Our building has two of those mushroom fans. One is belt drive with ball bearing blocks and motor. No maintenance except a new belt every 5 yrs. The other is a PennBarry Domex direct drive and the problem is that they use cheap bronze bushings with the oiled felt that dries up unless you take 'em apart every year and re-oil. When the bearings died I modified the motor to run a pair of high-grade ball bearings on each end of the shaft, so it will run forever. But it was a lot of work. The only version of that motor with ball bearings i could find was 230v not 120v. If I had to do it again I'd buy the 230v motor and swap it's rotor/bearings plus end plates into the stator/ body of the old motor.

Good to know ! Yeah unfortunately these fans are all 120 volt not 230.

What happened with the water tank issue?

So the monitoring system needed an adjustment in the level sensor itself. Unfortunately I went up there for nothing, but better I did because I can't take chances in the building not having water.
