The worst mistake you can make is to over pay. We’ve been here before. It’s very damaging to have 30 year mortgage and an upside down house. The market will eventually correct itself. The opportunity will come.

Stay strong the lenders will request some documents that are incredibly redundant. However it's all worth it as long as you get to the finish line of becoming a homeowner!!!

I would recommend getting everything to them ASAP. Push your employer(s) for VOE...get things to them in as little as 2-4days.

Before houses here in upstate NY were affordable even in top school districts but we don't have enough savings. Now we have savings but houses went high in prices. We still can't afford. So frustrating.

Agreed, continue to save. Keep an eye on the market. Home prices went up so quickly if been very difficult for buyers to adjust.

I’m in upstate NY also.. and this experience has been extremely stressful. Placing offers well over asking and STILL having to include Gap coverage because sellers know homes will be appraised Lower is to much..I want to buy a home but I don’t want my family to have to eat franks and beans for the next 5 years lol. I think I’m going to to wait this out for a while

You have helped me so much!!! We added “conditions” to our contract which were delayed occupancy and paying a certain amount if the home doesnt appraise. The delayed occupancy will make us money and the home appraised a good amount over the listing/sale price. And you are so right asking for closing costs and/or at list price! Our rejections came super quick when we did that! We impressed the seller so much he offered to pay a portion of our closing costs.

California people moving here to North Texas are making home property prices ridiculous. One home sold 300k over asking price just to make sure they get the house!😳

I know someone who closed two weeks ago. she paid asking, half closing and thats IT! People can fix this problem by only Offering a reasonable offer. Once the seller realizes nobody is on the crazy train anymore they will bend. This market is a scam and definitely will crash sooner than later. Save your money people. Do not overspend. You will need your money for inflation of food and groceries. Homes are not extinct

This can still happen in some instances but if you are competing against multiple offers at least in the Atlanta market you won't stand a chance. The key component is the demand for a particular property, if the demand in low and competition is low there is still room to negotiate even in a seller's market. Thanks for watching

Inflation is up. US dollars become trash. Save money in bank will lose more money during inflation. House will keep value much better than saving in bank during inflation. $100 today, 7,8 years ago, it was only worth for $50.

@@gangzhang1386 Nope. Houses go down during inflationary periods. It's all based on payment. When interest rates go up, house prices come down.

@@ShaheedahHill There were multiple offers, this is a desirable area she chose. The gig is up around here. Code is: We are over it. The house wasn't worth asking in the first place. An appraiser can slap a price of their liking and go miles beyond a property to "make it a comp" I live in the real world and know the game thats being played right now. Others are starting to wake up. I know someone who works in every aspect of real estate from lender, inspectors, builer, broker etc. Investors are running this market. The scam will unfold and I will sit back and let them run it into the ground. American people deserve better especially during a pandemic.

The ONLY way that I could afford to buy a home in this current market is to sell EACH of my 3 children PLUS a kidney! LOL Since that is not possible, I will just have to wait another year or two until this market calms down and hopefully becomes a buyer's market again. I'll keep saving my money aggressively until then! I'm moving to ATL in December, so I'm looking forward to that and contacting you when I am ready to begin my home search!

Thank you so much, this was really helpful. We have been house hunting for almost 2 months now and its very competitive out there. People are bidding way above and beyond. Each time we place an offer the next minute, we get the call that we've been out bidded. Like you said in the video, we are also trying to play smart by not going over our budget also. My approval letter expire in July so maybe we'll take a break if we don't get any house before then.

You make such a good point about competitive offers, we are so trained for a 'sale' or a 'deal' - I don't think folks have come to the realization that those concessions are not happening right now. Really looking forward to more inventory cause this market is 🤪

I love your content and presentation. Thank you! If you plan to stay in an area for 7-10 years, if your rent is more expensive then your house with PITI + regular maintenance + hoa fee it’s a good home for you. Regular maintenance is at a minimum lawn care, basic repairs and yearly checks like hvac filters/cleaning and termite.

@@ShaheedahHill I ‘ve heard people say get a fixer upper but I would only recommend a cosmetic fixer upper. Why? With the lack of building materials a fixer upper could take 3-4 times longer to fix up. And, the cost of repair could be prohibitive. It is tough to live in a home mid-repair for a long period of time.

I worked on my credit for two years, finally got the preapproval I wanted and this market is crazy. When we were looking last year we could have easily had our dream home but now it almost seems impossible. I have to ask for some closing cost and maybe that is why my offers are getting over looked

Find a lender to contribute to your closing. Look into 100% financing conventional loans and you can use your down payment money for closing costs. Strategize with your agent, if you still need closing costs ask for the minimum amount needed when you are completing with multiple offers.

The problem I'm having is the price I want to pay never stay available long, the price I can afford to pay last a little longer but id have to spend more. And the price I was preapproved after uploading everything would limit my lifestyle desire. I can probably pick something today but I want to take my time.

Hello, Shaheeda, I’m from New York, recently relocated to Atlanta for a job opportunity at City of Atlanta. However I’m interested in purchasing just scratching off the surface of some debt first. Where are you located in Atlanta, my lease term is ending in a month in half. I believe I need to lease another rental for at minimum another year. I had to rewind this a couple of times, that 25-30% of your take home pay for a mortgage just sounds too low. 25% of your take home pay is usually less than you would pay for a decent apartment.

Lenders will let you borrow more and they go by Gross Pay but you don't want to make sure you are not putting too much of your money toward your mortgage payment and you don't have enough money to put aside for savings and investing.

Lol in California 40% of my monthly income goes towards rent for my apartment and I make pretty damn good money. I pay more than a mortgage would be.. no wonder we have a huge homeless problem here.

Do you think people living in higher cost of living areas can consider doing more like 28% of gross pay? We tend to have higher incomes so more money is leftover for expenses aside from the house budget. Very hard to make 25-30% of take home work in high cost areas. Probably will continue renting.

Long term, I'm not a fan because they go down in value overtime. But I do understand the affordability component. A single family home will give you the most long term value.

What are your thoughts on buying land with 2 other people then myself? Is that risks situation?

You need some agreements in writing, since you all own it together - you must all agree on what is done with the property. Also if a member of their ownership dies then what happens to their part of the property - does it go to their heirs or to the remaining partners? Definitely discuss with a real estate attorney before you buy.

Yes, it does. Anything that gives more liveable square footage increases value. However, above grade is worth more per sq. ft than below grade.

I closed on my first house this week and I'm getting the keys tomorrow!!!! The first thing I'm doing once i get in, before touching anything is having my mom pray and bless the house!!! Question: in the section where you talked about which options were considered, you referenced conventional loans, and my question is why would those be considered first vs any other type of loan? Money is money for the seller, and I am genuinely curious.

Primarily because of the appraisal not staying with the property if the sale doesn't close. Conventional loans are also generally harder to qualify for so conventional buyers are looked at as less risky.

Yes, but I would do a letter because people do value veterans but don't ask for closing costs, try to an amount you are comfortable with above appraised value with multiple offers, try to get through underwriting and keep at it.

My husband will be graduating next May (2022) and hopefully getting a new position (maybe with the same company but also looking at other companies in our area as well). Do you think this will negatively impact our chances of buying a house at the end of next year since it will come up as a new job that he hasn’t had for more than a few months when they pull the records?

Not really the cost of lumber is high so you can but it will cost you. Im going to do a video on construction loans in June.

I am always leery when realtors encourage the madness of waiving appraisal addendums (partially or fully) because it only adds to the madness of this market. We have to normalize this nonsense. Realtors will usually encourage it because they benefit from a higher purchase price and a prolonged runaway housing market. Your advice is usually great, but that bit is always bad.

The seller's market is so hot right now you would probably make more money on the market right now. Homes are having multiple offers after only two or three days on the market.

Some people are doing this to avoid having all the showings and people in the house. To the seller that is one benefit and they are doing it. Lots of people are going under contract with off market properties. It is worth a try, some sellers what to avoid the headache of the market.
