One important fact needs to be mentioned: You'll have to spend Rs 75,000 for a loan of 30 lakhs. These include Rs 38,000 for Rinn Raksha (I'm 28 years old) and Rs 17,000 for Building Insurance (ours is a 2000 sq ft house completed in 2013). You'll have to make atleast 3 Affidavits at Rs 700 each. 0.1% of loan amount as to be paid as stamp duty. Rs 11,900 for processing charge + GST. Documentation includes a lot, major ones being current title deed and prior title deed in original. Encumbrance and possession certificate for last 30 years.

Hi, Divin! The expenses you have mentioned are not same for all. For example, Rinn Raksha is not mandatory and hence, you can choose to avoid this upfront cost. Even building insurance varies on the property for example it is low for new buildings. Again, Stamp duty is Govt. fees and is different for every state. In many states, it is even 0. For example, in Karnataka, Govt. has waived off the stamp duty for education loans.

What they don't tell about processing fee is - for collateral loans you will also have to pay govt stamp duty of 1% of your loan amount. For for 30 lac rs loan you will be paying around Rs 50k+ Processing fees only. So please take this thing also into consideration.
