First, let me tell you. Hi I am Daisy Jen Duck wanted to welcome you guys on your new place.We here in Linden, Tennessee beautiful place we also lived here too. We’re on the Tennessee river where you’re at it’s on a buffalo river. wow it’s really nice to have you guys down in our neck of the woods. is beautiful Tennessee is very pretty been here over 24 years and love it. My husband is from Parsons Tennessee across the river, but we choose to live here on the Tennessee River I can hear the river boats, but I can’t see them, I wouldn’t trade Perry county for nothing so welcome aboard and would love to meet you and your husband. Now you-have the senior citizen uptown at the factory. have a couple places to eat around there good place the barbecue is on the outpost that’s down going towards Pickwick dam off of 128. I see barbecue place in Parsons pretty good going out of town on 412 we live down here by the gravel pit. There’s some other good places around here to eat like Cowboys over here beside us down on 100 a little high, but not bad, then we had the river shack down down behind . when you cross over the big Tennessee bridge on 412 right after you pass, it come down a bit. There’s a BP station turn left all that road lines and dined past the marina and the river shock. Is there good food come back up on 412 and then you got little joshes there OK but you got to have cash no credit cards same with the river, so I just wanted to tell you welcome aboard Mike and Jennifer and hope Sunday will get to see you. My husband is Nick and Jen I’m on Facebook and I am a Quilter) and a sewing welcome aboard

I nearly fell off my chair when you stated what your Yearly Taxes would be. Here in So. NH our takes are $8K a year. For a very modest older cape style home on .75 acre. I am blown away and so happy for you both. Good luck!!

Yes, NH is heavy on property tax... however... we have no sales tax and no Income tax... so if you're just starting out.. not a bad choice. I recommend building a smaller sized house if you go 'stick&brick'. McMansions are a huge tax liability.

Are taxes are very good . I am on the Tennessee River. I got a girl and I could hear the river boats can’t see him but I get here I’m like exes are only $200 a year tops never move from here.

Yep but there’s only one problem there’s not a whole Lotta jobs here either we have a factory in town and a factory in Parsons and a factory in Lexington but if you want something you gotta drive far away but that’s what life is about in the country Yep taxes are only 200 here free for us and I’m half an acre.

Smart to do a larger septic field... always plan for upgrades early on.. it is rarely regretted. Costs only go up.

Mike and Jen, we ended up buying 7 acres at the September 3rd event. Ours is a corner property, with the county road along the one side of our property, and a road, not yet named as of yesterday. We saw 3 lots, but but fell in love with the first one we saw. Hopefully some day in the future, we will have the pleasure of meeting you.

love your land I recently bought a RV gas prices to high to travel so I bought 9.4 acres in the woods put all the utilities in my self and my brother Love just the solitude of it thanks for some of your ideas

I would as well, as we are considering the purchase there as well. The land cost is one thing, but cost for Water, Septic, Clearing trees, Groundwork/gravel, Electrical, Internet...all these installs seem costly, but I will need to research in the area to figure out the costs. If you can give us an idea of the costs of your property that would be very helpful. Thank you

...aaaaand I just finished reading your blog where you cover the costs. Thank you for sharing. For those who have not found the blog, they said you should expect to pay +/- 50% of the cost of your land in order to do the improvements. I understand that cost vary, but this really helps us make our plans, so THANK YOU again for sharing.

Very nice property, would like to suggest purchasing a telescoping pruning saw and trimming dead branches off your pines as high up as you can reach from the ground. Leave the trimmed off branches on the ground to decompose and provide both habitat for native flora and fauna as well as enrich the soil of the forest floor. It will also help open up the forest canopy a bit, bringing more sunlight to the forest floor. You might also think about selective thinning of the pines to allow again more sunlight to the forest floor and allow the healthier trees to grow with less competition. Forest management is critical to keeping your trees healthy and to protect yourselves and your investment from natural weather events. Most states offer forest management consultation and evaluation for free, or you could hire a professional arborist. From this video only, I did notice very little undergrowth and understory flora. Caveat: I've never been to Tennessee and don't know anything about native forest soils, nor do I know anything about loblolly pines, so it could very well be that the lack of undergrowth is 100% normal. I did notice, however, that the pines are growing in rows, so it's obviously a re-planted forest and mono-culture forests can be vulnerable. You might want to also consider planting other conifers to diversify the flora.

This was a nice update. I can't wait to see the next step in landscaping, perhaps log steps down to the fire pit, and planting of local seasonal flowers inside you U driveway. It will be fun exploring the remaining acres for new discoveries and special retreat spots for walks. T hank you for sharing.

I am jealous that place looks wonderful what a dream the best of both worlds land peaceful and your trailer doesn’t get much better maybe someday will get back there to see you. Your property looks very nice. You sure have had a lot of work done. Best Wishes! The Buffalo River is beautiful and it’s good that you don’t have to worry about the river overflowing onto your property. Is the town very far away?

Your site really looks wonderful. A word of caution however regarding your Loblolly Pines. Ice storms do occasionally occur in this part of the country. Those pine trees will snap like matchsticks. If you are full-time RVs you will be watching the weather and can leave the site. Otherwise you seem to have found a piece of heaven. Welcome to Tennessee

I have property in Lexington TN. I visited the property this past June. I am looking to put an RV site and possibly a manufacture home on the land in the future, but I first want to have the land surveyed as me an my sister own the land and we want to split the parcel in half to do as we please. We inherited the 122.5 acres from my dad when he passed in 12/2019. The land has an old home on it, so it has electricity and sewer already connected. The land near the road is cleared out. The neighbors actually keep the land near the road cut. When I visited the land, I was able to meet the neighbor, and he remembered my dad and his name🥺from 1989 when my dad purchased the property. It’s a rural community, so folks know all their neighbors. But it has a lot of dense trees on the property that will have to be cleared out. My question to you, did you stay on your site while all this work was done? And how long did it take for your RV pad to be completed? I live out of state so I will have to travel back and forth from AZ to make sure things get done. As I still work full time and still have 10 years before I retire. Do you have any recommendations for me regarding your experience? Again, congratulations on your property and thank you for sharing.

curious about construction of driveway? In Iowa when i had my gravel drive extended for RV parking area they said i need the larger stones down prior to the 3/4 minus so the gravel would be less likely to sink into the earth? was that discussed with your situation?

Thanks for all the video information on the Woodlands at Buffalo River. We will be attending the property showing on February 4th 2023. We are looking for a 5 acre lot. I do have one question about the Linden TN area. Are there any grocery stores there. So far my research has turned up anything of use.

Yes, there is grocery stores close by Linden has food giant Parsons across the river has food. Giant Decatur county has Johnson’s grocery store, Luckys and Parsons and then you got to save a lot where we shop on 412 then you got a little grow a little places to eat out at Rivershack Down on 412 then you go to joshes then if you’re going out of town you got like towards Lexington Tennessee you got wild hogs. Oh you got a barbecue place in Linden you got two pizza places in Linden you got a liquor store in Linden you got two gas stations in Linden you gotta Dollar General in Linden. You got a library you got schools we got senior housing. He got a senior center. He got a bunch of churches get a food pantry. We used to have a hospital. We don’t have a hospital no more that’s down on fourth Highway 13 but we got a steakhouse here off of 100 like one towards Parsons. It’s called Cowboys looks sense of but not too bad, then if you go to South on Highway 13 in Waynesboro, they got a food giant down there. They got a tractor supply down there sonic down there. Oh we have a sonic in Parsons. We got to McDonald’s in Parsons. It’s a unique little town. I’ve been here over 24 years. My husband is from Parsons, so come on down everybody else is here why not y’all Daisy duck
