I have done investment properties for years and I would never show an appartment that is not presentable, even if the client begs me to see it, if I cant live in it , I cant rent it. Live in the states and things are a little different here. I have seen sum dumps for rent in Kingston for rent, its almost as if the landlord doesn't care.

First rule of house hunting especially for a first timer- Do not rent a furnished apartment. You should go for an unfurnished one and that will motivate you to own your own things faster. A Furnished place can cause you to become complacent and comfortable.

Not necessarily... I rented furnished because I didn’t have enough money at the time to purchase all the furniture and didn’t want to be uncomfortable or take anything on hire purchase from courts. I instead took my time and replaced all the furniture each month since my landlord had no problem with it.

Not all the time. Mortgages plus taxes can be more expensive. Plus whatever repair the home needs you have to pay for it, maintenance is your bill as well, etc. the full burden is on the owner, and it can be costly. Mothers own her house for over 12 years and she doesn’t pay a mortgage because she actually owns it, she only pays property taxes. And it is still very expensive. Roof repair is 5,000-10000 dollars

Really enjoyed these house hunting videos and I'm glad you did them! Kingston have too many overpriced places that are definitely not worth it and needs to be assessed. Renters are asking for so much personal information but yet, they can't clean the place for viewing, the audacity! I agree with presenting all that background information only after you've seen and decided that want the place, not before!

My advice save that 55+k every month set up/increase your NHT contribution. In 1- 2 years you can have your own starter house. The trend now is to " get an apartment" Be a leader and buy a house very young. There is no age limit for buying a house as long as your 18. These lands can put us through some carelessness that makes you say you cant wait to get your own house. But then your money is gonna be tied up giving them rent.

You are your mum's child... two beautiful spirit. I like property no.2, jeez I thought Barbados rentals were expensive but Jamaica is worst. My apt in Barbados was USD375 furnished with internet and a huge flat screen with cable. Last property terrible, if they keep the pool in that condition then you will have a warm time with them doing any repairs. To view a property, all they should need is your name and contact details, they can ask where you work but that is about it.

I'm considering renting an apartment in Jamaica, so I really appreciate seeing the various apartments. I like the idea of renting a one bedroom (with kitchen and bathroom) on a property where the owner also has a home. The one bedroom apartments that I've been seeing online are in the $1,500 range, so it's good to see less expensive options.

I totally agree with you. Why should you give a total stranger your information when you are unsure if you want the property. The only information they need is your name and telephone number so they can confirm your appointment. The only stage I would give my information is when I want the property.

It is very difficult seeking places in Jamaica, because even if you find a place you might like there are dozens of ppl lined up for the same place

Your correct Rochielin The owner or manager should not ask for anybody's personal information. It is standard to screen a person with basic questions over the phone. A few are like, When are you looking to move? How many bedrooms do you need? How long have you stayed at your current Job or current residence? Some people are just looking or thinking of moving or are just price comparing with their current place.

The most they should ask u is your name, what time u want to view and require that u take your id with you to verify your identity.
