I'm less concerned that builders do dodgy things and more concerned that inspectors sign them off as all good mate. They're the line of defence that's supposed to be on the side of the owner fighting for their right to get what is required by standards and local laws. For them to sign off things so clearly non compliant as ok, that is by far the scariest part of the building industry and you're right mate. Rotten to the core.

The inspectors have been in the builders pocket for ages now. Inspectors are paid to sign off substandard work. That's how it works in Australia.

It's a complete disgrace. My heart goes out to this bloke who has been robbed. Anybody who this builder has worked for in the past should get their home checked in case it falls down! The building certifier should be suspended forthwith. Keep it up mate. Great work.

Our love and thoughts go out to this owner, our hearts are broken. Sounds like such a lovely owner, and unfortunately was exposed to this criminal builder who really needs to be arrested and held accountable. It's an absolute disgrace!

With 40 years experience in the building industry, I have never seen anything as bad as this standard of work, and that is so consistently bad in so many areas. The underfloor areas were a nightmare of serious structural issues, and the drainage issues, internally and externally were unbelievable. Congratulations on presenting this comprehensive view of this disaster. The builder, certifier, structural engineer and all other relative supervising authorities should be held fully accountable. From what I have seen with this video, this home is close to having to be demolished and started again only with a new and competent builder.

Another homeowner taken advantage of! I went through a similar experience and ultimately sued the architect, engineer, building surveyor, builder with success. It was a long journey, costly, stressful and would not want to repeat the process. Moral of the story? Invest in your own building inspector to scrutinise every stage of the build.The best money you'll spend for the entire build!

The whole building process is flawed. Its too late to bring an inspector like this in once its fi nished. I'd be bringing one in at every stage and not paying until its done properly. Slab > inspect, frame > inspect and so on.

The rodents in the area would like to thank the new owner for their new accomodation that includes cool areas under the house and multiple tunnels to get to the warm areas. Also many thanks for the underground pool and small rivers to drink water

As a Landscaper, this is one of those sites, where it can be beneficial for builder and client to liaise with a landscaper and plumber, well before works commence and areas basically become inaccessible. And as a landscaper, it also always amazes me how many materials are left onsite with some builders, not only wasted, but not disposed of either. I could of built my own house by now, with all the leftover wastage. I enjoy your videos, keeping the industry as honest as possible.

I'm a licensed plumber in commercial and health care construction for almost 4 decades and I have to say that pit design at the back that's flogged out already is bloody disgraceful. Whoever the hydraulic consultant is that drew that shit should be ashamed. High leaf litter /green growth area to a pit that's essentially a rubble pit with not even a litter screen protecting the 100mm weep /drain holes either in the pit or at the point of entry it's so bad..

i went to a house inspection this weekend and there was a 2 story deck, the top story was not connected to the house with a beam, it was just the hangers nailed to the house bricks. It was about 20mm away from the house and leaning. sold for $1.477 Million. Doncaster East Melbourne.

@@KipMplaylists the sad part is that quality tradesmen are suffering too because of the general mistrust. I was asked to look at a deck and staircase at a new renovation/extension but had to decline the work because I didn't want my name connected with that of the builder.

I just watched a video on Japanese construction the other day and it blew my mind. All the trades were under one company and a supervisor who was had a degree in architecture would inspect all the work being done to ensure it met all compliance. If only Aus had something similar, so many houses wouldn't leak.

We did, but that was decades ago. Builders became all about massive profit on a budget level. Hiring labourers fresh out of school with no traininh sitting on the dole. They would get kick backs from the gov for hiring them for 3 months. The idea was to get them into full time work, but dodgy builders let them go after 3 months and hire a new crew to continue getting the gov kick backs. That was the 1980s. Customera became more demanding for fast builds so corners were cut and it became the norm. The cost of taking a builder to court emptied pockets n then the practise of going bankrupt and opening a business under a different name. This is the culmination of decades of degradation of good building practises.

The Australian building standards have some really sensible requirements for waterproofing and flashing, but sadly they are just ignored. This house has so many issues with waterproofing and grading on the hillside, that it will rot away within a few years, if the owner does not get this rectified. Even more shocking are the structural issues that should have been caught while the house was being built. Good that you went caving underneath. A follow-up would be great after everything has been fixed...

Yes, the Australian Standards are very important, but it doesn't help when they claim they are not for profit when this is clearly not true! How about you offer them at no cost so that the masses can adopt the useful information in there and we could then reduce the level of building defects over time!

2:40 - The unfortunate thing is that a 2 year build time is not unusual anymore. I have friends who are well into their 3rd year of a build. IT IS INSANE! Builders are ALWAYS quick to make sure that building contracts are ONLY 100% IN THEIR FAVOUR, but I guarantee that they will REFUSE to sign a contract if the homeowner included financial penalty clauses if the build was not finished by an agreed date. ALL homeowners should insist on such penalty clauses being put in their contracts and if ALL homeowners did this, then builders would either have to AGREE to the clauses, or they would have NO WORK!

Come and check out the builds currently happening on Macleay Island. I’ve lost every cent I have saved to a cowboy builder who has created so many defects on the build that it failed form 12 engineer inspection. Contractor refuses to rectify, government building industry authority is not helping. I’ve lost everything and am now homeless. It’s an epidemic on the Moreton bay islands with dodgy Kit home suppliers , builders who are not insured and dodgy building suppliers targeting solo females with no building knowledge or support and ripping them off!!. It needs to be investigated and stopped!!

WOW, are you sure this is a new build. The footage that you showed from under the house looked like something that is set to be demolished. If you add up all the problems with this home its going to cost a fortune to fix. Some defects can't be fixed without demolition works. I feel for the owner, i hope he hasn't fully paid for this. I truly hope heads roll. 😡😡😡 Thankyou for sharing. ✌️

If it's anything like the US, Florida etc...they are using all cheap hispanic/immigrant laborers who barely speak English if any English at all. But, most of the builders who care have 3rd party inspections they are allowed to use that are actually performing their jobs/inspections and staying on top of the issues that arise. Ask me how I know, in the process of building a new home with a builder with a pretty good reputation. Have had a 3rd party inspector as well and they haven 't found anything really atrocious that wasn't easily rectified, or they caught themselves/flagged and resolved as well. Can't say the same for NSW and AUS apparently. Yikes.

It always amazes me that when I see these inspections of new homes where the homeowner hasn't even moved in yet, most of them look like they already need new painting and heaps of other maintenance that you would expect to see on a house that is 20+ years old! I'm flabbergasted!

My sentiment also. I watched another of this man's videos where the house cost $5 million and it looked like a lovely home but with so many defects half of which would maybe not be obvious to an untrained eye until a few months down the track when the house starts leaking everywhere. It appeared to me as though things were done on purpose. Things that were unnecessarily or purposely neglected because if the builder had a care for what he himself produced with his own hands and taken just a little more care with measurements a disaster could have been prevented. The builder even used foam on the roof. It's my belief that was done on purpose by a very wicked human who knew he'd get away with it. He knew he'd be long gone before the leaks did obvious damage, and because he knows the Australian building industry laws are not enforced properly and he'd be able to point the finger at the building inspectors. These videos are shocking. I am in shock that people are getting so badly ripped off like this. You would not believe these houses were built in a first world country like Australia where there are trade schools. You'd think it was built by builders from a third world country where there is a high rate of illiteracy. Whoever is in charge of this industry needs to be sacked. An enquiry into the whole industry needs to be made

The way it appears to me is the building certifiers might do a cursory inspection but primarily just collect all the CoC’s from the trades to satisfy signing off. So essentially trades are self assessing. From experience doing essential services it seems the majority have no clue what the standards they list actually say. First inspect and test after a building has been certified more often than not fails to meet the required standards.

What a shocker! Here in NZ, the local council has to inspect every stage of the build. None of these items would get through. We have a new govt that wants to change to the aussie system. 😮

Not quite. The new government wants less red tape for new products to enter the market, to reduce monopolies and create competition. Currently it's very difficult and expensive to demonstrate compliance of products (CodeMark certification, BRANZ appraisals, inconsistent scrutiny of building consent applications between councils etc). I don't believe inspections are on the chopping block. I don't agree with this particular direction either, but it's no way near as bad as NSW appears to be. I also doubt the proposed changes will actually do much to achieve the new govt aims.

The subfloor is most likely ponding water due to seepage from the sandstone rock foundation material. Without significant subfloor drainage remedial works the mold issues in the subfloor will not be resolved. In addition, in our experience 'ag' pipe / drain coil subsoil drainage pipelines are only effective where there is a minimum of 3% fall. Where there is less fall, slotted uPVC pipelines should be used to ensure adequate long-term performance of the drains. Where there is less fall, the internal ribs in the pipes collect material that is not washed out. 'ag' pipes are also significantly harder to lay with a consistent fall. Any reverse fall and the pipeline will quickly become blocked. Finally, I think you missed that the external subfloor doors require a mesh screen with 2mm aperture in the BAL rated area, and there were none provided.

Unfortunately the buck stops with politicians and policymakers here. They've allowed the industry to fall into such disrepute that it beggars belief anyone with their eyes open is actually willing to exchange money for a property to be built. Plenty of other countries do not have this problem, and it's chiefly because they haven't accrued a multitude of perverse incentives within their property market that inevitably lead to this substandard workmanship, and then allow people to get away with it.

In fairness to the Building Commissioner, who is doing good work, the current priority is residential multi story developments because of the risk of mass death (everything comes back to Grenfell and Lacrosse fires). They are looking at the bigger builders as a consequence. Right now, and for the immediate future, residential builds are not getting (and will not get) nearly as much attention or any of the very limited regulatory resources. It's an absolute mess. Regulators are very concerned about the lack of qualified building surveyors, which is only going to get worse as the older blokes retire. As per usual state governments (which have to power to make laws regarding property, not the Commonwealth unless referred) and Councils are prepared to rake in the tax money and not spend any of that money in that area. Think petrol taxes used for almost everything but the roads. More insurance is not the solution, because the tax payer subsidies bad builders, conflicted surveyors and dodgy developers. Its going to suck, but the state building authorities need to be gutted and rebuilt from scratch, building surveyors are going to have to be majority council, auditing has to be increased significantly, plus the proposed licensing of trades (with CPD) has to come in and not be diluted. "But this will cost too much money!". Right now, we are paying a fortune for properties that will not last 10 years. If governments and councils can find money for diversity, equity and inclusion departments, they can divert that waste of money to fixing the industry

This is a good vid. As a Civil Eng that worked for a Tier 1 Contractor (Can't say who it was but they dropped the B from the BLL) I was part of their "Reputation Management Team" ie defect rectification on resy jobs. I identified that Builders need competent Site Supervisors who actually know how to build so THIS doesn't happen. Obviously, the Supervisor let all of these poor practices slide because he didn't know any better. Thank you for helping out this owner. Where was the Structural Engineer in all of this? Hold Points so the defects weren't built into the job? If I was to build I would retain my own Building Inspector to visit on a regular basis as an insurance policy. When you're dropping a Mil into your own home it pays off.

The new contemporary look is a roofscape nightmare. If you are building, select the shape and layout of your roof and outer walls first. You can use a 1970's design and add character yourself. Windows, doors and landscaping are easy add-ons. The newer designs do not account for having experienced tradespeople who can do the job.

Like most modern designs it is sold as style but it is really about cheap. Flat roofs are cheap.

Yep. It might not look as fancy (although a nice balcony and trims can go a long way to bridge the gap) but a basic solid design from the 90's built for traditional roofing and whatnot is far less likely to have problems.

I refer to your comments at 20.23min and wish to highlight, that should the planter box drain become blocked, there is a significant likelihood that the entire area will become a roof top pool! Has the structural design and construction made provision for this risk? Potentially this is one of the most significant structural concerns highlighted to date. As a viewer, I hope it is properly addressed and managed for the life of the home.

Zeher, you do very great work mate. I have a suggestion for your videos to make them a bit more polished. At the end of the video can you do a summary and your thoughts on the inspection. Maybe possible outcomes or ways to rectify. How this stacks up against the rest etc.

for entertainment, you need to add a “non-compliant” counter, every time it is said “ding” and we get a total. Allows us to see the difference between a house that has some minor compliance issues and this. cheers. awesome work, well explained, top level professional

As a test my friend and his wife went into a Home Builder and priced some of their display brochures. One was to be built in Bondi, and the other in Campsie. The same house was twice as much in Bondi.

It is absolutely shocking how poor the standard of workmanship is here in NSW, and it's completely systematic. It's not just one builder - at this point, it is the majority. Shameful.

Can you even have timber decking and stairs like that in a bal area ? But especially all the structural timbers underneath with timber doors/fencing it off, with no screening to prevent ember attack

Depends on how high the BAL rating is. At 35:07 the little pop-up on the screen seems to suggest it's BAL-12.5, which is the mildest. Decking and stairs need only be bushfire-resisting timber, Blackbutt, Ironbark, Merbau, etc.

The building g commission only looks after class 2 buildings and not residential buildings like this. They fall under the department of fair trading in NSW. Generally hopeless at compliance.

I wonder how many quotes from builders the owners got and what was the difference between them and which did they go with? I can only image how difficult it would be to quote on some of these modern bespoke home designs and with the ever changing materials and installation procedures. I would want to make sure the builder has a track record with the design and good trades. I think someone else mentioned in the comments that sticking with the traditional home design is the smarter choice!

I grew up in the state of Michigan in the USA ... owned two homes and my father was a builder, after he had been a painter decorator after WWII and got his builder's licence in the mid 60's. I moved here after 9 years Army (Vietnam, 101st Airborne 1970) as a teacher. In my state you have basements ... Usually they are built around 4 feet above the the ground and after completion they replace the soil at and angle leading away from the house. This keeps and water from pooling around the home. I feel so sorry for this home owner. I use to have a painter/decorators gold licence years ago in NSW. Also I've done painter/decorators courses for mural students in the USA and Australia... For that kind of money, I'd expect at least an average paint job...these guys were slop artist!

Can you include in your inspection a discription of resolution regarding the repair or replacements of inadequate works. For example a bathroom needs to be ripped out and redone due to poor or no waterproofing and or the paint work is untidy and care needs to be applied in order to be finished. Ty.

I really appreciate these videos. Can I ask what are the next steps for the owner? Do you do a full report and then go to fair trade commission? I still can't believe how poor the quality is. Unbelievable but believable considering how many companies have gone under recently. This looks like it was put together by builders who bought their builders license.

You are wrong about the bondek slab anchorage. You need to read AS3600 Clause 9.1.3.1 (a) (ii), where it says the anchorage can be reduced to 8db, or 4db if all the reinforcement extended, in which, the bondek slab complies. If what you say is true, then double brick walls can never be used to support concrete slab, which is not the case.

I worked in the building industry in Auckland NZ for around 17yrs as a solid plasterer, originally from the UK. I was initially shocked by the flat roof flashings. But as time went on I found flashings generally left to hope, chance and silicon. The biggest problem after poor design and ignorance was the piss poor inspectors. Some of whom I personally had to point out problems to, that were the builders responsibility but compromised every subsequent contractors work. who can then become liable in any suit against the property developer who is just as likely to be relying on others professionalism when very little still remains.

How could a building designer, Architect even put a design up for a client for that crap. You can't blame the builder for everything. As a builder for 30 plus years, I would flatly refuse to even quote it. I blame the home owners as much as the builder. How can you put a planter box against a home, relying on waterproofing? The roof areas are designed wrong. Impossible to complete and guarantee, clients want tiles the size that it's impossible to create a fall to a waste. A shower beside a free standing bath! Are you for real? Who's going to clean the soap scum and body fats that will build up behind areas that can't be reached? People deserve what they want. Go back to the old way of building a home, roof areas slope towards the outside of the building with external gutters with eaves. The building industry is a complete failure now.
