Well I'm sold Matt. It sounds like you put in a lot of time and thought about this decision. Who knew that the young veterinarian putting Glocks in the microwave back in the day was such a good businessman.

He forgot at the very least realtor fees and capital gains tax. Average is about 6% of the house price for realtors ($19,500, selling at $326,000)and I'd be willing to bet he's in the upper bracket for capitol gains, around 35% ($70,000, pocketing $200,000). So, that 326,000 gets cut down by quite a bit. So, if he uses all 236,000 left, that drops his "interest @ 7%" to 16,500. He'd be losing about $2k a year....and that's just dirty math..

I was in a similar situation in my mid 20s and made almost identical decisions. Bank approved for 300k, bought for 128k. House is now valued in the mid 400s. Housing market is insane and I don't envy anyone trying to get into it right now. Consider myself extremely lucky to be in the position I'm in. Sadly it's a lot harder for this generation to find those kinds of deals without going for a total fixer upper

This is great advice for 5+ years ago. Unfortunately, that house almost tripling in value for you means it nearly tripled in expense for others that want to do something similar. There aren’t many houses that new families can afford right now.

Except paying off your house with extra cash isn't a good idea when you can invest that same cash and have it grow at a faster rate than your mortgage interest will charge you.

@@jamesgarrison6430 When does the market crashes? The housing market is A LOT more fragile than the stock market. The S&P500, Dowjones and NASDAQ are historically safer then the housing market and will give you a better return.

Dave Ramsey is sooo right! I know because I didn’t listen to him early in life when I could have. I do now, 15 years too late. His course works and works surprisingly fast! You will feel good about saving, as soon as you see a little $ accumulated and you realize you could survive losing your job, it’s all worth it!

I love your financial advice. It’s always how I have had my principles. Even renting out for little lower to friends to bless them, they will in return take care. It’s so true! I can affirm this. You kinda fucked up by not 1031 exchanging this house when purchasing the ranch. Call it a learning experience Honestly do not sell it, consult a financial advisor. The cash flow at current market rent will benefit you more than selling it at this point. Put the cash flow from the house into paying down the principal balance on the ranch.

You should hire your own construction team to build all those places back at the same time. Buy all the lumber at once from a supplier, not a box store. Then the siding could be how you make the cabin look different from the bluff buildings or main utility office building. Consider too all the buildings at the resort with metal roofs are good. I saw some pretty cool metal roof tiles that were for sale the other day.

Те, кто взял квартиру на все деньги, сейчас могут просто её продать, закрыть кредит и купить другую, чуть дешевле, но уже без кредита. Тот, кто купил новое авто в 2020, продают его дороже, чем покупали. А я жалел денег, нет новой машины и новой квартиры, и сейчас не могу позволить покупать ничего, так как кредит три года назад 10%, а кредит сегодня 30%

No, just increase the cost of rent for the next tenant and the house will continue to gain value over the next few years and you'll still come out ahead.

This is a motto my husband & I have lived by our whole life. All our friends have mortgages & other debt. We’re living in our dream home mortgage free. Only bill we have is 1 car payment. Sound advice Matt!

Just turn the resort in a campground just bulldozed everything you need to keep but you can that you can still rent out and then make the rest campgrounds for tents and RVs

Raise the rent 250.00 a month and keep it. In another 12+ years it will be worth 700k. Crunch the numbers. Sell more products, market them better, build your sales. Rent rv spaces at the new property. Keep the property. It has family history.

One day you'll have that Ford GT, Red. Plus all 4 options. And you deserve it. That day is sooner than you can imagine. I've never had debt. And am not planning on going into debt anytime soon. And i just got a full time job.

While Matt is correct in everything he is saying but for me I feel you are never promised tomorrow. My wife lost her daughter a couple years ago and made me think more about things. I would rather be happy and have things and do things now while I am living then waiting. I put it in perspective this way, I want a four wheeler now but if I wait say 10 to 20 years if I make it that long im going to be older. Now say i fall down my recoup time is alot worse the older I get. Also if I wait then what if something happens to me tomorrow then I wouldnt be able to experience it. Again this is how I do things and what works for me.
