It would be interesting if you would also cover the real estate market but for investment properties with less than 4 units. How is the market for investment properties right now and what is your projection for 2025?

Hi! As much as we'd like to do that, properties with 4 or less units get lumped in with residential stats and there's no real way to break it out. One thing we can say is right now, it's a bit of a challenge to find a property that has a decent amount of positive monthly cash flow (depending on how much of a mortgage you'd have to get). We have a few investor clients and for the past year or so it seems anything being listed has a cap rate that's just a little to low to make it worth it. Some of it, we think is investors that bought at the height of prices now looking to get out and recoup as much as they can, but with what they need, the numbers don't make sense. If you're not worried about positive monthly cash flow, there are places out there that can at least pay for themselves. As for projections, it's hard to say, but with no sign of expenses or property taxes reducing anytime soon, we suspect more of the same.

Thank you, I did not think they were lumped with residential. As for areas in Moncton, I recently found interesting investment properties in Sunny Brae (on Broadway St) and was wondering what are your thoughts for that neighbourhood and the projections?

Very interesting and helpful information! How’s the rental market for semi or detached homes for investment? Price range and demand?

The vacancy rate for rentals is very low in Moncton. If you own rental properties and you price your rent within market rates, you will not have a hard time finding tenants. If you're looking to buy rental properties, it's a little more challenging but with a little patience, still very doable. Cheaper real estate and low vacancy rates has made Moncton very attractive to investors in the last few years. Because of that, the supply is low for the demand. We all know what happens then...prices go up. It's just a matter of looking at the numbers and thinking beyond the present. Some numbers can be improved by reducing expenses, and raising rents in reasonable increments. It also depends if you're looking for a property with immediate positive monthly cash flow, or are willing to break even or even be slightly in the negative each month and see the appreciation of the property over time as the investment benefit.

Hi! Townhouses are not overly popular in this area, although we are seeing a few more pop up. In the first quarter of 2024 there were 8 townhouses sold in Shediac. The lowest price was $250k, the highest was $569,900 and the average came in at $381,075. We can send you the listings if you like. Very interesting and detailed information. I’m in Fredericton and the market is still crazy here. If you work with investors, I would be very interested in what your thoughts, suggestions are about real estate investing in Moncton.

Everything we hear points at Fredericton and Moncton being similar markets, with the exception of Moncton having a bit of a higher average price. We've noticed that sometimes the perception is put out there of how crazy things are, but when you get down and look at hard numbers, maybe it's not as crazy as it seems.
