I owned a shipping store for nine years and it is interesting that Lisa only talks about the positives and not the negatives in the business. I belonged to a trade association and we met periodically to discuss all of our problems and how we handled different situations. Almost all of the store owners that I networked with are out of business or have sold their stores because they got burnt out. I could write a book about this business - the government paperwork you have to do when you sign up a new mailbox client to make sure they are not scammers and still we had some who turned out to be crooks and police got involved. The physical exhaustion of packing up shipments. The inability to go on vacation because you have to keep the mailboxes accessible for customers. The frustration of a UPS store (of course they get much better deals) opening up in your neighborhood so now your biggest supplier has turned into your biggest competitor. The problem of finding and keeping employees, etc., etc. Good luck to her, but it is not a bed of roses!

It's a business and as with any business it's also part gamble (meaning a bit luck is involved). All of the things you mention is typical for any business. Nothing is handed to you and every person who made it have not given you the ugly side of their ventures.

Another way to expand this business is a mail forwarding business. That's perfect for snow birds and others who are in another country for part of the year. These businesses can open the mail and scan and email to the customers. It's a great model and definitely needed.

Not quite a "passive" business but added it my list of things to do if I ever win the lotto or get enough money to start up some businesses. This kind of business seems more location dependent than most though - at least starting up.

Hey Lisa, I'm a former mailman-USPS. I just opened my packing and shipping company. I have locked in with Fedex so far with a contract. UPS, Amazon and USPS seems the hardest to get a contract with so far.

Hi Jerry, I was thinking of starting this business but only PO Boxes (about 600) and few vending machines for boxes and supplies. No counter, minimal staff - just person to fill boxes from 9a-1p. As ex USPS what are you thoughts on that set up?

@@carlhammill5774 You have to be mindful that the USPS has PO Boxes for monthly rent. As far as private mailboxes, we can make more money because not every vendor or businesses send mail to PO Boxes. Private mailboxes offer a physical address. Vending machines and supplies are a great start to a successful business. I have a store open and upcoming.

Most of these retail locations require 5 year leases and high amount of funds in your bank account. I called a new building by dectaur and 215. They told me 99 % of people dont qaulify and they require large bank balance and 5 year lease to even rent.

No always the case. It could be a few months rent as reserves. It will vary by landlord. Have a great business plan and perhaps get a small business loan.

Set your weight and size limit for Drop Off Packages before it gets overwhelming this is great opportunity for state like NV, where you have to have business address for those own home businesses. At least that's what I remember when I lived there. Running business these days are a lot more challenging, but happy to see small businesses thriving! Good luck!

It's okay if they don't agree with this type of investing, many of us do agree. I have 20 positions in high growth stocks. I'm getting 15 dividend pay checks, however I'm up 125 % this year. About $650k this yr, good dividend paying portfolio, although I use an F.A so buy as much as you can and wait for the rebound. Only the brave gets rewarded in these times!

It is very easy to buy in on trending stocks but the problem is knowing when to sell or hold which is why a consultant is important. I've been in touch with one for about a year now and although I was initially skeptical about it, I will say I've made more progress within a year generating 6figure profit.

The interviewer is rude. He needs to learn how to listen, and not interrupt the young lady while she’s speaking. If he was interviewing me, and he would interrupt me, I would let him know right away to stop interrupting me when I am speaking.

Your correct. In few of these type of videos I hear them ask this question: "how much do you bring in month". That term "bring in" can mean gross or net. They should absolutely use terms profit and gross for clarity.

Although they don't specify, didn't she say what her profit margins are? Or was that another video? I went down the rabbit hole on his videos with her business in it. That said, I remember her saying her margins are 35-50%. Let's say conservatively, she is making 35% on $50K revenue, that's $17,500 a month profit. Not bad for a pretty passive business.

U know Ryan, your not wrong about the financial potential here. My parents ran a business just like this in Houston 6-7 years ago. And on average it generated about 100k a year. Though I had no idea it could be so simple to run let alone not require a lot of employees running it

@@luisvilla799 I don't know the entire story but basically, my parents started out when they bought a postal place storefront called Parcel & Post Plus from someone trying to sell it. Kind of like Lisa's in this video. That guy didn't know how to run a business and left alot of shit unorganized. My parents managed to flip the business around, dealing with the mess, and slowly made it profitable after 4 years in. idk how they created their capital but they did expand to 2 more locations. One on Highway 6 and one on West Little York Rd. In addition, they also created a branch to their business called DHRAKK PLLC, which was dedicated to tax preparation and bookkeeping for small business owners. After our "little incident" that I mentioned, my mom was able to ressurrect the name but we have to start from scratch because my parent's client database was sold to an old associate by an employee my parents hired in Parcel & Post Plus. And that's where I'm at right now

Seems like a good business but I'm worried about the demand side. Very few people use snail mail these days. It seems like these boxes would be used mainly to have a physical address and as a way to receive packages without theft.

Loved the video! I ran some numbers and it actually comes out to $4,720 not around 7k for the 4 mail sections, going at a rate that she mentioned of $25 each for smaller (120 total), $30 for medium (48 total), and $35 each for the large (total). And even if you charge $30 for each which makes 176 total you only come out to $5,280 for each of those installations.

Notary fees are set by the Secretary of State. You cannot charge more than they will allow per notarial act.

Thank you for sharing your business model and insight. Question: I understand the goal is to keep the store simple. However, do you disagree that if done correctly, you can leverage the space by offering additional services or retails items? i.e Greeting card rack and basic office supplies. How can having painted walls or a few pictures on the wall be an issue? Paint is cheap and you can do it yourself. Posters in a frame are also inexpensive. If I were to work in my store full-time or part-time, I need something pretty to look at. 😂Thoughts?

KISS = Keep It Stupid Simple. Do one thing and do it right. She doesn't want a one-stop-shop. This requires more training or needing more employees. And even adding more products and services only muddles the main purposes of the store -- storing and sending mail and/or packages. Even if she did agree to more services and products, upselling is annoying. And would only slow down efficiency. She said this business is about efficiency -- Get in and get out. Let's say she did have the best greeting card rack and office supplies in the world. That means people are hanging around. But again, the focus is efficiency. Do what you need to do and get out. The profit margin for the small things is not worth the time or annoyance to clients. When I go to UPS, I drop stuff off. I don't want to hang around. I have better things to do like make dumb comments on youtube.

@@FableCountry Valid points. That said, every UPS store I've ever been in has a greeting card rack and basic supplies. Often people are shipping gifts. I an known to buy the greeting cards they carry because they are the fun ones not the standard kind you find at the grocery store.

She claimed that bank of boxes could generate $7K/month but I did the math and it adds up to $4120. She must be doing a lot more shipping to get to $50k/month. Even if she installed those other banks of boxes, that revenue would be less than $20k. Also, towards the end, they were talking about four locations. It's been a year since the video was posted and her website claims two locations. Either the website hasn't been updated (doubtful), she closed two (possible), or there were never four locations.

She must’ve gone to public school for math. One bank of mailboxes at full capacity is $5,150 at her prices. Not $7,000. At 90% occupancy like she said she’s at, the monthly income is only $4,635. She overstated her income by $2,365 or 51%.

I used to work for a Franchisor of these types of businesses over 15 years ago. These things are not low cost startups. It was a minimum $120k just to get it going. That is not counting the extra money you needed in reserve so you can ride out the first 3 years before they become profitable. Many of them have closed down since and the Franchisor went out of business as well.

What did your $120K include? That number seems very high. Could be because of the franchise fees and other nonnegotiables with that? Her stores looks very basic. $4k for each mailbox section, very little inventory, a few months rent upfront, software, etc. Her $40k seems doable. This doesn't include marketing/advertising, but that isn't another $80K a year. Genuinely curious where the $80K difference comes from between your two business plans. Thoughts?

@@kylecorum7486 this was many years ago so I had done a little more research and I guess you can do it a little cheaper now if you use off lease equipment and you don’t go through a franchise. Used to when you would lease a building the owner didn’t build to your specifications so you had to pay to build the interior to your specification. That was a heavy cost. The computer systems, starting inventory, and supplies, proprietary software. They would have two full color laser xerox copier/ printers and 2 black and white. The store front sign was huge so that people could see the store name from a mile away down the road. You would sign a 1 to 2 year lease agreement with 6 months rent up front. There were franchise fees too. You also had to consider employee wages unless you were going to run it yourself. The cost of insurance was also high. When you go through a franchise they also usually want you to buy brand new equipment so you don’t look shabby. During the same time UPS Stores were the biggest franchise of these types and it would cost a minimum $500k to open one of them. If you do this on your own you could cut corners and open for less but you would need to find a place with reasonable rent and very little buildout. Point of Sale software and credit card processing is now not as expensive as it used to be so that helps too. But insurance rates have gone up and inflation is also eating away at other start up costs.

So, they accept all 3. I don't know. It sounds great, just getting employees might be a problem. The UPS close to where I live has a huge turnover. Maybe this is different. After all , they are only there to pick up mail. Another factor, location.

Those are mainly for those that want an address in a place they don't live. They do mail forwarding or electronic scanned mail. Ex out of state real estate investors etc. for this you need to be local so you can come and pick up the physical mail and packages

Probably stupid question but how is new inbound mail placed in each box? Is someone doing this daily? Multiple times a day? Are they just loaded in from the front with a master key? Or is there a master key and USPS that's delivering the mail just come in and fill them for you??

I got $5150 per bay of 220 per month based on the prices she listed. That would be $61,800 a year. Maybe the other services make up the difference.

Betcha half the married dudes, got a P.O Box with her just so they can have an excuse to talk to her. Wife: Honey where you going? Husband: Getting the mail. Wife: But you went twice today... Husband: It's important to be on point about our bills. I use to use a mailbox in California by a guy named Carl. He was an extreme prick and was never there. He barely had any customers. He was rude to my Dad and I, but was exremely nice when my Mom shows up. Cause a lot of dudes hit on my Mom. He only started being nice to me when he found out I was her son.

I work at the post office… we are losing mail volume, and P.O. Box rentals daily. Dying thing. And how on earth are you doing this?? How are you getting them mail in the boxes?
