If your house was in Australia and you sold it, you'd never be able to get into another property again. The price of real estate is rising so rapidly, an area I was looking at has risen by 25% since January...Have you thought about swapping properties with a person in another country for a while? There are websites for this....

Hello Pam! 25% increase! Wow! We certainly have not seen that this year in the UK but they are rising. The problem if I house swap is that if I do not live in my house for a certain amount of time and then sold it I would have a capital gains tax which I really want to avoid. If I was to return to the UK in the future I would buy a smaller place up North that are a lot cheaper than where I am now. At the moment I do not know where I will end up living! But I could look at house swaps if I am unable to sell to just get a few months in another country. That is a good idea as I am sure people would enjoy living in Stratford upon Avon. Xxx

I’ve never fancied being a land lady so have always sold and moved on to another adventure in my life. With a new year and a new agent, who knows what will develop for you. Watching the last of the Aussie videos, such a fab trip. As usual, best wishes to you! Cheers 🎉

Please don’t rent it out new agents in spring time on a sort agreement terms will work. Renting it out will give you a massive headache.

Yes Zoe, it is quite a dilemma ... but I believe in fate, and there is a reason for everything, which will all fall into place in the end. Que sera, sera as they say. Glad to hear you are not spending ALL your money ... and you hope to move up norf. I am up norf too, downsizing FINANCIALLY buying a cheaper home after leaving London. Lots of elderly (you are not there yet !!😊) think that moving into a flat is the answer, but it DEFO is not. It is still a home and will have all the expenses you have now but the biggest drawback is that you will have *two* additional bills to pay - the Maintenance Charge, which is usually quite high and the Ground Rent which is usually a lot lower. Oh, and thinking the landlord will sort out any problems ... well think again. Getting them to do anything will take years of stress and anxiety 😢😢 If you want to make any changes to a flat you would have to ask permission, pay their legal fees and your own, and get a Licence for Alterations. You are not allowed to make changes without their consent. Then there is the lease length to consider ... don't fall into what I call The Flat Trap. Relax and enjoy your holiday 🌏✈

Definitely don't rent it out, it's not what you want, and you made all the arguments against it in the video which I won't repeat. Just beware of so-called 'advice' from people who are unfamiliar with English law telling you to rent it out, as the rental laws are different in each country, so you must take account of what would apply to your situation. Some people offer 'advice' not knowing what they're talking about. I'm a bit sad you fired the agent, as it's not their fault so many viewers are flaky, constantly changing their mind, and withdrawing offers. I had a look online, and they did good photos and a good video tour of your house. Just keep your nerve, don't panic, and eventually that buyer will come along. Be patient. Don't change strategy simply based on the bad experiences you've had so far. It will all work out. Remember I speak from experience and have sold 4 rental properties in the past 18 months, while living far away from them in foreign countries, conducting the sales digitally via the Internet/WhatsApp/email.

Thank you as always. I am not saying it’s my agents fault that there have been such few viewings but the property has been sat on the market too long now and I need to rethink the strategy. Renting is definitely not an option for me but I have some weeks now to work out what to do next.

Could you turn the house into an HMO and then sorta have one room to yourself as your room to say that you live there sorta thing and avoid the CGT that way? I suppose you also have the issue of someone moving in and then claiming squatters rights.

Hello! There is not such a need for those in this area. One of my neighbours did that for a while but it didn’t work out and they converted it back to a single dwelling. They also had a lot of issues with who was renting. I am not sure whether it would be easy to sell down the line either. To be fair I do not know enough about it. X

Could you keep your property and rent it out to a family member, like a son or daughter who would look after it for you?

Hello. My sons have thier own homes where they want to be so that wouldn’t be something they would want to do otherwise that would have worked out for us all! X
