Dang it's pretty!! those people know they got that land for a small fraction of what they selling it for. Some of us moved to Texas 6 years ago and watched texas housing and land sky rocket the last 5 years. It used to be so affordable. One day family will get some land.

ok, its a splendid river front lot with an included spring water pump out well to irrigate all your water need on this property, BUT...at 200k an acre, i can find a large choice of fully built ranch with multiple dwellings, fully functional and already profitable. I acknowledge the big river value and the view, but thats a hefty price tag.

I live a 1/2 mile West of the Brazos River 20 miles inland before it dumps into the Gulf of Mexico and I sure wish it looked like that here ! Nothing but muddy water when it's flowing water North to South , but it does green up in a drought when the saltwater makes this far up river !

@@stephenmadison3401 Do you or your clients guarantee these claims? Have you had these structures inspected? You're charging a heavy premium, like a magnitude more per acre then other properties. If these 2 other factors are worth far more than then land itself what condition are they in... ARE they even there? Because the only thing you have is scanned copies for 100 yr old drawings. There's a VERY good chance that there is zero serviceability to the infrastructure here. If they're worth over a million dollars, what kind of guarantee is there to the serviceability of the equipment?

Beautiful little spot but this is why the commercial market is crashing and housing in on deck for the fall. Inflated prices are pricing out TX residents in hopes of garnering NYC, CA and Chinese buyers. Guaranteed guy paid about $3-5k for the land. Just like our Permian Basin Oilfields, west Texas farms and North Texas land.. very few Texans could afford the sale prices and foreign investors bought our land and are exporting our raw materials. 👏👏🫡 People don't think long term.
