Book a Star hotel at best Price on Travel site .. every time different hotels and different beaches… Me ,My wife and kid enjoy a lot… Last month it was my 30th trip… No need to buy a property..Not worth.. AAG Video... AVOID GOA AIRBNB PROPERTIES 1. Investment decisions cannot be taken basis of history only. In 2020-21 that was a great investment. But in 2024, this is a very high risk investment and should be avoided 2. The Airbnb property will be occupied 100 days at max. In April-October, no one is going to Goa 3. For managing the property from a different city, manager will need to be hired. Managers take their own high commissions, lowering your expected returns 4. Local politics: Goa people are fed up with the nuisance of outsiders. The rules may change suddenly for the outsiders by Politicians, as they understand the vibe of the public 5. Lakshadweep/Portblair are emerging as new alternative destinations, more peaceful and cheaper than Goa 6. Biggest issue with Airbnbs: No enjoyment for the wife if she has to cook food as well and wash utensils on vacation 7. A better investment decision would be to buy in the top 7-8 cities of India, where you can get better appreciation and rental yields, with lower risk

Here is how one should consider explaining it: We understand that some micro markets in cities have gone beyond investible for the regular Joe's of the world and we don't quite like the chaos of the cities as frankly the cities juice the middle class to feed the poor while the rich owns the juicers. Running towards investing in airbnbs in exotic locations is also psychological. On the flip side managing rentals is cities is no walk in the park either, on a scale of difficulty, Airbnbs are definitely higher but city rentals are catching up fast.

We went Goa in May month and it was horrible weather there and we cut short our trip from 7 days to 3 days. Weather information you provided is absolutely correct. Airbnb manager will be a painful experience given the competition with cheap hotels and high wages to manager. Local Politics can change anytime. Your information is very much at ground level and Akshat provided just surface and theoretical model of Airbnb Goa. Good analysis!!

I too advise my friends, who wish to retire in Goa, not to invest immediately. Experience the place for a couple of years on rent and then decide if you are still in love with Goa before buying for settlement. Never for renting out

I along with my two friends have recently visited Goa and returned 3 days ago. They see tourists as ATMs and ask for extra payment everywhere. We ourselves are bachelors but the scams there and addictions and all, we have decided that we will never ever go to Goa again and we have decided that next time will go some place that is quiet and peaceful and some place which has not been very commercialized yet like Port Blair. Guruji you are very right. Goa is truly overhyped and saturated.

Goans are fedup. Guruji whatever you said is absolutely true. Nowadays north Indian buys property n say that their Goans. But many of them say when they r not Goans. First of all they dont know our culture. A Goan knows our people.Goa was peaceful in 90s n early 2000. Those people who travelled in 90s n 2000 will tell you what goa was. Akshat had bought real estate in Goa while preaching others how buying property was a very bad financial decision. Now he is dancing around Goa real estate and preaching others the very same. Because of these finfluencers so many people kept sitting on cash and didn't buy real estate during pandemic when it was the best time. Now they are asking people to buy in tourist places like Goa where you ain't going to stay and need to generate returns only from rentals. In a good city with ample of economic activities and business propspects, nobody has regretted buying a property in long run. I went to Hyderabad for the first time in 2015 and realized property was way cheaper here than other metros though by every other aspect, the city was excellent. I blindly bought a budget 2BHK and now my only regret is to buy a small 1100 sqft 2BHK and not a bigger ticket. While I was paying monthly rent of 12K in the very same society now rentals have touched 26K. Stay with a city with good job opportunities, you will get good returns for sure.

I kind of agree with your views..I have been always against investing in goa for returns. Goa can be enjoyed only for limited period of time in a year. For an outsider, living in Goa is tough (despite a far better AQI than delhi-ncr) for various reasons (roads n other infrastructure like transport, power, etc)

Few facts: Akshats whole story is dependent on Airbnb , what the company closes tomorrow? Cities like Newyork in USA has recently banned short term rentals. Banff in canada has only hotels and there is a ban for short term rentals, airbnb doesn't operate there. And the same situation in many high density cities, which can happen in GOA too. We have visited florida in peak time, didn't get hotels, and booked airbnb for a week. Pura week kitchen me 1-2meals banane pade. Since that time decided will cancel the vacation but will not do khana pakana on vacation. Vety practical 👌

Not only that many owners have moved abroad and when you buy some property through some agent one has to be careful. The signatures would not be available of all the owners. If you buy later all are putting cases. This was seen in our own eyes.
