I have a tenant. I rented a house to, and in the lease the advertisement and the verbal conversation we had it says the tenant is fully responsible for the care and maintenance of the yard, and if they are not able to do it that the landlord will provide service at the tenants costs. I get a call from the tenant asking for lawnmower. I told the tenant we don’t provide lawnmowers and then the tenant said they not going to buy one to take care of your lawn. My reply was there are kids in your area that will mow the lawn for 25 bucks and then I gave her a few names, plus they can buy a used one for $50 dollars. Her reply was no I’m not paying for that. And then clam that the lease was vague. I sent her another copy of the lease and underline her responsibility for the lawn. she felt she I’ll should NOT have to supply a lawnmower, shovel, or a rake to maintain the lawn. We offer to have a sitdown conversation with this tenant, she said no the current communication is fine that our understand of the lease is different. My reply is no, it’s not it’s you trying to change the lease. People like this do exist, this situation situation actually happens, and they come from the people that you would think, their reasonable, intelligent, common sense, and all around good people. Those are the ones you need to watch out for.

I'll admit that when the case started I thought he should get his deposit back. that quickly changed when i saw all the manipulation. there were alot of red flags. am also wondering why the defendant would be fine with taking on this roommate at all if she was originally looking for a female with no pets. I'm not blaming her - I'm just pointing out that if you have set parameters you should stick with them rather than being flexible - especially about living arrangements. (i understand that maybe she really needed the rent etc to get paid and maybe that influenced her decision?)
