Young brother, A luxury condo caters to an entirely different market and clientele than a low end condo so you will always be able to find a renter/buyer for them. I own 2 condos in Makati, one ( 70 SQM, 1 bed, 1 bath) I acquired in 2019 for P8.5M (currently worth P15M) and the other (150 SQM, 2 bed, 2 bath) I brought for P30M in early 2021 (currently worth P45M). Both condos are currently being rented, with the most expensive condo being rented out for P180k/month by a Chinese couple and the least expensive one going for P80k/month by an Australian guy.

We bought a condo, I don’t consider the place you live as an investment, but a choice on how you want to live. Buying allowed me to pick the complex, the floor plan, the upgrades, the interior design, the direction of sun….. that I wanted. Finding a rental with all that would have been impossible.

100% accurate, too many of them are going for western prices. I'm not paying 50-100k USD for a 25-40sm box. Renting is a really good idea there since its cheap.

Exactly. I’m cool with spending 30k usd per condo to eventually rent out to ppl in the future but anything over 50k usd is when It gets crazy. Lots of my friends from California moved to Texas to get houses for around 150k so 50k+ for a small box in the Philippines ain’t worth it.

Woah really? It took me just a week or less to secure my deal. I see so many new people moving in there these days too. There are two saekyung’s though. One at the edge of lapu lapu city near all the beaches and the other by the bridge closer to Cebu city.

You get what you pay for. How much do you pay for association due, if you pay less than 2k php per month don't expect the condos to be well maintained.

@@noneofyourconcern5448 If you are between the age of 35-49 you can apply for the SSRV classic visa. They require a deposit of $50k that can be used to invest in real estate. That way you won't have to worry about getting extentions and exit clearances..

Most sellers want you to pay the “assume” price which is usually 20-25% of the full price before being able to move in. They usually go for the fast money when making the sale. I told the seller I’ll pay half the assume price, half a year of monthly payments, and then after that pay the rest of the balance at once to avoid extra fees. I haven’t opened a bank out here and never will tbh. You’ll be fine with using western union, gcash, debit card, or cash.

I have freehold so I get this unit forever. If you’re on leasehold it’s up to 50 years though before renewal. You’re good bro, you can get a condo anywhere here without any issues.
