It’s an agreement with the seller (by addendum) not to move the home out of the park for at lease 5 years. You own the home but not the land. The purchase is contingent upon being approved for residency and a signed rental agreement with the community. The community also has a first right of refusal for the homes because they don’t want them sold to be moved out.

Nice affordable home and good rent. However, excessive heat, water shortage, wild fires, drought and climate change are worth considering too. If not for the water situation it would be very appealing.
