FYI, it's not just Italy that you move with your kitchen. It is very common in Germany also. Good luck with the house, I suggest you take a few days to get the know the house before you make any plans. More important learn your area before you start digging into the walls. Know where the wood mills are, where all the hardware stores are etc... Have fun! (edit) I forgot to tell you to make sure you open your windows daily for 20-30 min. European homes require you to "air out" to help keep the mold away.

Hi Trevor, thanks for watching my channel and contributing valuable comments. I didn't know it was the same in Germany with kitchens. I wonder where else in Europe too. Good idea, yes, to spend time actually in the house to get a feel for what might work best as well as finding all the places to buy what we need. It's going to be quite an adventure. Mold is a problem and I have been speaking to an architect and builder to understand the different solutions long term but airing the house seems to be the most important thing. Thanks again.

The house was set that way it is for a reason. You dont understand why, because you never lived there. People would try and try and finally would settle the way you found the house. It was meant to work with zero electricity, not for heating nor for cooling, neither for illumination, and that's important considering the forecoming regulations of 2030 on electricity consumption. For example the height of the ceilings is studied for optimal air circulation during the hot season (may to october) and for the hot air to go up and call for fresh air to go down, at people's level. The stones in the terrace are local stones and are perfectly grouted with waterproof new product, only the frame because they breath. To coat the entire surface of the stones will lead to molding inside. Everything is how it is out of wisdom and learning from past mistakes for hundreds of years. It's true, the house itself is fantastically cool in the summer and I have an immense respect for the way it has been built. Although I haven't lived in that area of Italy I have lived in several other European countries and I am wanting to learn all there is to know about allowing the stones to breath as they have been designed to. I didn't know about the star vault ceilings design and the air flow so thank you for sharing that knowledge. I genuinely appreciate it. And yes, we are already looking into alternative energy sources due to the upcoming regulations and I love that Italy is so committed to renewable energy. Unfortunately, there are limitations because we are in the historic centre but hopefully we can find a balance between working with the buildings design and the requirements. Thank you again for your advice. I am open to anything more you wish to share.

I would change as little as possible…this house has really good bones. What a score for c. $110,000 AU!!!The bottom floor could, potentially, be a self-contained apartment. I would paint everything white, to highlight your furniture and personal belongings. Apart from that I think it would look classy and bright. I would definitely not paint he walls in a colour. The original tile floors should definitely stay. They may not be original, but I also love the wall tiles in the kitchen! And in mum’s room I would keep the bathroom where it is…..maybe just a bit of a revamp! I have looked at many many homes for sale in Italy, over the last few years, and I do believe you really scored with this one. Can’t wait to see how you proceed….

I'm going to look around for some old second hand cementine (? spelling) tiles and see what can be done to save the ones already there. Oh my word, that is a phenomenal building. I love all the different levels. The first thing that shouted at me was to keep the tiles and incorporate them into the floor. Restore the doors that can be kept. I’m not one for exposing all of the ceilings, I love the clean white look and I recently saw a Sicilian renovation which used plaster that contained Sicilian marble powder. It looks stunning. Welcome to Italy!! I live further north in Emilia Romagna but absolutely adore the Salento. I would keep things as similar to the original features as possible. Maybe visit other renovated historic houses in Galatina and the area to do sonething similar. I wouldn't make a lot of changes initially until you've spent some time there. Just make it livable and take it from there.

Make the first room to enter, with all the little arches at the ceiling, a welcoming area with a sofa and chairs and a little (espresso) table. Then you can sit there with the door open in the nice weather and wave at the people who walk by and they can come in that room and sit with you. That is what I would do. It would make you very popular in your community with your Italian neighbors. 😉👍 And when the weather is colder, or when you want privacy it can be a private room to do computer work, read or just relax. I would put good framed art prints on the walls.

I love all the ceilings painted with a warm vanilla yellowish paint and wonderful lighting. I would wash all the beautiful stone all around the house to get rid of all meldew and dampness. Decorate with all Beautiful Italian terracota and began an Australian business of some sort. Congratulations!! I believe both of you will have great fun!!! Stunning, the house the history the area. Lots of natural light in the rooms and the high vaulted ceilings will keep it airy and cool. The possibilities are exciting and endless. I saw lots of exotic coloured potted plants in the courtyard and on the roof terraces with outside dining/lounge areas [I could go on forever]. I can't wait to see how the reno's go. But the more I see villages in Puglia, the more I think I would love to live there. I recently sold my village stone house, so we shall see what transpires. Unfortunately that's true Martin. In this day and age there are lots of scams. 😢 It's a matter of finding a reputable company to deal with. Like in most things. There's always good and bad. Thankfully we found Salento with Love and this gave us the good luck and great experience. I always advise, doing your own due diligence before anything financial.

Excellent investment .... Salento is becoming one of the most touristic places in Europe. With a well done renovation, the house will acquire a lot of value. The roof is beautiful and you can even put a small inflatable pool on it!!!

Loved this video !! Greetings from Texas !! I visited Sicily a couple years ago and fell in love. I would love to buy a home there. As far as renovation tips, I'm a history buff, so I would respectfully suggest a great mix of modern heating, cooling, and insulation combined with interior updates that showcase the historical charm. the right crown moulding, paint, wallpaper, carpets/flooring and furniture to transport the guest back in time. Enjoy entertaining guests as the history, and beauty of your home speaks to them without you needing to say a single word !! I must say, I became an instant fan of the rooftop !! I envision a couple round tables and chairs with umbrellas, like in an outdoor cafe. a small bar off to the side with drinks and snacks. Strumming a guitar as the sun begins to set... heaven !!

It is super cute!, You will need to get the walls sanded, treated against mold, primed and painted. But please try to expose some of the Lecce stones hidden behind the wall and ceiling plaster. It may get expensive to expose it all but try to capture some pieces throughout. Its a wonderful hidden bonus the homes in Salento have and gives you peak of Salento's history. For me, it was too expensive so I was only able to expose some over the fireplace but hopefully you can achieve more. Good Luck neighbor!! :)

I like it. Its a great size. that last one was tiny. Seems in relatively good shape structurally I'm so jealous. but i'm living vicariously through a number of y tubers in Tally. I'm 75 and it seems a bit late to move to another country where I don't speak the language and start a similar project. However I do live in a house in Houston Tx, that was built in 1917 and we have completely redone it. over a 47 year long period.but good luck with yours I look forward to following you.

Congratulation, such a nice house, here in Ostuni the prices are 4 times higher than in Galatina, not sure why maybe we are closer to the airport, I met 7 years ago an Australian lady that bought a house in Ceglie Messapica online. Yes, Singapore Airport is very nice.

Hi the house is beautiful. You have a lot of work ahead however, it’s very nice has a lot of potential. On the yellow room I suggest that you wash the walls it might have a Fresco. It’s a painting that they used to do on the walls back in the days in Italy. If you’ve ever watched under the Tuscan Sun, Francis Mays found a fresco on her wall. Wouldn’t it be cool if you would find one. Let me know if you find it. Good luck.

How lovely. How Brave! How full of smiles you are!! Love that you named the house after the previous generations of owners. Just one query, surely the house name is pronounced Men-goh-lee though? (Mengoli). Casa is pronounced as in Cah-zah usually. Unless of course its all pronounced differently down in beautiful Puglia?

I think putting the bathroom in Mom's room in the back and her bed area by the street will make it very noisy for sleeping (unless there is very little vehicle traffic).

Hi Linda and thanks for watching my video. That's a good point you have made as there is a street outside and while it isn't super busy, there is still traffic. Also there are the church bells to consider too. We will have double glazed windows which will help. But it's definitely something to consider. Thanks for your contribution. I appreciate it.

I don't mind you asking at all. We paid 65k euro but I believe it was under priced for how big it is. I wonder if there are "other" costs that one should be aware of beside property taxes, utilities an the normal stuff, for example the property seems to be a whole building on its own, or is it connected to other apartments- if is there a strata or HOA and associated fees? Hi congratulations!! I have very high vaulted ceilings so I removed all the wires and top lights (to difficult to change light bulbs) and put smart modern up and down wall white lamps/spots around all the walls about mid way up. Think boutique hotel.

Thank you and I hope you enjoy the journey as we renovate. We have been advised to budget for the same amount already spent on buying the house to bring it to the level I dream of. So that is 65k euro but we are hoping that by doing as much as we can ourselves it will either ensure we don't go over budget (which I hear happens a lot) or bring the spend down a bit. It will be done slowly too so we can evaluate as we go. Thanks for watching my channel and commenting.

Hi Dora, thanks for watching my channel and yes it is an amazing property. We were blessed that the previous owner kept a lovely clean house and left it beautiful and clean for us. Having said that, I'm sure Salento with Love would be able to organise that quite easily if you bought a property. I think they offer a service to have your home ready for you to 'move into'. Best to get in touch and ask them.

The house is really gourgeous!! Respect as much as possible the style, few pieces, natural materials. Some rolm ate dark as out thete is so much sun you need to rest in shadow inside the house. It should be fresh inside, isn't?

Hi Linda and thanks for watching my channel. To be honest, we haven't decided on any of that yet. Initially the important thing is to renovate it with the view that in the future it may be rented out on AirBnB or something similar. If we were going to live in Italy full-time then making it a bed & breakfast would be better but for now that's not possible. So the need for the rooms to be flexible I think is key. What would you suggest?

@@BuyingahouseinItaly Hi, as you say, it totally depends on if you're living there or just renting it out. A B&B would be most fun for me but an AirB&B would be less work - no cooking, changing sheets everyday, not having to be 'on' with guests. The other issue is bathrooms. Most people renting a room want a private bathroom. In an air&b it's not so important as they aren't sharing with strangers. They have the whole house. Depending on how many ensuites you can physically create might make the difference on a B&B or an airB&B. Sounds like a fun project!

It sounds like you like people like I do as I would enjoy the interaction with the guests that a B&B is all about. For now though, until we decide to get residency, AirBnB will have to do so that we don't have to have an onsite person. Hmmm bathrooms...I'm thinking one in the luxury bedroom, one in the sewing room, one in the white room downstairs, one in the yellow room downstairs and one in the mezzanine. Maybe one in the large lounge but I'd rather have that open and spacious. Yikes, that's a lot of bathrooms! But as you say, people need private bathrooms so I guess I'd better get good at bathroom design LOL. Thanks for your advice and support 😀

@@BuyingahouseinItaly It IS a lot of bathrooms but rooms with private baths will get you so much more money if/when you do a B&B. Especially with the US group who are used to it. Looking forward to the design and reno. I have watched a lot of Italian reno vlogs and just a fair warning: Be ready to pull your hair out with the trades people. It is a VERY, very laid back culture. 🙂

Most youtubers I watch have the small one in the lower right and it’s not a problem. The one on yours in the upper left of the screen obscured you while you were talking and some of the things you were showing. I am looking forward to your videos! Good luck and have fun!

Hi Ana, thanks for watching my channel. Yes, I'm happy to share that my beautiful house was 65k euro. Although I do believe it was undervalued based on others in the area that size. The purchasing costs are different for each person as it depends on your circumstances and whether you are buying through an agent or the owner directly, whether it is to become your main residence or an investment, and so much more. There is stamp duty that can range from 200 euro up to thousands depending on the price of the house and your individual circumstances. Then there is land registry tax, mortgage tax potentially, there's VAT tax, then there are notary fees and agency fees. If you are considering buying in the Salento Puglia region then contact Davide Menboli from Salento with Love and he is happy to provide the break down of costs. All up, in comparison to purchasing a house in Australia all the fees and taxes were very reasonable.
