In this video we will have a look at a furnished, shared student apartment in Finland. This particular apartment has been assigned for exchange students, but the layout is quite regular so it should give you a realistic idea of what to expect from a shared apartment of any type.
Do note that while the apartments are mostly similar, the condition and style can change quite a lot depending on the location and the age of the building. In this case, the whole building was renovated just a while ago and the apartments are very modern compared to some others. This will also reflect in the rent that you will pay.
Rents for Hoas apartments:
- Exchange student apartments 400-450€/month
- Unfurnished apartments 250-450€/month
- Roomie apartments (like the one in the video) 300-500€/month
I've been living in a Hoas student apartment for the last 7 years and I couldn't be more satisfied. They offer great value with quality apartments with good locations while still keeping the rents at super affordable levels. Can't recommend them enough

Thanks a lot for the info you provided in the video. It is highly valuable and well appreciated. I shall be starting a masters program in construction and real estate management at Metropolia UAS in September 2023. While filling the accommodation application on the HOAS website, I was asked to provide info on my "steady monthly income". I am not sure of what I should fill, so I have left it blank for now. Could you advise on what to input here (N.B = I don't know what my steady income will be as I do not have a job in Finland yet). Moreover, could you make a video that will serve as guide on filling the accommodation from on HOAS? Thanks

That is a great question and i have to say that im not 100% sure how it works nowadays. When i applied to hoas, i actually got to visit the place myself but this might have been because it was a brand new place and no one was living there at the time. Hoas does have a lot of pictures of their apartments and buildings on their websites so if you are not provided with the pictures directly, at least you can go and check out pictures from their website. If you want to know for sure, i would recommend that you contact them directly about this.

Hi Oliver! The HOAS Webpage says: "Hoas offers housing for students in the capital area. You can apply for housing if you are a full-time student in a programme leading to a degree if you are eligible for study grant and your studies takes place in the capital region or surrounding municipalities." But, does it includes Master's students? Thanks a lot for your content! I am from Spain but I was living in Lahti last year as an Erasmus Exchange and now I am looking to apply for a "Master's Programme in International Design Business Management - Master of Arts" next august :)

What's really surprising to me is that you wear a t-shirt while being in Finland ! I've always thought of Finland as a country where it's always cold and you have to always wear jackets, scarves etc.

My understanding is that Lahden Talot is the only major apartment provider for students so if you want other options, you need to look for apartments in the private market. Hey Milli and thanks for the question. This is not unrelated or too specific at all, au contraire, this is a very good and relevant question! My understanding is that the way internet is accessed depends on the apartment. For example in our family apartment, I think we have two ethernet sockets and we've connected one of them to a wifi router so that we have wireless in our entire apartment. However, if you have a shared apartment, I would guess that you have one ethernet socket in each individual room. All of them connect to the same Hoasnet network that you get access to in all Hoas apartments. However, you could then route that connection through your own wifi router and set a password for your own wifi. This way you could have your own "private connection". However, I think the IP address would still stay the same..? Anyways, the point being that each person should have access to the internet individually and if you want to have your private, password protected wifi connection, you can have that. However, all the apartments use the same general Hoasnet network. I hope this answered your question. Got a bit out of hand 😅

When researching for that video, I found that the rents for family apartments range between 550€ all the way up to and over 1000€ per month

Yes indeed, this was a room in a shared apartment BUT this also happened to be specifically reserved for exchange students. However, many of the shared apartments have a similar layout or idea. Not all are as new as this one but they share the same idea. If i remember correctly, yes, all rooms for exchange students are furnished.

Hey man! First of all, congrats on being admitted, that is so nice to hear! Im sure that you are already aware of this, but you apply for AYY apartments via the Demo service. They have the following instructions for new students: As a new *degree* student, you can apply for an apartment as soon as you have accepted your study place. When creating a Domo account, you will need some form of evidence of having accepted your place at Aalto University (for example, a screenshot of the Opintopolku / Studyinfo service). As an *exchange* student, you can apply for an apartment as soon as you have applied for an exchange study place at Aalto University. When creating a Domo account, select “exchange student” as your student type and attach some evidence of having applied for or received an exchange study place. This could be an email you have received from Aalto University, for example. Please note that it must be evident from the attachment that it is you who has applied for or received an exchange study place, i.e. some of your contact details must feature in the screenshot or email. Hope this helps :). Also, I really recommend that you apply for student apartments via Hoas. Im just about to finish editing a video tutorial on the application process and it should one online on Monday. @@kaustavdey5154 I actually don't recommend Hoas over AYY, but rather I recommend that you apply for both at the same time. Simply because this will give you more opportunities to get an apartment. AYY apartments can sometimes have a long queues and its just better to have more applications running. As I will explain in my video on Monday, you can apply for Hoas apartments at earliest 4 months before you need to move in so most likely you will have to wait for a while. For AYY, id recommend applying right away. Personally, ive been living in a hoas apartment for the entirety of my studies so I can personally recommend them, As a disclaimer, Hoas is also one of my sponsors BUT id like you to take into account that both AYY and Hoas are non-profits, and Hoas is actually partly owned by AYY.

Hello Oliver! I have seen some of the exchange student room in a shared appartment near Viikki campus and they don't specify if the furniture are included or not. How can we know if they are un/furnished? What is your opinion about renting an unfurnished apartment as an exchange student? Is affordable to get the furniture by your own in Helsinki? Hey Naiara and thanks for the great questions! Ill try to break this down into sections. 1. Not all exchange student apartments are furnished. This would depend on the apartment provider + the type of apartment in question. Id say that there are two ways of applying for a furnished apartment. a) Regardless of the provided, check whether the apartment is furnished from the apartment information page. If it doesn't mention furnishment, the aparment is most likely unfurnished. b) With HOAS, you can apply for a furnished exchange apartment with a separate exchange application. The application period for the autumn term begins on April 1st and for spring term on October 1st. The application form opens up on those dates and can be found here: www.hoas.fi/exchange/forms/furnished-apartment-application/ 2. About living in an unfurnished apartment. Getting a furnished apartment would naturally be the optimal situation. Not only will it save you money but most importantly it will save you a lot of effort on looking for and buying second hand furniture. However, if you are left without a furnished apartment, there are nice services that you can use to make your life easier. *Furniture:* You can either buy or rent furniture. If you want to buy, id recommend a recycling center. This one operates at Aalto University Campus: facebook.com/reuseandrescue/ For renting furniture, I would look at Furent: furent.fi/en/ *Van rental* In the case that you need to rent a van to move furniture, there are a few options. If you are studying at Aalto University, you can rent a van owned by the Aalto University Student Union: www.ayy.fi/en/services-for-members/van-and-trailer. Hopefully this helps you get started. I can look for more specific information on forums and furniture rental options if you can tell me which university you are attending to. Some of the forums require a university email so you can't access them without being a student.

Remember to apply as soon as the form opens up. In the case you don't get a furnished apartment, here are a few resources to get you started. Do mind that due to the current covid-19 crisis, all second-hand shops are closed for the time being. Hopefully they will be reopened by the time you arrive to Finland. Now that I think of it, I have a faint memory that we were taught British English in school, but to be honest, I personally mix them up quite a lot 😄. However, if you consider different official documents and e.g. signs, id say they lean more to British English.

Hi and sorry for taking a while to respond. Unfortunately if we are talking about couples and families that are not students, it is simply impossible for me to answer this question accurately. If you are not a student, these apartments do not apply to you and you would have to look for a place in the private market. This is a whole another game and the market prices fluctuate massively depending on a huge amount of factors. If you are looking to migrate to Finland as a job seeker or as a expatriate, I would simply recommend checking a few market places for the city you are looking to move into. Sorry if this didn't really help..

Hey Shiyam, the rents differ a bit between apartments and individual rooms (some are larger than others). For this specific apartment, the rents are between 382-391€/month. For the rest of the building, rents run between 382-409€/month. Hey Shakir and thanks for this question as well! Sorry for taking a while to answer but this is a complicated topic and i needed to prepare a more detailed answer. Also, i am currently in the process of doing a video about this very topic and i hope that it will help you with this topic. To your question about tuition costs and living expenses: The short answer to your question is no, it is not possible to cover *both* ones living costs and tuition fees by working part-time as an international student. This is especially true in your first years at school. Let me explain. When you apply for a residence permit for your studies, you the Finnish Immigration Service requires you to have sufficient funds for living in Finland. The Finnish immigration office defines this as a minimum of 560€ per month (specifically to cover your living expenses). This money cant be used to pay the tuition fee. When you apply for a residence permit, you can either apply for a one-year or two-year permit AND you need to have those funds (in total) on your bank account at the time you apply for the residence permit. This means that if you apply for a one-year permit you need to have 6,720€ for living expenses + the 12,000€ tuition fee on your bank account 👉 this 12,000€ is the annual tuition for a bachelor’s degree at Aalto University. There are cheaper universities in Finland, but this is a good benchmark when doing calculations. In addition, the Finnish immigration office has declared that "when you apply for your *first residence permit for studies*, you cannot secure your income with work." (Source: migri.fi/en/means-of-support paragraph 1) 👆this means that you have to have the funds for your tuition fee and living expenses (at minimum 18,720€) at minimum for your first academic year. After this, you could _theoretically_ apply for work and earn the money to pay for school and living. However, there are two problems with this. First of all, it is very hard to find part-time work as an international student in Finland in the beginning of your studies. This is because most companies (recruiting university educated people) prefer hiring near graduates or recent graduates (Master's) especially when talking about part-time jobs. Students in their 1st and 2nd year most often apply for jobs in their field for the summer (summer jobs) OR if they want to do part-time work around the year, they usually apply for jobs in the service sector (restaurants, cafes, grocery and clothing stores etc..). The problem is that the clear majority of these jobs in the service sector require you to speak Finnish. Finding a job in your field gets much easier after you graduate as bachelors, but finding a part-time job that would pay enough (to cover both your tuition and your living expenses) is still very hard. As an international student (specifically as a non European Union or European Economic Area citizen) you are allowed to work 25 hours per week (source: migri.fi/en/working-and-internships-during-studies). This means 100 hours per month. If we take into account the numbers that I mentioned above, you would need a net salary of at least 1,560€ per month (18,720€ divided by 12 months) in order to pay for your studies and living expenses. This means that you need a monthly gross salary of 2,350€ (I deducted taxes to get the net salary). With 100 hours of work, that would mean that you need to earn 23,5€ per hour. This is not even close to being realistic. 23,5€ per hour would mean a 3,760€ full-time salary (in Finland, a full month means approx 160 hours of work). This is more than the recommended salary for most recent Master's graduates (depending on the field of course). A rough estimate for a salary if you work at a cafe is around 10-11€ per hour (meaning a gross salary of 1,760€ per month) so working at a cafe will not pay for your studies. Also, please take into account that even if the Finnish immigration service deems 560€/month enough, that is a very small amount of money in order to live in Helsinki. You can do well with that money in other cities, but it would still mean that you would not have that much money left in your bank account after your monthly expenses. I have a video about how much it costs to live in Finland as a student that should give you a realistic idea of how much money you actually need per month: kzbin.info/www/bejne/a37Im3eYrreVesU One more thing: In addition to the above mentioned issues, working close to full-time while doing school is really hard mentally and it makes burning out much easier. The Finnish Immigration Service also dictates that you have to be able to do at least 45 study credits per year in order to retain or extend your residence permit. They explicitly state that working while studying is not an acceptable reason for not being able to progress with studies at this pace. Im sorry if this seems a bit blunt, but this is unfortunately the reality of the situation. However, I do hope this answered your question. So to answer your question - no, you are absolutely not allowed to work off the books and receive cash payments. This is very much illegal and would not only get you but also your employer into a lot of trouble. In addition, if you suggest this to any employer, they will automatically kick you out and you will never get a new chance with them. In Finland when you get a job, you have to sign a contract of employment. This means that the employer has to, by law, inform the proper authorities about your salary, income tax and your pension payments etc... Also, in Finland your employer is responsible of paying your income tax to the tax administration. This means that the income tax is going to be deducted out of your salary before it ever gets to your account. So a simple answer to this question is no. Again, sorry for being blunt about it but this is just the way it is.

@@harveysp5899 perfect, in this case I would look into the Master's degrees in educational sciences at Helsinki University. The applications for masters studies in Finland are currently open and most of them close on January 10th. For more specifics about the application process itself, you would have to consult the documentation from each university as the process is slightly different for each institution. Thanks for the question! With Hoas, there are separate shared apartments for female and male tenants. This also applies to most other providers and apartments types, but there are some exceptions that you might encounter.

PhD students can apply for Hoas apartments but PhD researchers and post-docs are not entitled to live in Hoas apartments. Also please note that even while PhD students are entitled to apply for apartments from Hoas, they still prioritise Bachelor's and Master's students. Hello Oliver, please I already applied for a room in a shared apartment with HOAS, and I received a mail today that my application has been approved; however, 1.) I don't know how long I can wait to receive an offer. 2.) I put 400€ as my max. rent but 20sqm as min. floor area 3.) Then please will the apartment come with furnitures or not considering the amount I am presenting to pay. 4.) Also I don't know when I will be asked to pay because I am a bit concerned of the fluctuation in the foreign exchange market. I am a prospective master's degree student at the Metropolia University of Applied Sciences (Myllypuro Campus). I will be starting my studies by Sept. 1, 2022 and which I am planning to come over by mid or towards August ending. Thanks so much as I await your comprehensive and quick response.

Definitely DO NOT stay at a HOAS apartment. I have had a horrible experience with them, the heaters have been broken and we have been requesting them to be fixed for weeks but they will not do so. The claim that "people experience cold differently". But we have a thermometer inside the house that shows it is 12oC!!! There is ice on the INSIDE of our windows. You'd be just as well off in a homeless shelter as a HOAS apartment. Absolutely pathetic service.
