A good point. If you want to live in a historic house, by and large you’ll be living in a historic center of a town which for sure can be trying. I did it last year and logistics are very challenging.

Nice home... pricey for a duplex HOWEVER... some beautiful features! Gorgeous stunning gold yellow marble.. it a lot but it’s nice. I think I’d hire an interior designer to help with main floor kitchen / sunken room furnishing to make it stunning... and maybe less of the brown wood. Agree on the kitchen re-do w/expansion & removing the wall... making it more similar to grand room with a breakfast bar dividing kitchen area. LOVE the contrast of black marble on the stairs. It would be a must for me in the ‘sunken living room’ to add a good color contrast between floor the step down & the floor~ why? Because when we grow older falls absolutely can happen & without the color definition, it a perfect spot to break a hip. So .. possibly place some type of rail around where you’d step up & step down. Like Brads idea to make family room at top of stairs above sunken living room. This is lovely nice home that’s move in ready... but gotta say... and it’s just me... I miss the old Italian features of vault ceilings, rustic floors and walls; something I’ve grown to love here in Italy. It’s the history in most of these homes & it’s what I find I love about Italy!

They have names like “Happy Piano” or “upbeat guitar logo”… they are usually 1-2 minutes in length and part of a paid service of royalty included music I use. Not really searchable.

Taking that kitchen wall out is a good idea, Brad. I'd be tempted to remove that whole mezzanine and level that area under it with the rest of that level. I think he went a bit overboard with that yellow marble tile. I'd take some of it out and sell it. I bet it would fetch a good price. Ciao Brad and Olivia!

Good bones, great location. Definitely a lot of marble though. I'd probably replace some of the marble, reclaiming and selling it. Bathrooms are functional but lack wow factor. Definitely would tackle them. Kitchen definitely needs to be opened up and updated. I'd probably use the main floor living area for dining and entertaining then convert the basement area into a cozy family room with a beverage bar. You can tell this home has been lived in and cared for.

We just had a lovely time in Siena. Great city in such beautiful countryside. I’d definitely consider living outside of Siena. (And I can’t believe I’m gonna say this…but this house maybe has too much marble?!??? LOL)

I liked the video, because you always do a good job on them. Not a fan of the house, though. For convenience’ sake it seems like a great location, but I prefer being out in a historic town in a historic house, with a lot less marble! Not a fan of things from the 70’s (my generation). . . or the 80’s . . . or the 90’s. Or even the early 2000’s. I’m of the same mind with homes as with cars.

There's a lot to like about this house if you're okay with the dated retro feel and quirky layout. That said, I would be surprised if the eventual sale price is even close to what they're asking.

Yep. Asking price…. Unfortunately that’s all I can put. Not my place. Once people have invited me to show their home to come in on the price other than that’s the asking price… We brought down the asking price of our house that’s for sale back in the United States. Hadn’t kept up with the market trends since we moved Italy and got a little aggressive. That’s why it’s called negotiations!
