I patched a full over 1k soft residence and it was excellent two massive storms have struck and Florida had a wind storm unprecedented for this over thirty year old Florida home. It was devastated by a massive storm years before leaving a badly gatored roof. We used six five gallon buckets to collect storm water for six months. The final end culminated in growing mold. The mold was treated three times and all the old loose stuff was removed a full prepay of the leaking flat roof and discard of old wood. after each was Gaco Patch was applied new roofing materials were put in worse areas of gatored roofing. Then each prepared area was again mold proofed. Then loads of Gaco patch was put into place after three roofing companies checked for weak areas. Massive tests were done and no soft areas were found. The entire roof was coated five times. A few areas were not yet. But zero leaks are found after two massive storms one of which was hard enough to rip electrical wires off the post! So Gaco patch and a whole lot of supplies and work and knowledge read and watch videos. I studied six months and throughout the process to ensure the areas were carefully treated. The estimates I have in hand found just a couple of days ago do not include any removal of mold for remediation nor any more than a twelve year product. Be very careful to not remove a whole flat roofing old materials since the patches will dry rot. The flat roof is all that was on the 24 x 32 estimate and the cost was twelve thousand dollars Teo years before the job was completed. I was astounded to see what this job costs. The whole was not going to ever be completed with even twenty thousand dollars and it would have cost thirty five thousand and up on a Four by six construction roofing to do as well as what I did. The whole has some rot where the costs were not funded

makes me wonder how good would do waterproofing. It would need something over it to protect for uv but other than that it would be easy temporarily repair

I patched my workshop roof which was aluminum metal sheets where there was a tear. I used a peel and stick flashing product, I torched the edges to prevent it lifting, still as good as I did it two years later. Survived the cold climate and hot -30 up to + 30

So from my experience in coatings which I have done a ton of, Gaco has really gone down since they got bought out by Firestone. I have been back to roofs that were coated 2 years before and it all peels up and there are bubbles everywhere. I have had some good luck with karnaflex or tremco

I use gacoflex all the time and also sikalastic and roof top coat I'm not a fan of the two part a and b gacoflex

That was strictly a temporary patch. We had custom metal panels bent to match the profile and replaced all of those worn out fiberglass with them.
