We've been here for a year now and are looking for a new place! So here's what $850USD gets you in center of Shenzhen, China. Shenzhen is a first-tier city so unless you're living far from the city center or in a much older apartment, rent is on average $5000RMB/month ($705USD).
Apartments in Shenzhen aren't as notoriously tiny as Hong Kong or other parts of Asia but the new ones are definitely squeezing every square meter.
Usually 2 month's deposit + first month of rent + agent fee (half of one month's rent) = all the money you have to put down

SZ properties can deteriorate really fast due to humidity. Though you can mitigate the issue by keeping your AC on.

New subscriber here. Browsing Lianjia always gets me depressed. They should apply more filters to filter out non/semi/fully furnished places and to distinguish the state of the bathroom and kitchen, weather they were a recent remodel or have seen heavy usage. I also feel like a walk in shower should be a mandatory separate filter. The first apartment had a nice bathroom and I'd take it just for it in a heartbeat. Following your next hunt for sure!

I totally hear you, sometimes there's so many fake listings as well! This time around I actually used the app 58 and you can chat with a realtor on the app directly if you have questions about a place (they also usually respond within minutes). Next I'd always ask if they have a video of the apartment so I won't have to waste my time if the kitchen or bathroom looked really old

It has nice interior is I would take it in Shenzhen. I personally would prefer a non furnished apartment at a lower price

What is the complex called for the 8,000 rmb apartment? 🤗 your apartment videos in SZ are very helpful. I am moving there in August.

I will choose the last one, the price of 6000rmb is good, but the bathroom decoration is a bit shabby. In addition, in high-rise residential buildings, floor-to-ceiling windows should be installed with guardrails. Do n’t forget to let the landlord install guardrails at the floor-to-ceiling windows.

I kept thinking how apartments in the states are so similar while in china you get all different sort of styles of apartments 😂😂 I personally like Nanshan better than Futian because it's closer to the seaside. If you live anywhere around the lower part of metro line 2 (Houhai to Seaworld) you'll likely to get proximity to the bay park. I missed how nice it was to take a walk there after dinner 😭

The rent in SZ is somewhat reasonable, but the purchase price is insane.

8600 for an apartment in SZ? This is how much I pay in Sydney Australia in a modern building with park and water views and in a good location next to a train station.

My cousin rent the Apt 2, the Shekou Gong Guan, very tint apt but nice facility. The problem is too tiny.

Really no bargains in SZ rentals... you get what you pay for. And in general "affordable" = "one or more deal breaking flaws". When I was searching for a new apartment in 2018-2019 it was mostly depressing.

Thanks! for the apartment we decided on it was actually referred to by my friend as their building management has a monopoly on the property. To find the others, I used the app 58 (it is all in Chinese) and you can message listings that you're interested in, directly in the app. They usually then ask you to add them on WeChat and will keep helping you find other properties!

"2014 and deteriorated over time". That can't be good for an investment. At least with HK the places are decades old but still in great shape.

Because renovations happened during those decades. In Mainland things aren’t that old and deteriorated enough for an renovation to happen. For old communist buildings real estate developers would just demolish it. Shenzhen doesn’t exactly have that many years of those things
