From my analysis, people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

It seemed like almost everyone, from those working entry level jobs with no degree, to surgeons and architects (highly educated in fields that have nothing to do with the world economy) saw trouble on the horizon. We weren't blindsided. We weren't in control. It’s a lot worse in the United Kingdom, here back in the seventies and early eighties and historically speaking the average home price was around three (3) to three and a half (3.5) times the average annual wage or salary whereas now it is around eleven (11) to thirteen (13) the average salary making it almost impossible for the vast majority of young people to even contemplate getting on the housing ladder. So if the average wage was £20,000 then the average house was £60-70k but now if for example we take the average wage as £40k then the average house would be between £440k and £520k, unbelievably expensive and out of reach for most except the rich.

Keep up the good work. Love what your channel has become in the past 12 months! I think you'd be the guy to share with us the overview of how to purchase a residence (or really any real estate asset) "well". In other words you can never make money on the sale of real estate if you didn't buy it well. Buying at the top of the market makes it so that you have many disadvantages if and when you need to borrow against or otherwise liquidate the real estate asset. Helping people to understand The lesson that you need to buy it well in order to make money or to sell it well is an important one I think.

The markets where there are more homes than buyers the prices will go down. When boomers start moving to other housing arrangements either they will sell, or rent them out. Some will be bought by investors. In Europe home ownership is far more rare than in the US has been. It is not clear which way we will go.

Thinking about the origins of the current situation going back to the late 20th century: In order for the US government to continue growing, it needs to fund itself by issuing treasuries. In order to satisfy its limitless appetite for growth, it needs more and more buyers of US treasuries. Reaching the limit of its own population's ability to purchase treasuries to fund the bloated government, the US needed to turn to foreign buyers to keep the party rolling. In order to expand foreign buying of US treasuries, denominated in US dollars, without causing massive deflation as a result of foreign nations sucking dollars from the local US economy, the US needed to massively scale up the global supply of US dollars. The best way to achieve this was to establish the US dollar as a global reserve currency. However, with the anticipated expansion of global supply of US dollars, there was no way that the US could continue backing that vastly expanded dollar supply with gold, so it was necessary to abandon the gold standard. Now, in order for foreign countries, like China, to obtain the newly supplied dollars, those countries would have to exchange US dollars for goods produced in those countries. But, without being able to massively scale up US consumption of goods to allow US consumers to both purchase local US made goods as well as foreign made goods, the only alternative was to increasingly substitute US produced consumer goods with the foreign produced consumer goods, leading to the decimation of US manufacturing over the following decades. US corporations went along with this, because it helped improve their profit margins, while wealthy shareholders (including pension funds) went along with this because it helped to increase the value of equity in those corporations. So, you can trace it all back to a US government that reached the limits of its ability to be funded by US taxpayers back in the latter half of the 20th century, but which refused to contain its growth in order to live within its means, and instead it found other ways and workarounds to continue gorging and growing, becoming like a malignant growth in a host organism. Eventually, if US citizens don't dramatically reform the US government in order to reduce the cost of running the government, the government will eventually collapse (this may take another few decades). Basically, the US government either gets scaled back in a controlled fashion, or in an uncontrolled fashion.

When I got to the “Home Price to Median Household Income Ratio (US)” I can’t help but to cry. It maxes out to ONLY 7 times the average salary. Here in Canada, it is currently holding at 12 and in my province, it is 14. Average price of a house in Canada is $757 600 and the average income is $64 850.

So are houses not selling? Somebody must have money
@stephenoreilly322611 ай бұрын
@@genekelly8467 Sadly they are selling. People are getting into massive dept. No idea where the money is coming from, but the Canadian market just keeps going up. We have a massive shortage of housing, and we are bringing in record numbers of immigrants. 1 million last year alone. We just broke 40 million for population, so 1 million immigrants is a hell of a lot for a small population like ours. Not enough homes, means that we have more people bidding up the prices of houses. Yes, "Sold Above Asking" is normal here. And get this, if your offer is the same as the asking price, they won't accept your offer. It is expected that you ask 10's of thousands of dollars more than the list price. And there are bidding wars like crazy here. I have no idea how this house of cards has not come crashing down already. At the peak of COVID, the average price of a house in Ontario, was OVER 1 Million. The AVERAGE house that is. The average salary at the time was only 54K, we had house to income ratios in excess of 18 back then.

House prices cannot go up without wages going up. Renting or buying, somebody has to live in that house, and that person has to have an income to support paying for that house. The only way for house prices to continue to go up is for wages to go up to a level that supports the higher prices.

I’ve been watching the separation from the historic average, asking myself and wondering how long it will go and how wide it will be. Cash into the market place (fiat currency or shadow currency) call it what you want has been artificially increasing equity values. All the government programs, low interest rates, deferral loan programs, cash to people, all are artificial stimulation of the market. The end of the Disney movie must be near. The falling will hurt.

Great video and analysis. Thank you! We purchased a new home in Sep 2022 (Monument, CO) to be closer to family, but we are retired and this is not our retirement home. The plan is to stay 3-5 years and then relocated back to AZ. The questions weighing on my mind is whether sticking around 3-5 years is wise, or just get out next spring and return to AZ? After this video discussion my gut is telling me, get out before the crash. Any thoughts would be appreciated.

These guys like him and shiff are and have been correct. The governemnt central and private banks are all colluding and doing things they’ve never done that can’t be accounted for. In 08 we would have been done for if not for the bail out. I’ve heard it explained and it was worse than we think looking back. This is worse. They can lie and kick it down the road for 8 more years and print money to oblivion. Eventually Somthing breaks and sets off the dominos. It is inevitable and should have happened already. Derivatives blew in deuchebank sept 2019…my theory…they are already using ledgers and cryptos like XRP on the back end because the liquidity crisis and debt alone should have had us falling apart maybe even globally years ago. So it’s impossible to predict when now. But it’s painfully obvious it is coming. It’s unstoppable. Eventually the games can’t cancel out the math.
