Your index fund also doesn’t pay you every month. If it’s in a tax advantaged account then in that case it won’t pay you for years. Diversify, don’t want to look stupid when the market drops. Remember SNP averages 7-10% doesn’t mean you will see positive returns every year. Look at SNP history where it drops 20% or more you think some people won’t get scared and pull out?

@@bayodaman Very true. However you can get a mortgage with 10 ~ 20 % down. So you can borrow a lot of money to invest in a property that you wouldn't be able to afford with cash. So say if you invest 200k in stocks, you can buy 2 rental properties worth 1 million. The rent can cover the payments and you are growing from the base of 1 mil. It's much easier to leverage.

Yeah, financial advisors could make a lot of difference, particularly in a market such as this. Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look. I have been using an FA since 2019, and I return at least $121k ROI, and this does not include capital gain.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighbourhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighbourhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

I buy small houses on large lots in towns where new houses are being built on small lots. Eventually the large lot will either be split or someone will want to build a mansion there. It’s always a “good deal/good idea” if it’s a good company/property etc. market fluctuations are just gravy.

I only contribute 5% to get full company match, that’s it. The 401K plan is designed for you to work until you are about dead. Also, the government does not have their hands on it yet either.

My wife and I live off of our 401K. We don't work. I recommend highly to everyone to build your 401K or Roth IRA's as an alternate revenue stream in retirement to your Social Security. An observation on 401K's is when it gets over 300K it starts to accelerate. When you get over 500K it can really accelerate as the stock market grows.

First mortgages with rates of 8 to 9% and 9% to 10% were common when I bought my first house to live in, which was in Miami in the early 1990s. People will have to come to terms with the fact that we may never get back to 3%. Home prices will have to drop if sellers are forced to sell, and appraisals will drop as a result. I'm very certain that I'm not the only one thinking this.

You must either understand the market or get the services of a fin. adviser for your "investment" to count as one. I agree. Some people just love real estate, and do very well. However I would like to point out that for the stock market, there is really no research or time needed. It is the simplest way to invest. People just need to get it out of their head that they must pick individual stocks and 10x it. This video is the best example, just buy the SP500 index (there are tons of them out there). Buying 500 of the best and most profitable companies in America, there is no research or maintenance needed...ever!!!

If you do not currently own a home, it is very difficult to advise against this. I work in private wealth management and deal with these kinds of decisions all the time. Even if stocks strongly outperformed, the one thing for retirees, unless they are very wealthy, is expenses in retirement. Even a change in $200/mo over a period of 20-25 years of retirement is astronomical when accounting for inflation. If you can retire with the least amount of expenses, housing be a large portion of that, it’s a huge win. If you have this accounted for by living with family or already owning a home, then the decision is a bit more nuanced and subjective

Index Funds & ETFs: 40-50%, Emerging Markets (e.g., VWO): 10-15%, Dividend Stocks: 10-20%, Growth Stocks/Small-Caps: 10-20%, REITs: 5-10%.(and in the case of rentals would be worth contacting some landlords to get an idea what's involved in running rentals. Many people think of rentals as "passive I come" and underestimate the work involved (even with a management agency), not to mention if a tenant stops paying or major repairs occur. A lot to think about!)

At 28, I bought my first home. I was lucky to get a 2.75% interest rate. That home is now a rental and I, myself, am renting in a location that I prefer. I was bought into the idea that buying a home was the best investment. In hindsight, the stock market is just easier. No maintenance, no tenants, no vacancies, etc. It is also less complicated. If you want to sell the property, you have to deal with seller fees, depreciation recapture, etc. If you want to sell it to buy more rentals, you still have the seller fees and have to deal with the 1031 exchange. It is just a lot more involved than people think.

If you are a property owner, EVERYTHING Shelby has described is spot on about the amount of carrying costs (PROPERTY TAX, PROPERTY INSURANCE KEEPS INCREASING INDEFINETLEY) that come with property ownership, along with unexpected expenses (maintenance, upkeep, etc) that are rarely factored into peoples ability to comprehend which of the 2 is likely to be the better return. The lower the down payment, and the faster the appreciation in a preferred dwelling located in an urban center, the more favorable for the individual. The more down payment, with slow to steady appreciation, along with low to no cashflow is not competing with stock market returns. Not everyone will have access to favourable deals in urban centers, and that is okay. In the mean time, until the numbers make sense to buy real estate, it's better to have the money deployed in the stock market. Great video.

This is where I'm at with a property I'm renting. Our long-term renter is leaving soon, and we (more than likely) will sell and invest the proceeds in the stock market within an ETF vs. keeping the property. I have used similar math as you did but at 7-8%, and it's a little more return with stocks vs house appreciation (minus -xyz). But not having the HEADACHE of renters and maintenance makes stocks so much better to me. Especially as you get older. I also agree with you regarding your CA property. If you use the property for pleasure, it's hard to measure against that. And last, definitely own something u live in.

So, let's focus on rentals vs stocks. 3) Choosing the right investments is key. For example, I prefer QQQ over the S&P due to its higher returns (14.5% vs 10%). Also if you learn technical analysis, your returns will even be higher. 4) In real estate, steady investments like multiplexes in stable markets yield better returns than flashy properties like STRs in Palm Springs. My recent quadplex purchase offers a 9% cash-on-cash return, with a total annual return of ~20% with leverage. 5) While real estate investors emphasize leverage, leveraged ETFs (like TQQQ) also offer high returns but with increased volatility. My advice: invest in both, start with stocks, and shift more toward real estate as retirement nears for steady low/no tax cash flow.

I love this video. There are so many places that tout REI as the end all be all and it really isn't. Toilets, tenants and termites are hardly mentioned elsewhere. In your video it would have been worth mentioning the downside of using so much leverage (if house prices fall) but everything else is a very solid overview and comparison. Love it!

The interest rates today at ~6.5% are putting a lot more substantial downward pressure on the real estate side of the equation. The leveraged advantage you mentioned comes with such a substantial cost, you are basically buying the house twice over in interest after 30 years. Interest has to be like 2-3 times the maintenance and taxes today on a new mortgage.

Yeah and you also have to factor in that a 4% appreciation in value is far from guaranteed in real estate. In LA for example a lot of houses didn't appreciate much between the mid 80s and the 90s then they surged up in the early 00's only to crash a little in the housing crisis and then there was the run up in the late 2010s and the covid surge. Historically speaking for Palm Springs she bought at nearly the top of the market and I would expect a plateau for awhile. Also you have to factor in that a lot of the historical growth in housing has come from growth in the surrounding geographical area. In Los Angeles the city has been growing for the last 40 years and that growth period is starting to come to an end.

Appreciate the numbers and your insight. Throughout retirement, I have been invested in stocks and cash, and have not owned any real estate of any kind. Now my net worth is at an all-time high, even though I have been retired for over 10 years and renting all along. Great stock market returns without dealing with home maintenance, yard work, etc. or bad tenants or the stress when tenants move out and your cash flow goes negative. Of course, the stock market bubble will burst sooner or later and go back to more historical levels.

Buying real estate decades ago was the way to go - rents have gone way up - great write-off - and paying down the mortgage. Lots of cash left over after tenants' pay the rent. Today - that's much harder to do.

I was raised in a military family, so no wealthy examples to follow. Real estate has never been easy to own, "tenants and toilets" is not glamorous. If it were easy, everyone would do it! I never see in these comparisons (which I think you did a really good job) people mentioning the yearly tax savings from real estate. That needs to be added in the comparisons. Stocks are definitely less work but I think it’s real estate bc of not just the appreciation and cash flow but bc of the depreciation on your taxes plus the ability to carry over losses for multiple years. We all should be doing BOTH tho

Hi. I’ve been forced to find additional sources of income as I got retrenched. I barely have time to continue trading and watch my investments since I had my second child. Do you think I should take a break for a while from the market and focus on other things or return whenever I have free time or is it a continuous process? Thanks

5:30 - This is highly inaccurate and just really bad math. You're not including the part about how much you're contributing every month into real estate (basically the monthly amount you're paying that includes the principal/equity too but, most importantly, the interest component). With stocks on the other hand, it's a simple one-time investment. And let's not even get into how much time you've spent on real estate.

Note that when she talks about mortage, that number includes principle, interest, insurance and taxes.

@@Jeroen74 That's not true, Jeroen, because the only part she talks about is equity and equity, by definition, would never include interest and other additional costs. Also, if we were to practically break it down too the numbers don't add up. If it's 56k in equity over 5 years then dividing that by 60(12 months x 5 years), you would get $933. There's no way you can get a loan/mortgage of $933 for a house that costs $700k+, let alone in a place like Seattle or Cali.

She does not mention it in this video I believe, but she has never contributed to the mortage, taxes or insurance of the Seattle townhouse, only her sister did who lived there, and had roommates who partially covered the mortgage. Shelby only provided $35K of down payment money. My previous comment is what she said in a comment down below, but I guess that's about the PS house then.

Comparing stocks(where it's a one-time investment) to something like real estate where they're(someone is, be it her, or her sister or whoever) paying a monthly amount? This is a very unfair picture to paint for the audience because the big takeaway here is that real estate hands-down beat the stock market by a massive margin but none of the amortization and cost of borrowing/loan has been taken into account. Either she/her team have gotten the math completely wrong(which is possible considering this can be a complex compounding problem) or manipulated the video/takeaways for her benefit. Either ways, it isn't accurate by any means.

Owning a rental property is a lot of work. If you are the type of person who doesn't; want to deal with that then stocks is the better approach if choosing one or the other. Having both investments is not a bad approach.

My advice: for newbies to grow financially this year, invest. Saving is good, but investing elevates your finances. Why newbie make huge losses on trade is because investing without proper guidance can lead to mistakes and losses. that will stop you from trading, this has been one of the biggest problem to new traders, I've learned this from my own experience

Great video! Real estate is so challenging because everyone knows it is such a powerful wealth building tool. The competition is nuts! I would love if you would have compared risk, tax advantages, as well as cost of time spent on each asset. If I had to guess, comparing risk and tax advantages, the property would look better. And if you compared the cost of your time it would have made the property look worse. Still very interesting. Those numbers were very awesome to see. I guess it goes to show that it is not all about math, though. Thank you!

The calculations on the house are completely wrong. You've included your initial deposit and equity payments as "profit" when it would just be a return of your invested capital, so your return numbers are inflated by about 100% (even worse on the second one, where I calculate your "profit" ignoring interest costs to be 60k not 586k). You also didn't include the interest cost on the mortgage.

LOL, "both" is totally the answer, but hear me out. I was team real estate until I realized the stock market can compound in ways you wouldn’t believe. My financial advisor showed me how diversifying both saved me from regret-ville. Might be worth checking in with a pro before you dive in-it changed my game.

Don’t forget. You can actually take loans against your stock portfolio too and with very little paperwork. Meaning access to capital quicker and with the same or lower interest rates. If you redeploy that capital to another investment then all of the loan costs can be deductible.
