The campsite is excellent. Immaculate shower and toilet block and tap room next door. .. the walk to the pike is great with plenty of history 😀

Hi Bob it looks as if its a large gable wall which will soak up lots of water, when the brick if complete wet the water will run down the inside of the brick onto the lintel and seep in. there should be a cavity try above the leadwork. the quickest thing would be to use a brick water seal on the wall above the window although this would have to be repeated in a few years. Best option is to have a cavity try fitted. also gutter across the front. hope this helps

It does have a cavity tray, but I think the pointing needs redoing and sometimes the cavity tray overflows.

So you went the long way round. The first island you could have turned left through the lever gates. The dirt road your sat nav was taking you is a road to the base of the pike. And the road opposite the the lower barn takes you to the upper barn. Probably better having a mooch round in the car. Lots of interesting places and walks.

Hi Bob and Jenny a great video as ever well done It looks like a fabulous area and reminds me a lot of the Elan Valley in the mid wales it's well worth seeing if you are that way it's amazing the engineering involved isn't it Ref the up I have had the same with my Volkswagen cars the silicone is really good and I have used it on mine to reduce the squeaking Sorry to hear about the house we have had lots of defects with ours it always a worry and lots to stress to sort out and I would complain to the builders about the blinds

Hi Bob sorry to go off grid a little but just letting you know the problem with the bay window, its not the roof but the face brickwork above the roof. Rain water is passing through the brickwork into the cavity and the cavity tray is failing. There are ways to cure it. Fitting a replacement new cavity tray , then applying Strom dry to the face brickwork to that area around your bay window and above.

Our builder thinks the water is getting in via the pointing, but Belway did fix the cavity tray.

Hi Bob i’m currently working on the same issue for other major builders we have carried out a lot of this type of repair this winter, well into double figures replacing the cavity tray with a new one, then a application of Storm Dry to the same elevation of the problem wall, fingers crossed we haven’t had any call backs saying the problem has it’s returned. The issue is the amount of rainfall and wind in the right direction then passing through the face brickwork, then if you have full fill cavity insulation as well that will help the water cross the cavity. Then showing on the interior walls and ceiling as water marks or worse. Hope you get it sorted!

Your problem could be a preformed cavitray on a onepiece fibreglass bay window roof. The problem is horizontal transference, or sideways soaking to give it another name. Look it up and printout the details. You should find there is an NHBC report advising to build in a DPC to prevent horizontal transference. Dont let them fob you off. Other house on your estate might have the same bay window roof with no problems, its all to do with enviromental postion etc.

We currently pair a 2020 Up with the motorhome. Before that we had a 2014 Citigo. It made the noise you describe over speed humps. Replacing the rear bushes cured the problem. It too was about 9 years old at the time. The wet winter is seeking out all of the weak points - we are currently sorting out a wet garage floor in our 3 year old house. Drainage grates in front of the roller doors have been fitted with partial success but it seems the main problem may be down to where the electric cable enters the property. Feeling your pain!

Sounds like a common problem with V.W.'s, had the same with my Passat and Golf. As commented below, garage lubricated them and it disappeared

Hi Bob & Jenny. Regards your bay window water leak, possible bridging of cavity by dropped mortar either sitting on wall ties or on lintel. A lot of possibilities depending on house construction (brick and block or timber frame and brick). Water ingress will occur when outer brick leaf is saturated with water allowing transfer in above situation. Hope this helps. P.S. Keep that Hi-Fi away. Regards.

I think that's the work that Belway did after we first got the house, the cavity tray wasn't in the correct position.

Bob we have been working for the clients on behalf of the NHBC on several of these plots all with the same issues, Bob i’m not a sales man or work for Storm Dry but I must say I’m a big advocate of the product, its not cheap but its very good. Storm dry back this up with a long guarantee.

We have a bay window and when the wind is blowing a certain direction it started dripping onto the windowsill outside and getting into the brick work, someone put this (paint) it is like rubber, on top roof bit it seems to have stopped for now. Not sure what they call it but it was in a tin and grey but our roof is flat top

Ref: suspension noise, buy silicone spray from Halfords. Spray top and bottom of suspension and any other rubbers associated. Hope this helps. Also the noise will go as the weather gets warmer!

Regarding the leaky roof/window, check the roof tiles are the correct type for the job. We have an extension and discovered the hard (wet) way that the tiles were the wrong style for the task. The wind just blew rain UP the tiles and into the roof space.

My ears pricked up when you mentioned Bolton (my birth town) so I looked at the map and that reservoir is only a few miles from where we lived. We moved to Birmingham when I was 18 months old so no memories. I run a Skoda Fabia and that has noisy suspension and a previous version I had the suspension also creaked. I tried silicone spray on all the bushes I could get to and it made no difference so it must be a VW group thing? Blummin annoying though.

We just got our coping fixed on roof after the storms ..claimed it thru uw ….offered us cash settlement as it would have taken loads of time for their recommended builder to do it Got a local guy to fix it …..

Bob, let me know how you get on. But don’t stop until you get it sorted, they have to do something thats what you pay your money for . NHBC will get the money back from the main builder on there next year’s premiums…
