As a current renter myself, I don’t think I would ever invest in a second property. Having someone else pay me crazy amounts in rent just to live in what is their home (even if I technically owned it) just doesn’t sit right with me morally. But that aside, I really enjoyed the clear and simple layout of the other options in this video!

Hi there👋 Thanks a lot indeed🙏 I don't have life insurance and am not the biggest fan of it. If something was to happen to me my wife would be able to access my investments, this way I am in control of what I invest in and the returns I can get from it. But each to their own😉 Cheers

Absolutely. I buy the VUSA UCITS ETF from Vanguard based on S&P500 via IBKR which is distributing, but you can also buy the VUAA, which is the same, but accumulating. Cheers

Hi Kai! Very clear video! As a Lithuanian, I wanted in the future to invest in real estate in an apartment in Vilnius. However, I can't figure out where the hook is really? To give an example: an average bank in Lithuania at the moment (let's say Luminor) is asking 15% of the apartment price as the down payment. If the apartment costs EUR 200'000 it's around EUR 30000. If I make the mortgage for the current maximum, which is 30 years, it's about 1'000 per month for the mortgage w/ interest. Now, I understand that you could rent on Airbnb and maybe get a return, but isn't that too risky? I would have to maintain a profit for 30 years to "pay" my mortgage, and that is without considering inflation, etc. On the other side, if you want to pay back the apartment in 5 years for example (so much less) you would have to pay a much larger mortgage per month and hardly get back in with AirBnb profits I imagine. What are your thoughts on this? What is your business model that you have found successful? Just curious how you do the math, if you could make a video it would be very interesting thanks!

Hi there👋 I feel you, having just bought an apartment in Vilnius, it took a lot of number crunching. For an apartment in city center (Paupys) it just did not make financial sense, but now we found a unit a bit outside and there the rent (if we decide to rent it out) will be more than the mortgage. But even if it did break even for now, don't forget that the interest rate most likely will fall eventually and your mortgage will become cheaper while the rent most likely only will get more expensive so imagine in 5-10 years you will definitely benefit from it plus potential capital appreciate by then should you decide to sell it. Made a video on this topic here kzbin.info/www/bejne/r3TTgGuZirdljtE As for AirBNB, we were thinking about it, but decided not to go for it. Too much hassle, admin & wear and tear on the property for too little upside from what we found out, but it's up to you of course. So I think right now is actually a good time to buy as once interest rates will fall many other people will buy again and real estate prices will rise. Hope this helps😉 Cheers

Please be dont take this the wrong way. With the word "Debt" the "b" is not pronounced. So say DET. Pretty much everyone who learns English as a second language trys to pronounce the "b".
