Great content! Starting small is better than not starting at all. It’s a mental game, just have to get out there and take the first step. It’s never too hard. It’s only difficult if you believe things that are false. Keep out the doubt and guard the door of your mind.

Inflation causes operating expenses to rise along with rents. As rents rise, real estate taxes rise too. So an increase in rents due strictly to inflation will not translate into a 1:1 increase in NOI. You were making a good point though.

Uncle G another great show. Torn as I want to really explode into RE but I’ve learned not to jump around and I’m keeping the main thing the main thing. My financial services agency. That said trying to time my entree into RE and now seems to be bubbling up as the #Ideal time with all this BS that’s happened. Hey Grant , just to clarify, you said if you get an investor to invest the 200 grand you pay them 10% for them not to own a piece of the deal. Explain what time frame would you consider doing it in.also 10% on the 200k they loaned you or 10% on the value of the total asset??

@grantcardone Hey, Uncle G, thanks a lot for everything you're doing. I've been to your webinar the other day and it was great, but I got a question: You said "go buy local where you live", but all the math you're giving is not working where I live: 1)The local market (Israel) is undersupplied, the prices and demand stay high, and there are no valuable distressed opportunities seen. 2) The minimum legal downpayment for a real estate loan (including the one to live in) is 25%, goes all the way to 40% in some cases in reality. So should I try going and buying on other markets, and pay for remote management? Or should I wait while I have the 30% downpayment for the local deal?

Part of sucking at math for me was being afraid of being wrong, because the numbers don't change. Once I got over that and realized I was right half the time, the confidence made me a little better. Practice the small math and build confidence. Same thing he's teaching in this video honestly.

That 59k house is now 35k. In addition to HOA fees you’d have to pay monthly the house sits around a golf course which you’d have to pay them an additional 40k to live there to be a member. No wonder why this house has been sitting.

Grant, the limit of mortgages for single-family residences any one person can have is 10. If you want to 10x your portfolio and have 100 houses rented year round, how can you do it?

Looked up this property. There's a monthly HOA fee of $509 ($14,000 annual dues) plus a non equity one time membership of $56,000 all required. Sold for $30,000, still a strong cash flow but above wasn't included.

Messing up the math: started with $83,000 put down $3,000 and a loan on the $80,000 NOT $80,000 minus the amount put down of $3,000 to get your imaginary $77,000. Back up, you got ahead of yourself and skewed the math. And you did not say you negotiated the price down to $80,000, this was never stated or inferred. Just FYI, learning a lot from you. Thank you for sharing to help others.

Just to be on the same page GC , you must also deduct the yearly taxes off the profit and still be on top with a profit.

No rule of law = no real estate investing. CA Bill to allow commercial tenants to break leases without recourse. No evictions for non-payment to be extended.

Grant I enjoy your content I learn alot from you all the time. I do want to however point out that on Saturdays webinar AND today you keep telling people they can buy foreclosure homes for 3-5% down. This is not true Grant And would appreciate it if you clear this up. Foreclosure homes are sent to auction and then MOST of the time put up for bidding with ALL cash. Your under the impression that REO’s and foreclosures are the same which is understandable because you deal with commercial units. Thanks anyway tho keep on building!

Honest? He's telling you to lie to the bank to get a lower rate. Not to mention this whole video is based on using $3000 down when the minimum is 15% to get a loan from the bank.

How could I apply this method in india. Here average income of people is low and bank interest rates are as high as 7% to 8%. The banks are literally ripping us off. Even if we put down 20% as down payment. Then we have to buy two houses one for us and one for the bank. How can we invest in real estate under these circumstances. Please reply.

According to the video he mentioned to put 3000$ down for the down payment, which is around 3.5% percent of the 80k. For first time home buyers that applies but for the second house you cannot put 3000$ down, more like 16,000$ down payment for the second house. Please do the numbers right that way you don’t misguide some of your viewers. Everything else is on point 👌🏽

@@tommymorgan4156 The down payment wasnt the issue. Loan companies just didnt want to take on the loan. Plus the duplexes was priced over appraisal value. Mr. Morgan do you have any suggestions on how to score in this type of situation.

what I don't get, the 18 units bought for 2mil you put 600k down and rent each unit at 875 how do you get to 70k profit? what is your loan repayment for the 1,4mil?
