In Michigan after being in Southern California over the New Year... shattered by the fires in our home town, but marked by the extremely professional response during an ongoing, multi- front "Act of God" natural disaster, despite some efforts to politicize by those not there. Thinking of Valencia floods, my thoughts and prayers again there.

Hi Stuart, Happy New Year! I would be interested in knowing whether the EU is addressing the environmental impact the DANA has had on The Albufera and any clean-up plans due to all the toxic waste and chemicals. I doubt the Spanish government has even begun to address issues with the toxic clean-up and what happens if another DANA hits in the near future.

It isn't true that "if you take a long-term rent off the market and make it into a short-term rent, it means that a local person doesn't have access to that accommodation". Most of the people who offer holiday accommodation (typically in a spare room) would not rent out that accommodation on a long-term basis. It's a completely different market. All this new law will do is prevent homeowners from earning a little extra income (often used to pay off their mortgage). It isn't going to significantly benefit people looking for long-term rentals. The law is basically a WEF-directed social control and surveillance measure, bringing Europe closer to becoming a Chinese-style authoritarian state.

That’s the old AirBnB you’re thinking of. Today it’s largely private homes and apartments and many of them are owned by corporations that bought them in fire sales, looking for high profit businesses to get into, not rooms being rented out by families who need extra income.

Agreed. Offering "long rentals" basically means losing control over your property, potentially for years, including the ability to use property bought for family holidays for yourselves. It will also reduce the number of visitors, and their spending ...

@@shinyshinythings I work in real estate here in Spain. I manage holiday rentals, and I have never encountered holiday rentals run by corporations (unless you mean hotels). Almost all the holiday lets we handle are privately-owned properties that would not be suitable for long-term rental.

Way too complicated. We have a holiday home for the winter, renting it out for the summer pays the community charges, but with this system it's better to stay out of the rental market. It's all too much to deal with when we're only in Spain for two and a half months ( we drive down so it's less than the 90 days ), much of it in December and early January when nothing can get done in Spain anyway. Our gain, we won't have to clear personal belongings out at the end of our stay, something that usually dominates the last week or two. If the rules were supposed to help anyone - they obviously won't, as many holiday homes will be similarly withdrawn from the market, increasing pressure on the rest of it.

What factors impact how many government employees there are? I thought it was as simple as employing enough people to do what needs to be done for the government to provide the services they are responsible for and run the institutions of state. Do you know why so many more people are suddenly needed to do this.

The list should have included educators, as every permanent schoolteacher is a government employee in the public schools. Also healthcare workers in the public hospitals. Not all of the government employees are desk-bound funcionarios.

I’d pick Spain if you’re not from the EU. Portugal immigration has just been overhauled and is experiencing huge delays.

@ thanks. I’m from the usa and house selling. Planning to enjoy europe and having a warm, sunny home base is my plan. I’m really looking at pre-summer if all goes well. Perhaps portugal’s overhauling would’ve cleared up a bit by then. Maybe it would be for a better system. Now it seems governmental beaucratic inefficiency seems a problem in both countries.

I don't have a tilda on my keyboard, so I just usually copy and paste from somewhere else. Perhaps just say "Anyo"? Feliz año nuevo. ....spell check auto corrected! That hasn't happened before. Also watching after the fact and the Santa Monica viewer said it was 70 degrees Fahrenheit, so I'm 10 miles inland and it was 79 Fahrenheit/26 Celsius, so I opened the windows as I had the heat on!

Hi Stu, curious if you know much about the commercial mortgage/construction job market in Spain? I'm a Canadian with real estate and construction finance experience, and I've been hoping to use this experience as a way break into the job market and move there (realistically, it'd have to be with an international firm that has operations in Spain).
