I’m looking at doing a similar project here Ontario Canada one of the issues that I have is whether, such as winter, humidity and moisture/sweating on walls and ceilings. With this being said, I was looking at the larger container I believe it’s closer to 50‘ x 10‘ high. Not sure if this is something that you looked at or not? I would like to build something that is just over 5000 ft.² with 10 foot ceilings not sure if you have any suggestions?
