I bought my first band new home June of 2020. The rate I have will never, ever come back. I am planning to build wealth after paying off my credit cards and become a better saver.

Your local housing authority should have landlord classes. You also want to make sure you are checking on that property at least quarterly to make sure it is being kept in good condition.

@ShaheedahHill my tenant is nice and clean. When the housing authority was inspecting my house, she told me that if section 8, the tenant damaged my property after the contract is over and I didn't want to rent to them again. Hosing Authority will rent them a room in a hotel for a week or two, and they will lose their section 8, and they will have to start all over again. That 's their punishment.

I have contracts who is my lender and seller almost 2 months we have contracts, January 2025 we have closing day but my lender she changed mind the closing fee she offer me. She doesn’t have the money so she told me I have to pay the closing cost money or I can’t buy this house what I have to do after contracts you can change the lender now I can’t by the house if you am not angry the closing cost what I have to do

Good evening Mrs Hill. I've been working hard on my credit and I'm well over 740🙏🏿. I'm not using my credit cards, I have 4 that have a zero balance, will it hurt my credit if the creditors close my accounts for non use? Hope that makes sense and thank you for all you do🙏🏿🤩

That will affect your debt to income ratio: DTI charge something really small on them to keep them open because it will change your score if the creditor closes them

My score changed because I paid off my car and had a credit card close out for non-use in the same month. I'd say use each card to pay at least one bill and pay the credit card balance in full every month. Hopefully the credit cards offer cash back rewards.

Yes, it will likely impact it negatively. If will impact your available credit and your credit history potentially if you have had these cards for a long time. However, if any these cards have annual fees and you don't have to use your credit in the near future, you may want to close them just to not have to worry about them and take the hit. Don't close all of them, if there are no fees just charge a few items strategically and then pay them off. Side note- if you don't use them for long enough, some credit card companies will close them on their own. I had a credit union card close that I wasn't using and it impacted my credit briefly but it rebounded.

Try your local credit union or regional banks first, they will usually have the lowest fees and allow you to still build a relationship with the branch. However if you need a larget option you may have to go to some of the larger options like Chase, Wells Fargo, etc.

Where she gets information, I don’t know. People are not buying people are not shopping by presents going to trips. The stores are saying their sales are not high. The plane airlines are saying their airline sales are not high so you can’t trust anybody not even her.
