and what if i want to add a texture for only a part of an object .. for example your cub got the texture on the left , right , up , down

Axis Mod is greyed out and I cant click on it... Why do you think this is?

First thing is to make sure its an object by hitting "c". Parametric objects like just hitting the cube, or sphere button will not let you move the Axis Point.
