For the past few years whenever I see something in a house that I like, I have been making a note of it in my notes app, so when I build my house someday it will be perfect. After watching this vid, I think I might just buy an NYC townhouse (assuming I have the money haha) instead of building my own house. They are just so sick! p.s ur cameraman does a great job.

why would ever build a house like a townhouse? If think about it, it's a terrible design - its this very narrow, vertical space with light coming mostly from the front and the back open to all other houses that very close to it. In a big city, with it's narrow blocks and premium land prices, it's a necessity but if you can build a house... build it more horizontally.

Lol. Love how you’re trying to sell the open concept bathrooms as a positive. This house has been on the market since 2019, probably because it is missing walls. Also, if you look at the floor plan, it appears there’s no door to the first bedroom shown with the open bathroom. So anyone in the house can just walk up the stairs and see you taking a bath.

The space has a very strong mid-hotel-ish vibe which usually turns me off as its very impersonal like a hotel lobby. Fortunately, the exposed brick gives it enough earthiness to make it tolerable, even beautiful in some parts.

Agreed. The hotel/department store vibe in all new construction results from interior architects laziness with interior lighting. They throw canned lighting in the ceiling and call it a day.

I love this townhouse. I’ve seen it on Zillow for months… I guess they’ve been trying to sell it for 2 years. I love how several materials were used, the bricks, the stones and the space. But I still don’t understand how the bedrooms are separated on the 3rd and 4th floors. It looks like rooms have no doors. Also not a fan of the bathroom directly connected to the bedroom: when you’re in the bathroom, you usually need to be on your own. Or you need the possibility to be on your own. Imagine being woken up by your partner having a shower or brushing their teeth. Or having a bath and soaking the entire place. I may be wrong but I hope that the bedrooms all have doors and that it’s possible to add doors to the bathrooms. As for the sauna and massage room, I would prefer a gym. But if someone has $26M to spend, they probably have a couple of thousands to refurbish the top floor.

8:31 you can see the doors in the wall- they just slide into the wall so you have the option of opened up during day or whatever or closed at night! I saw it and right after I saw it he actually says “sliding doors behind me” I assume that isn’t just for that one bedroom; probably those types of doors for each bedroom
