This so called act of kindness could have cost OP thousands if not tens of thousands to get the house livable again. I don't know about US laws, but here in Brazil, you can almost anything in a court of law, regardless of how absurd it is. It doesn't mean you'll win, though. And if you lose, you are the one who has to pay the other party, and also pay something for losing (a kind of "fine" that losers pay). The lawyers lose nothing, of course. If that story happened here, I would say the lawyer hired by Brianna just wanted to make some easy cash at her expense, suing OP for such a foolish reason that anyone can see will lead to certain loss.
