If anything, the situation will worsen. Affordable housing will soon become unaffordable. Therefore, I advise taking action now, as today's prices will seem low compared to the future. Until the Fed takes more stringent measures, I anticipate widespread hysteria due to rampant inflation. You can't remove the band-aid halfway.

The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.

Sorry! But this is important. As a woman I have begun to build every skill set possible; carpentry, plumbing, one-off mechanical design for wood stove, redundant heating/cooking systems, solar(sun & 12 volt), concrete (poured wood stove pads into forms on dining room floor tarp) and chop my own wood. People may laugh but I'm building skills to remain sovereign and debt free. This is reality, no one is coming to save us.

This book was originally written in 1976 and has been updated several times with the most recent edition from 2019. It’s available on Amazon for $34.99. That may sound like a lot, but it is a large hardcover durable book with illustrations. At almost 400 pages of amazing knowledge and detail on homesteading, wild foraging, brewing, energy and waste and crafts of skill, it is well worth it. I’d say buy it now before they raise the prices so that people can’t buy it. It’s an heirloom you can pass on to children.

She is able to make ends meet and is thankful everyday as so am I to see her be able to keep her home and still provide for her infant kids. There are several others w similar stories but I get your point so many jumped on the band wagon and ruined the market.. I m just thankful it is available for those who do need it as a source of income.

I can confirm this. In 2003, I worked full time for a large, private RE firm - one of my tasks was to read and analyze virtually all opinions related to the anticipated pop of the bubble. Like your agent, I predicted 2005. I then sold all my RE holdings, except my personal residence. I put my cash in tax-free municipal bonds. I was bearish by around 17 months, but I was well-positioned to reinvest in RE when the market hit bottom in March 2011.

Social Security is an "entitlement" because we are ENTITLED TO IT. I've been working for the last 45 years, paying into it all that time. I'll retire, probably, in about 5 years (when I turn 67) and I won't touch the principal of all that money that I put into it. So, yeah, I AM entitled to _AT LEAST_ the interest of the money I put into that system. It REALLY pisses me off when people cast Social Security as a "government handout". F@ck you! They took a substantial amount of my money for the last 45 years. I'd be HAPPY if they just gave me that principal back and they can keep all the interest that money has (or should have) earned.

I feel your pain mate, as a fellow retiree, I'd suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

The whole problem with the economy - not to mention the highly dangerous military adventures around the world, culminating just recently with a US led invasion of Russia - is the interference by government in every facet of life. In particular the meddling by the Federal Reserve with money printing causing inflation and interest rate setting, has caused no end of problems - all of which, if left alone, could solve themselves through normal market forces. In 1913, when the Fed was formed, Woodrow Wilson when signing the empowering legislation, is reputed to have said "my God, what have I done"??????

One factor not mentioned are the millions of illegal immigrants who entered the US during the Biden administration. Tens of thousands of such families, once they secure the right to work, will be looking for a home, and Democrats have discussed programs to facilitate that. There is a dark side, however. In Houston cartel(s) have purchased an entire subdivision, and are now "selling" homes to jobless immigrants who will soon lose them, but not before handing over whatever meagre resources they have first as down payment and initial monthlies. The danger of scams, exploitation and worse is high.

All of the things you talk about not having in the 30’s…. My family didn’t have during the 50’s. Most families didn’t have anything until the 60’s. My Grandma’s sons got together and tore down her outhouse and built her a bathroom off the kitchen (only place where there was water). In the 50’s my father built our 3 bedroom home by himself using manual tools. While he worked a full time management job and my mother was an accountant. (The house now sits in a community, but looks the same mid-century modern with the trees grown big). He also fished, hunted deer and moose. That was our meat food supply for the year. Always had to watch out for the buckshot when eating duck! By 12, I had babysitting jobs, and at 14 worked on weekends for a large department store. I was expected to take music lessons and pay for them myself. Plus I was taught to save 10% of my earnings. When I came home from school I had to peel the potatoes, go to the cold cellar and get out veggies for dinner and take the meat out to thaw before my parents came home. Then set the dinner table before doing my homework. I think we were reasonable well off since my Father had a new car every 3 years. Aside from working full time my Mother did all the laundry in a tub and hung them on the backyard line. She sewed all of my clothes, bedding and drapes for the house. She knitted all of our mitts, hats, and our autumn sweater jackets. We used to go to church, but when my Father returned from the war he refused to attend. He said, “If there ever was a God, he would never have allowed War”. He stopped being a believer. I don’t think people comprehend the horrific environment war is. I think his experience, although he didn’t talk much about it, formed my way of life of being a saver, prepper and a woman who can build and fix just about everything. I’ve been married twice, and both husbands just died within a few years of each other, including their wives. So it’s just me the matriarch of the family of my kids, grandkids and great grandkids. And although they can fix my computer and iPhone in a flash; don’t seem to be able to do maintenance, repairs, sharpen a knife, canning, or baking… they are all practising and learning. I expect when tougher times come… we will all be prepared and after it’s over they can help the next generation to survive.

Before YT there where newspapers, back in the 70's I can remember full pages of absolute auctions, bank foreclosures and huge factories where everything was sold to whoever would pay the most regardless of price. I attended many of these sales where hotels, automobiles , trucks, boats and homes were sold for pennies on the dollar. Cash was king, you could acquire anything you want, if you had the money. Brace yourself for more of this.

Perhaps this complicated multiple bubble situation can be simplified. The U.S. is $35 TRILLION in debt, the debt to GDP is 123%, and we're spending billions on endless wars. Wow. When you mentioned the teachers, my neighbor got paid for two years during Covid to stay home. She felt so intelligent and entitled by her supreme degrees and had no empathy for other job categories that were shut down over night. They could easily be replaced by AI and their students could probably learn more by staying home. They are next for the rug to be pulled. They had 4 years to prepare. I know that where I live the prices will not go lower. I have it on good authority that the builders here will hold firm on their price points. They don't care if the homes sit for a couple of years . Housing will still be high. Inventory will be low and buyers won't be able to afford to buy in many places. The cost of building new homes was high so they aren't going to sell new home at a loss.

Are they leveraged or not? Do they like to sit on nonproductive assets that costs them taxes + insurance not including interests if they built for cash? Eventually they'll only sell if they have a buyer. It may take two to four more years to reach a bottom. That happened in FL in 2009-2010.

@@jeandurand3092 I don't know about leverage.. They built homes across the street from me and priced them for $500.000 more justifying that with nicer appliances and landscaping. They sat for almost a year but now they are all sold. Because they sold my side of the street went up in value. We came from Bellingham WA where the same thing happened. People out of state from CA would jack up the home prices because they didn't care how much they paid even during the last crash. Certain places will stay high priced I believe. I know people who live in trailers near Priest Lake Idaho who can never afford a home there as they sell well over a million. There will be a crash but some places will fair better than others.

The world is very different from even 2006/2007 we have 3 big funds holding onto the good properties while dumping under performing ones most people won’t be interested in. The zillows of the world and youtube shows are providing information like we never had. I believe wealthy families are giving more money to there siblings than ever before to purchase homes. I also believe those same parents will be the backstop for foreclosures and etc. all that said, when I break down the cost for new builds, it does not make sense. R/E is micro still hot in NJ but parts of Florida, Texas, and Arizona are crashing.

@@SachsRealty i’m not sure that we are not in a recession even as a text. Servicing the most affluent areas in New Jersey. I am amazed at the financial disparities between the upper and middle lower classes. Even today the amount of needs these wealthy people have are incredible. I’m a little bit older than you and I have been in the RE & construction business since 16 years old. I have seen a lot and lived a very attentive childhood in the 70s and 80s grandparents instilled the great recession on me as well. I would like to think I’m prepared heck I’m capable of living off the land whereas today’s youth have a hard time following directions on microwave popcorn.

Books, TV shows, KZbin, local real estate investing clubs all provide information and education not only to young adults but baby boomers as well. I’m not foolish enough to believe all will survive a real estate crash in there investment venue but more than ever will and probably thrive if properly diversified in varied investments. IMHO those in R/E probably have a leg up on those that choose not to be nor can afford to be in it. NO R/E is not the saving Grace but it can be an important piece… Lastly, R/E can be an awesome legacy wealth building tool for multiple generations.

Gentlemen, agreed. The entire brain washing system has worked. Try to decentralize, not easy. I reclaimed through quiet title a GFC old rental that sat abandoned for 8 years with 5 banks and no one to serve. Black Pill moment. Catastrophic loss in retirement plans in 2012 could not account for small mistakes made by me. Now wood stove, no central electricity - portable solar, garden, food forest, cold water only for now. This collapse is real.

We have special interest groups in our area who are religious,buying up all of our real estate.They pay no taxes and have many advantages.They will buy houses at an elevated price,and the rent out every room as an apartment.The normal person can't compete.

You can't buy a house? A seller can sell to whomever he wants. Get together with aa friend, and save your money. In 2 years or so, houses will be MUCH cheaper. Learn renovation skills in the meantime. Sweeat equity.

If the homes are used for for-profit purposes, it might be taxable. If it's part of a homeless housing project, maybe not.
