Vivian Lee think about the end result. I found a house that I thought was perfect but it didn’t work out. Completely devastating. There is nothing left to believe but that God has a much better plan. Your house is coming in the right time. Don’t quit. You will know that it’s the right one even if the whole world disagree with you. Your soul will just know and the price will be right for you.

@@OpiumBride Yes please take a break an don't settle buying a home one doesn't like I've seen way too much of it which turns out to be a sad situation in most cases I know one family that settled on a 4 bedroom single family home (living room dining room fully finished basement and attic half way finished) and ended up with one nasty cockroach infestation they didn't have the money to fix the problem so they stayed in the home with roaches as roommate's 😫

My 2 cents. 1: I paid off all my debt 2: started buying stuff for my house. While I was still living at home 3: Saved 3 months of monthly expenses. 4: bought a foreclosure home 5: Got a 30yr mortgage. BUT, made extra payments.

tried to get a quote today, first time buyer, with a 730 credit score, the guy said I needed 9k for down payment and closing costs, on a 60k loan. something just didn't seem right to me.....

Get another quote and it seems based on your numbers you were not going to owner occupy the property. Down payment is usually higher. Also some lenders do not do mortgages at that low of a purchase price. But definitely get at least 3 quotes.

There are lots of retirees coming to Georgia. You would be able to qualify, since you are retired you can live anywhere. As long as you have good credit and your debt to income ratio is not high you should be fine.

If you pay cash for the car dealers will not give you a better deal. Dealers get paid more money when they offer the financing and dealer incentives when they make there quote. If you have the cash finance then pay the car in full before the end of the month. You get a better deal

@@alfredoperez5015 lol I've talked dealers down after going back an forth with them almost to the point of arguing lol just read over all final paperwork to be sure they aren't doing added-in slippery numbers I'll be 34 soon and I've only owned 6 car's total started late driving at 20 smh my eldest daughter is 13 and knows how to drive she drives me around yes it's illegal for her to drive but hell I get sick of driving everywhere my next vehicle will be my suburban they just want too much money for them right now an no way will I pay almost $70 grand for anything besides property which I know I can easily get income back from you cannot get income back from a vehicle heck sometimes you have to sell your vehicle for less than what you bought it for

Don't let Rona change your mind. A tip for homeowner ship is don't get anything you can't afford if the bank approves you for let's say $300,000 don't look for houses that high even if you are approved look for homes or duplex's way less in price

Travel nurses are buying homes all the time. Two suggestions for success 1. Speak with other travel nurses and see what lenders they used 2. Make sure the lender you choose has experience working with contract workers like yourself - ask them specifically how many loan they have closed. 3. Keep good records of past and future contracts

What about the section 184 loan? What does that fall under?

I truly hated renting due to the landlords back when I rented I had a crazy landlord damage my vehicle plus she went into the basement and messed up my washer and dryer she was upset at the fact I kept complaining about her infestation that was in the house before I moved in I had to remind her that she sent me messages after I moved in stating that a previous renter had bug's and she the landlord was trying to get rid of the problem but failed happy I don't rent anymore it was a pain in the azz

I hate renting too. It is insane they do not allow you to have your pets, a garden, and they do not get rid of bug infestations or tale care of properties. There are so many slumlords.

Don't do it...wait until you have the income to do so you must have all of your ducks in order beforehand

I typically recommend getting qualified about 6 months out so if there is anything you need to clear up you an do that before you begin shopping for a home. Until then start saving, working on credit and debt.

If, in a few months, we don’t need the assistance, is it in any way harmful to re-apply for different programs/rates/etc? Thank you for your videos.

Lenders are literally there to make this deal happen. Clients need to learn to be transparent about their finances with the lenders. Not sure if it's a cultural thing, but often where I'm at clients don't want to ask money type related questions.

Very true, they are working for you so don't try to hide things. I have learned to ask better questions upfront, like do you owe the IRS? Where specifically is your down payment coming from? Etc....I don't think they realize how not disclosing items upfront may cost them the deal.

Hi! After you got pre-approved, lenders will only give you loan estimates once you are under contract, right? Can I still work with multiple lenders to see which one gives the best deal when I'm under contract? Thanks.

I am a first time home buyer. Couple lenders I spoke to said all closing costs ahead of time will not be accurate as the actual closing time comes around. Any suggestions?

They are correct it won't be exact but the estimate will be close. I would tell them you want an estimate using your max price, the current interest rate and the zipcode for the city or county you are likely to live in so you can estimate the taxes. Then you will have a pretty accurate worse case scenario. As interest rates change you can use a mortgage calculator to estimate your principal and interest amount. Thanks for watching!

@@iskandarjalilov4717 If they have pre-approved you they should have no problem providing you with a loan estimate. It is a very common practice, if they are not willing to provide you with one I would find another lender.

I absolutely agree!!! Estimates are very important. Those quotes are paramount and will help you determine the best rate. Don’t be excited when you get approved. They need your busy just as much as you need a home... Look around for the best rates and best service... Budget... Budget... Budget!!!! I’ve purchased several homes over the years... if I could emphasis anything it would be BUDGET and watch all Shaheeda’s videos!!!!

Latina Morris You will. I started to target one loan at a time. I would pay my regular payments on all my loans then whatever extra money I had I would pay it on one. Soon enough I had pay ten loans off. I started with 37 total some undergrad and grad loans. Make sure you pay then on time. Also if for reason you can’t pay. Call them and I try to get deferred. My grandmother would always tell us... “pennies and up to dollars so watch and budget your money closely”. Also, you will need to be prepared to sacrifice for your ultimate goal...
