Hey Rob! Great content, as usual, I am a superfan and have watched everything you've done so far. I think the video with some recommendations on where to purchase stuff would be great. Not to nitpick too much, @ 22:19 you mentioned that you had been at this for 4 months, but you mentioned later in the video that you had been at this for 4 years. Not a huge issue, but I listen that closely to what you have to say. I am looking to set up one or two Airbnbs in the area I'm in right now, but the fires in California are having a real impact on the air quality here right now, smoke and haze as thick as fog, and I would be suffering from a lot of cancellations I'm afraid.

What I found, was in furnishing our home at first, we had two homes and turned one into a long term rental so moved big ticket items to the new short term home. Then we really only needed filler items and small decor. I took an empty credit card to Home Goods and bought everything I liked, took it “home” to see what worked and returned the stuff that did not. Overstock membership with free shipping was great for filler furniture. I only bought items that were basically open stock type items for dishes and plates (think Pottery Barn Catering items, Williams Sonoma Provisions and even Dollar Tree glassware). Need 6? Buy 12 and stash the extra for built in replacements at a moments notice.

I just revisited this one for review after our FIRST listing has been live just over a month, and can see how HUGELY helpful this information was for us (and will continue to be) to get it listed - watched it several times throughout. I know this is a three year old video, but hopefully I can get a question answered here: I’m thinking lately about starting an Airbnb business. If I start one, it would be right in the Disney area. The property I would buy would be a manufactured home that is already updated and I would be able to completely pay for it. Once that is done, do I have to do anything with the state or whoever else to pay taxes regarding my Airbnb? I don’t know what to do after I purchased the property, furnish the home and market it. Also, I would be living in the same community that my Airbnb is in so it’s truly in my backyard.

I try to be a minimalist who doesn't buy much and I'm almost done furnishing my first 4 bedroom 3 bath airbnb in LA. I couldn't agree more... this has been the most nerve wracking part. I have this innate drive to do everything in the most efficient way possible. I went to so many stores I've never been to in my life just so that I could see items and try to price shop so that for my next Airbnb I would know where to go. That list probably would have saved me hours of time! I cant wait to compare notes.

Hmmm-Does this guy know what net profit means. 25K a month net - not buying it with 14 properties - expenses, repairs, supplies, AirBnB cut, partners to pay, loans, etc. Plus to handle all these properties he's dedicated to it, so I assume he had to quit his job, which had a salary and other monetary benefits - what about those opportunity costs. If he's making $300K a year, why is he even waisting his time producing youtube videos. Yes, he probably had a month in the summer, where he had that kind of money come in (note the video date is 8/28), but that is not indicative of typical income throughout the year. And that said, I honestly didnt get much out of this video that wasn't already very obvious and lacking in details. Step 10, Make Money - duh! And last thing, the door lock is the Schlage ENCODE (encode, as in, to turn something into a code), not ON CODE.

I bought my house decided not to do shrt term rental now I’ve found a 1bd high rise downtown Dallas but I’m so scared because there are so many in the area how do I separate from the rest 😩😩😩 I’ve already bought all the furniture and scheduled to more in but I’m not seeing a real profit rent is I’ve spent 350 on application, $2300 on furniture and 1st mo rent 1300. Total rent after is 1875 night rates looks like $87-120 maybe 700 profit after utilities restock 350 so only a 400$ profit is it worth it !?

OK so my wife is from Costa Rica, we live in NC, we visit Costa Rica like every year, or so, we stay at my brother's in law home, there are some nice condo's, Miami styles, cross the street, they're like 200kthey require 20k down, it's a gated property with gym green area two big pools, everything luxurious, so an idea popped in my head, will it a good airbnb? It'll be like my first bnb, or should I try something smaller. Her family has a property with a pretty nice modern looking chalet, it's just a little abandoned, need some work not to much, but I think it'll be a great bnb, so should we go half and a half with them or maybe 25-75,? Should I do the condo or the chalet?

I'm most concerned with where to begin, legally... Many areas have zoning guidelines but I also know so many people that aren't really sweating those things... I'm just wondering if I need to contact zoning before I buy a house and do I need to let them know about my Air bnb? I'm afraid I might purchase a property and unknowingly I can't Air Bnb list it there...💁 I know HOAs are out of the question.... Hoping someone can offer advice. Will realtors be able to look into this sort of thing or what questions do I need to ask, and to whom😕 I'm worried I will get a dream house and then not be able to use it to it's full potential due to obscure laws... Potentially. Or it will get shut down. I currently reside in Virginia Beach and I know there's some strict laws here for Air Bnb but we're looking in Norfolk
