I supplement every single claim. Think of it this way, sometimes supplementing is the only way to find out if they have code upgrades on their policy. Recently I decided to not supplement a claim because it was a small roof and the adjuster did a pretty good job. I decided to use it as an opportunity to “turn and burn” to buy myself some unforeseen momentum. Well during the build, I find out it is spaced decking (vaulted ceilings) and the gaps were huge. It needed re-decked, osb installed on top. So immediately I am on the phone with the adjuster, asking for a verbal green light/approval. She says she has a meeting in an hour or two and she will run it by her superiors during the meeting. Well… at this point, us as a quality company, we were re-decking it either way… I received an email 3 hours later that informed me there was no code upgrades. Luckily I’m creative enough that I quickly put together a supplement request for a few goofy line items that weren’t code upgrades and didn’t pertain to what currently existed on the home. The supplement request was approved and I made back the cost of the decking and labor. It was a reminder to always supplement no matter what and to never let “no code upgrades” push you up against the ropes. I let it slip past me. If I would have supplemented right away I would have been better prepared I think.

I can agree with this. We will typically bump insurance up an extra 2-3 thousand on a regular sized home. It’s all about educating the customer on the initial visit. Don’t short yourself!!

What does he mean when he keeps bringing up boxes of nails? He mentioned it multiple times. Nails are included in the shingle line item already, so just confused where the supplement is there? What am I missing?

I think this will speak volumes to roofers that aren't supplementing their jobs. Here are some numbers from just 1 client: To date in 2024, we've complete 254 supplements for this client, which has resulted in an additional $782,101.75 in gross revenue. Imagine being a roofing contractor and passing on that revenue.

I average an 80% increase from adjusters first estimate to final RCV Last claim, they went from denied, to engineer, to full exterior rehab $191k

So how does this actually benefit the policy holder/homeowner, if CSS takes 50% of the supplement, and the roofer gets a higher profit. Then what is left to help the homeowner? Sounds like its actually peanuts for the guy with the property damage. And this is why the storm chasers get a bad rap, because its just the opposite side of the insurance company that wants to pay 0, you want to pocket all the profit, and do as little work on the property as possible.

The missing line items would have to be done regardless. Supplementing is just billing for work you have to do to properly install a roof.

@@willhall7684so the temporary toilet, 48 supervisor hours, re nailing the decking, GC o&p for a roof, additional labor hours because a roofer has to throw away shingles, and carry shingles up a ladder, tarping the flowers, and trip charges are all viable “missed” line items?

My deal is… Are you willing to do this exact roofing job at much lower cost if it was retail? If so then it does seem like a greed thing… Like your price for retail would be much lower, but since you know insurance is paying then all of a sudden you want to squeeze every dollar out of it…

He loses me when he says that the insurance company sets the price. 😬 All good otherwise but we don't have to play that game. I don't do that and I don't have much trouble. These guys obviously make waaaaaay more money than I do and all that, but as a matter of principle I set my price and leverage the customer on the necessary supplements before anything starts. I really don't get much pushback that way. When we use Xactimate and let them set the price that's highly problematic and they hold all the cards. I'm not a lawyer or an adjuster. I know the game, but I also know my role. I don't get paid to be a lawyer or an adjuster and/or argue/negotiate all day with people who couldn't care less what I say. The customer is the only one with any power in the situation. I have no problem using that, and my customers usually don't either. I want to see us all start doing this a little different and not let insurance run the whole game. If the customer turns in the estimate/invoice with supporting documentation and has been properly prepped, that is your customer turning in their incurred cost, versus us turning it in and creating a negotiation. I've just seen much better results this way doing the exact same thing. On a much smaller scale of course. Also to say that contractors aren't taking advantage is also highly questionable. I hear a lot of "because we can"s when the question should at least sometimes be "because I should/should not". Multiple wrongs don't make a right. I don't worry about what anyone else in the situation is doing, I'm really only concerned about myself and the ethics of what I am doing. My expectations of others are very low.

So do you just: get replacement approved, build roof, get paid by customer (financed or otherwise), then have them get reimbursed?

@@eag8999 Depends on the customer and their financial situation. That is how I prefer it. I have never had a customer pay me and then get reimbursed and they do not get their money. Not once. Obviously not every customer can afford that so sometimes I wait for the final payment to help them out, but I still invoice the customer and then they forward to insurance. I do my evaluation, prepare a detailed report and estimate with all supporting documentation. The customer then files their claim if they choose and submits that report and estimate at the start. All my costs, O&P, and all of that is built in to my estimate already. My estimate is itemized in items and quantities but the number is lump sum. Once everything is lined up and agreed to in writing, I get it built. Then I invoice the customer, with the invoice that has already been approved, and the customer submits it to insurance. Doing it this way I don't negotiate my price, I set my price, and it's presented as the incurred cost. My whole career I did it the other way and wanted to be in control of the claim for various reasons. After I stopped and started doing this, I love my career. I get tons of time with my family, very little stress, etc. The truth is we don't have as much effect on the situation as we want the customer to believe. It's 60% real and 40% a sales gimmick. We know the process and how to document and present but at the end of the day the policy is king and the policyholder holds the only power in the matter. It's not perfect, it's still insurance, but since I started treating it really all the same way regardless of retail or insurance, everything has gotten better. I'm not alone in that either. More and more are learning like I did. I tried it and I'll never go back to playing the carriers' game.

What about a retail/insurance model? Give people a retail price or say it’s open ended and what we agree on with your insurance company if you want us to advocate on your behalf. What’s the downside of giving the retail price upfront?

because you likely are leaving a lot of money on the table by doing so. but on the positive side, you have a shot at putting on the roof and getting paid quicker than waiting for the insurance money so if cash flow is an issue, go retail.

If the roofing supplementing company just represents roofers, the average homeowner has no idea how much damage water can do, say from a hurricane opening up a roof, to the rest of the dwelling. Seems like the homeowner is still possibly holding the bag for tens of thousands of dollars. Not to mention great disruption of their lives. Not a game to the homeowner.
