Employ a diver to check the entire river for possible hazards. From experience please check it all. I lost my brother in a similar place to a peace of rusty old angle bar. PLEASE be vigilant.

Love the property. After reading the comments I agree with having a diver check out as much of the River up and down as possible for hazard. This would be a good collaboration opportunity with Jake, Jordan and Tristan. Dallmyd, Jiggin and yappy. That’s what they do is clean trash while looking for things.

@@smallfish01 there are a lot of water moccasins in rivers throughout the hill country. Unfortunately there's not much you can do about that unless you shock the water all the time. But then you kill all the fish.

Definitely build something on the property. Maybe a building to store floats and stuff. But I also agree with some of the comments, get some divers to check the river out and then also contact the tree house guys and build an amazing, and safe treehouse on that big tree or even on multiple trees. Maybe multiple treehouses that connect via bridges going along the river. Would allow for slides and an amazing treehouse village feel!

Getting a diver to give the river a thorough look over is brilliant! I also love the idea of multiple tiny houses and a treehouse. I suggest 1-2 tiny houses on wheels so they can be moved to high ground when floods are threatening and you have the time. Goats and a donkey sounds like fun. I'd also suggest some kind of structure to give shade to your 2 cement slabs. Shade is really important in a place like Texas. I think the little shed for the toilet is a grand idea. Make sure there's good ventilation.

Just to be safe I think I would go in (if the state will let you) and Dredge out 3 to 5 feet of the mud around the diving platform so there are no accidents . Do it while the water is down . Clean out a 20 wide by 30 foot long area so if someone did jump in head first they would not break their necks or backs and end up in a wheelchair for life . I would also put up a small storage cabinet with A Well Stocked first aid kit in it . Sorry , I was a safety manager for GE for many years . I have also burried two sons so I know both sides . of what accidents can do to a family . Enjoy your river but please be safe with it . PUT UP SIGNS , YOU SWIM AT YOUR OWN RISK . To make you're insurance company happy .

Since water is so vital in Texas legally you cant disturb the riverway (IE no dredging) with out approval Texas parks and wildlife plus the state law allows for access to the "riverbed".

Maybe a flexible stick out there in the water that shows the current depth of the water. Also, I'd dredge and not tell anyone. Peoples safety come first vs some fine or red tape.

agreed, my sister broke her neck jumping into shallow water on her 23rd birthday. she is now a quadriplegic. shallow water can be very bad.

If you decide to get goats, I would recommend getting a donkey to protect them. Not sure if you have coyote in the area, but they will pick off your goats if given the chance. A donkey will absolutely protect them. And you have the bonus of a fuzzy donkey to enjoy!

We use donkeys on our ranch. Not all donkeys are created equal it's hit or miss. He is better off getting an LGD from a good breeder. Like a Great Pyrenees. Anatolian Shepard, or a Kengal. They will protect the family too.

Seriously just seeing you spending time with your family and doing all these awesome things together is so cool. Seeing the joy that ya’ll have together is so infectious it always puts a smile on my face bro 👊🏾. Also for a guy that suffers from depression and PTSD I try to find things that are very uplifting and your videos do just that. They always lift up my spirits no matter how down I am. The little two wheeled cart thing is for transporting firewood. They're great, especially if you're out collecting dead wood.

I believe the concrete is set up like that in multiple levels so when the water is at its normal height, not during the severe drought, it acts as like a beach entrance? I could be way wrong though, but that is my guess. Congrats on the new property Matt and family!

I was thinking that as well.. Also I could see it as a way to protect against erosion of the bank since it looks like the water is channeled that direction when it's higher.

Stepped concrete banks are moreso due to algae and mold build up. Here in Florida, that biomass forming on concrete builds up, gets slick, and will send you on your rear. By making stepped shelves, the sun can easily kill some of that build up from forming, and the current of the water sheering across it can help keep it from forming.

My buddies bought 80 acres a little bit away from placerville California. They have done virtually no major improvements on the property however it is totally beautiful as it is. They've set up a reservation style camping setup. They built a yurt and have improved a number of campsites that you can rent. But one of the cooler things is that they bought some as you were saying tough sheds and built them up and made them into what they call the Shabins. The built counter space and beds and put in a couple of windows and they rent these out like they do the campsites. I think a few of those would work well.

Beautiful piece of land! I grew up with the very long knotted rope swing to enjoy the river. Many great memories! I love that you're doing this for the kids. Memories for a life time. Less time in front of the screen. Maybe have a paddle boat, raft, that you can launch off those steps near the water. They'll need to be for shallow water, but options galore! Can't wait to watch the progress! God Bless you and your family!!

Perhaps a big ole tree house that could handle your family for a couple days at the river and if it's a tree house, it would be protected from rain events during a flood due to elevation. Could even work as a ranch hand house if you decided to pasture some animals out there.

The RV shed is already there, you might as well use it. You can get some awesome campers that are way better than a tiny house. A bunkhouse model has a master bedroom and bunk rooms for the kids. The sky is the limit with campers now days. They put the fans in the shed to help keep the camper cool, plus you have power, water, and a septic tank to hook a camper up to. You really should look at some campers before thinking about building. Plus no permits.

I would say the only downside is mice damage. There are way too many access points and mice will wreck havoc on a travel trailer or RV. I would say a stick built would be much better suited for the long term. I would suggest using the pavilion area as a place for an outdoor kitchen area and dining and maybe even a huge sting fireplace at one end with seating all around. It would give the place more usage than just the summer months.

Instead/alongside of a tiny house, how about a few RV sites so you can have friends out and have space for them! Bathrooms are a great idea too, especially by the river! That shed idea is a good start, but you should build it more like a house so that it lasts. Vapor barrier, insulation, sheathing and stuff like that. Then it'll last the ten years till they're out of the house, and you can tell them to fix it if they wanna use it!!! Otherwise just build some post n beam stalls that'll let the water thru when it floods!

I’m sure you’re going to enjoy those concrete tiers when the water level is up to normal depth. They’re probably for easy access to boats and floats etc. Also check out the cabin at the 5 acre pond on BamaBass channel. That was built off site. Hauled in and installed. That’s a good way to go.

I agree with other comments definitely recommend having a diver come out, also u should just make it a campin spot for ur friends and family that would be a good time , and I also do like the idea of using the shipping container and modifying it for anything u need

I agree with putting a diver in that water to check it out. Put a premade tiny home either near the RV shed or near the barn, whatever is convenient to the septic. Also, in the flood plain, a treehouse would be a great idea. You mentioned a window unit, make sure it's one that does both heat and AC.

Glad to see you and Mare are doing all the things you can to enjoy life and create as many memories you can with the young ones. My thought is if you are going to have animals, make a functional space like a barndomenium like you have on your home property, for all the equipment you need with living quarters. Second idea, utilize some of the large trees and create a riverfront set of “Tree houses”, which would keep the living quarters high above any flooding issues and create a really unique property that could eventually be turned into an air bnb or few.

@@readtherealanthonyfaucibyr6444 not knowing the property, I don’t know if there are any decent sites, but I remember watching a KZbin channel that featured tree homes out of Washington state or Oregon. Would be super cool to see something like that in the large cedars and it would be something a bit more “out of the box” compared to a micro home or an rv.

Glad you mentioned snakes. That’s the first thing I thought when I saw the pictures! Your place is screaming for a shipping container home. There is an outfit in Waco called Cargo Home that does customized ones. Probably more than you want to spend on it, but at least the web site might give you some ideas about what can be done. You have some pads already that you might be able to use for a simpler DIY installation.

@@ney.j_ for around $3,000 you get four walls in a secure structure! Unlike other pre-fab type structures, it can be made moderately tornado proof and water tight against storms and flooding. That seems pretty reasonable to me...

There's a lot of difficulties with containers built and finished yourself. Most all containers are sold because the are at the end of there life, thay leak. Mite be much better built by a company.

@@shawncook7656 you can buy them in any condition - at least near me you can. I'm not far from the port of Baltimore and they have containers used once all the way to ones that look like they've been floating in the ocean for awhile. Of course the better ones will cost more but still pretty cheap since they're all made in China.

You can find your property in Google Earth or (I think) Google Maps and look at the satellite views from the past. In my area, the history goes back about thirty years. This might help you understand some of the structures on the property, as well an understanding the evolution of the surrounding properties. This could be quite useful for you.

If ya know anyone with an excavator, a few buckets pulled out from that spot they’re landing in, will make sure you land nice even in low water / drought times.

Depending on how fast the river moves, a hole you dig with an EX will typically fill in within a day. and it fills in with silt and becomes "mucky". Obviously thats depending on the river, and the speed, but messing with the ecosystem like that is typically frowned upon by DEP

The little two wheeled cart we used on my grandparents property for moving bags of feed, partial hay bales. Of course you could use it for lots of stuff, so use it as you please Matt, firewood, tools etc. Congratulations on the new property! I’m sure you and the family will have a ton of fun on it. Maybe the new thing for the Off The Ranch channel should be don’t tell Annie. 😂

That's a prefect place for a tiny house compound. One main living space done with a shipping container and a few smaller shed's/ container's in a semi-circle around an outdoor space. Easily turned into an airbnb even just for holiday weekend's.

Looks like a great campground area. Build a bonfire pit, a sand volleyball court, maybe a small driving range, an outdoor kitchen and a real bathroom since you have electricity, running water and septic. Are there fish in there? Be awesome if you could catch some dinner.

Good job Dad. Great plans. I too grew up with a large red ant colony that I fed critters to! It was next to the tank we fished at. The tank had to be re-dug a couple of times over the years, but the colony is still there. It's at least 55 years old! As stated below... donkeys go with goats.

Looks like a great piece of property, just be careful in the river. We have a river place and built a tiny home and we love it. I think eventually you need to do an Airbnb river home because a friend done it a few months ago and it stays booked

Congrats! A tiny home would be nice but a treehouse built by Pete Nelson and his crew would be waaay cooler plus it would be great content. A rope swing would be in order after you dredge the landing area.

Big deck for picnic table and grill and power outlets, small deck you put a locking shed on to store stuff in like floats, grilling/cookout gear like charcoal, wood, etc. Cut down the grass around the big deck enough to put several tents on for camping.

You guys have a blessed life. Never forget that. Enjoy every moment with your beautiful little ones. It goes by so fast. Be safe, have fun, and enjoy. You should probably also get the water tested for parasites. When the water gets low during droughts they become concentrated.

Rather than a tiny home, I’d suggest going the camper route The property is already set up for it and it gives the flexibility to take it with you for other family trips, not to mention the fact that you have already admitted to liking trailers in general Just be advised, most traditionally built campers are prone to leaks and water damage (among other problems) so factor that into which ones you look at (most brands are junk, some are decent/good) as well as your maintenance schedule. The covered parking spot will be a major help though

my parents built a tiny home out of a 26 foot trailer, and I've been in a lot of campers in my life, and their tiny home is MUCH better, and much easier and comfortable than any camper. can also be run on just a generator and have way more appliance's \space.

This ranch used to be a commune in the 70’s and 80’s. Campe Tejas was a place all were welcome and memories made, that big tree was the best for rope swinging but the river was much higher. My advice eventually build several small one room cabins or tiny home and when you’re not using them list them on Airbnb along with the RV spot. You could literally have your own private campground. With cabins in an RV spot for rent.

That's what I'd do. A few little 900 to 1000 square foot cabins to rent out. Put them decently far apart and back from the river a bit.

Totally understand what u mean about the kids growing up. Love to give my kids the life you are giving yours. We are in San antonio so it's nice to see types of places we actually have close by. You have your own private Garner State park.

Drop in a couple of 20ft high cube shipping containers. Turn one into a bathroom/kitchen and the other into a sleeping space. If you get nice ones, they will be water tight and protected if it floods. Easy to anchor down as well so they don't float away. Could even stack them with the important stuff up top. Then you have a nice lookout platform on top of that.

Congratulations! What a beautiful property. This would be ideal for me and what I want to do with my life. *The shed to bathroom* concept is a good idea. If you have a simple shower head inside or outside that will allow you guys to feel fresh after rinsing off all the river water. Just to then enjoy a nice night camp fire with the family in comfort. That lifestyle would be so rough, poor you guys! Haha

I would definitely start with the outhouse idea, then I would make sure that the river was safe for the kids- get a diver to check it out, make sure there isn't anything dangerous in the swim zone. I love the tiny house idea. I also love the idea that someone previously mentioned of tree houses connected by bridges...with slides into the water...your kids would be in heaven. 💜💜 Keep up the great content.

Congrats on your new property, very cool. Consider a mobile home, if allowed by local building codes. Single wide and double wide homes can be very nice. Or, call the Treehouse Master in Washington state and build a hunting/fishing cabin themed treehouse! Take Care!

Since you have water, power and sewer, look for a park model trailer, some are like a small mobile home and have a sleeping loft in addition to a single bedroom, and can even have a stacked washer/dryer setup, which could be very handy on the weekends. They start at around 40k on up. You'd have residential appliances with a shared kitchen / breakfast bar / living room / dining area in most of them, they're about 400 square feet or so.

Consider getting a few "shepherds huts" on wheels. You can move them close to the river when the water is low and move them clear when it is in flood. You could set one up as a toilet block/shower room

Nice place! Some of that concrete is to slow down the water to prevent erosion. Make a tiny home village - one for each of the kids and then to rent out as Air B n B later on.

They sell diy cabins. You pick the floor plan, they build it, and then ship it to you unassembled with instructions and every part is labeled. Two or three guys can knock it out pretty quickly. Don't forget, the kids want horses. Be a good dad.

Love our Texas Hill Country! A friend has 425 acres on the Guadalupe, 7 miles north of Hunt. It's fabulous. Get a good RV/motor home and take the bathroom and beds with you... security, no issue. As much as you guys like to travel, the RV might be fun. Go watch Robert Arrington's DeerMeatForDinner's recent 4-family trip (+ caravan with crew) from Jupiter, FL to Alaska and all points in between. I could see you guys doing something like that!

Love it!! Wise choice, especially since it’s close enough you’ll use it!! Really think through the “tiny house” before you start! If you put in plumbing and electrical, it won’t be much more expensive to build it a little bigger. Maybe use a floor plan you can easily extend when you need it! That’s probably the most practical and future-proof. ENJOY IT!!

Tiny home is the way to go, maybe even a couple different style ones and a tree house that way you have separate but multiple indoor spaces for you/guests/kids. I've built many of different size complexity fitting for each unique case, 80% of them I came up with a from scratch blueprint. If you need any help on design/build/ or just to bounce ideas off of to see if they are feasible please feel free to reach out! Congrats on the property, I'm sure you and the whole family are excited to shape the land the way you guys want it to be ! ( my suggestion is Mountain bike paths but hey to each his own ;) )
