After viewing this video, I just checked up with document writers and land lords about the stamp value on lease deeds . All are still following the old rule of Rs.200/- ( out of ignorance by land lords ) without realizing the consequences! One document writer even reiterated that the requirement of 5% of average annual rental value is applicable only in the case where it is registered .! For 11 months' tenure, Rs.200 will do( according to that document writer ) . What a pity !

Sir, suppose if I want to give my house for rent Rs 20000/÷. Twenty thousand per month for eleven months , is it right to write the rental deed on stamp paper of value Rs 200/- only . OR ithe the rental deed for eleven months should be written on stamp paper of value Rs 11000/÷ ie Rupees Eleven thousand only. Please reply . I got the stamp paper value of Rs 11000/= like this , total value of the rent × 5% as you have said in the video. Agreement is to be examined. If there is lock in period, then you have to give notice. You can get induction, from court, to restrain owner.

First of all, an agreement for sale is to be registered. In this case the only document is a receipt showing the amount is received. you can approach the court for return of advance money. Any how you may consult a local lawyer will the document you have. That appart, my advice is to purchase the land if the other party agrees. In most cases they refuse to give land even if you are ready to pay price. So solve the difference of opinion amoung you and purchase the land for widening the road.
