Not knocking this developer specifically but I feel like Nigerian developers in general focus too much on making the house appear as "luxurious" on the exterior when in reality then build quality is suboptimal. Just look at the kitchen, how do you have a "luxury villa" that has uneven cabinets, overspill of sealant, etc. These are things that you don't even see in the most affordable houses in most places in western Europe. Now I understand that Nigeria is still a developing country, but I just wish the developers would shift their focus to the more essential parts.

While I agree with you about the shoddiness of most building work in Nigeria, I thought these buildings are fairly well put together actually, and with lovely finishes. Maybe I missed seeing it. But I did not see the uneven cabinets or sealant overspill. But I was cooking while watching. So I might have missed what you noticed.

I think i know what you try to say but its obvious why they focus allot on the exterior its very important and its not the west, for example im not into the fences like that but nigerians in general have lotta families and friends or bussines related people coming in and out so thats why to so its another world the europeans focus more intererior african on exterior we dont have to be like the west althoui personally think nigerias houses want that wester luxury style of west

this is Nigeria, Lagos to be specific..with a population of 25mill people in the city so where is the space..go to other states in the country if you want to be in the rain forest

Am I the only one, who noticed, that unlike the headline of the video claims, there was NO villa for $50.000, but an apartment. Bit worrying if the guy, making the video can’t tell the difference! Also, who would be stupid enough ,to buy property in Nigeria, unless one is from there? As we all know, Nigeria is one of the worlds leading countries, in the world for illegal business, scams and fraud!

Something that i noticed at Nigerian real estate, is that there’re beautiful houses, but at the same time they don’t invest in the neighborhood… there are visual pollution everywhere

The lack of greenery is something else. Homes need spaces for plants and mini gardens. Secondly estates planners should always take into consideration playground areas, recreational centers. We just can't be building houses alone. So many things are essential for a good and livable community.

Point of correction - there are technical colleges in almost every state in nigeria. There's a technical college in yaba not too far from yabatech. The truth is that those grade of trained workers are more expensive than the artisans you pick from the street, they then hire a professional to supervise & direct the artisans. The guy just didn't want to put that out. They do that to get cheaper labour so that the properties prices can be competitive at the end of the day. Don't blame them though. On the other hand, there's a property that caught my attention. What's his contact?

The public sector and related industries should force all workers to learn skills and obtain licenses. Some workers are of such poor quality that poor construction quality will cause danger to the public.

​@@io9883If you do that, houses will be extremely expensive. So, the best bet is to have a trained engineer supervise and manage those untrained labourers. Nowadays, Nigerian developers hire labourers from Benin Rep and Niger Rep because they are more affordable than Nigerian labourers.

I am in Atlanta, and I think that the prices you listed are very affordable for a major international city and commercial hub like Lagos. The prices with units like the ones shown in a city like Atlanta would be much higher, and the space would be smaller.

@@Plelder Perhaps, but the study that came out in May 2023 said that the city of Atlanta is the most overpriced housing market in the U.S. Most of the prices listed in the city itself to steep for the average person to afford. The people who live in the bigger homes that they can afford, or who purchase land to build their own homes are outside of the city.

@@MsPrincessaj Add California and New York to the mix along with Atlanta. Houses are cheaper in Texas. You can never get a house in U.S. like the one in the video for $50,000. The exterior and interior styling are outdated compared to the ones in this video.

Nigeria has millions of developers. We are crazy about real estate. The pace at which.we are building in Nigeria, I wonder how the country will look in 50 years. Unfortunately for us, infrastructural development that was supposed to be done by the government never get done because of our violently corrupt politicians. We found individual solutions to light( solar), water(boreholes). We haven't found solutions to the roads yet. I think if we develop strong neighborhood associations, we can pull resources together and build and maintain our roads, completely discarding the need for our mad leaders.

@osazuwaosayi218, no it will be automatic. Before you buy land you must pay for infrastructure development. The buyer will not do the work, the money paid will go to an approved contractor to build infrastructure as you go.

I think neighborhood associations can be formed to be a force that challenges local and state government to provide such amenities otherwise Nigerians will continue to be heavily taxed in every areas of our lives. We pay for our own amenities like you rightly mentioned. Paying for private schools where there’s no strong public school is taxation and such goes to many things like parks and others.

Oh please be sure to press for many roads - as you know I'm sure greedy ploticians allowing building building--- leaves so much traffic for residents - then ppl dont want to live in the area bc of lack of rods that suppot the heavy popluation, then value drops

Sorry guys, a lot of show off... spaces functionnalities seems not being prioritized, vis-à-vis are terrible, no garden, no green elements, access to day light seems to be a bargain, ... I know it reads rude but it is actually facts. I would rather welcome the developer to price the flats at 300.000 USD while improving the above. cheers

If you're living in the diaspora I will encourage you to buy a house except you are around to monitor your project. I can assure you that your engineers and other labourers will eat from that money you want to save.

If the lights and door locks in these houses malfunction, can we find workers or manufacturers who can repair them quickly? Is the repair price reasonable? Developers should build low-cost, modern high-rise apartments that are more suitable for ordinary office workers.

The reason for the appreciation is that people are building, not just on the land but in the area. In effect, the more an area develops, the more valuable the land there will be.

Nigerian builders need to improve on their interior design ( floor plan) of their buildings. In my observations, the units are disjointed and disconnected in terms of functionality. How do they put Master bath on one side of the room and closet on the opposite side. Should people walk naked across the room from bath to the closet to grab their clothes? There are also unnecessary walls and doors that make spaces look smaller and enclosed. Also, natural sunlight light in the rooms aren't a thing for them. the rooms are dark & gloomy during the day because of lack of sunlight. Cross ventilation aren't a thing for them, either. Most of those houses over priced. Imagine well built quality luxurious homes with a lot thoughts that goes into it you'd buy for the same price in Texas.

Yes, Africa should focus on building homes for the average working citizen, that’s where they will make money. They should also include building schools and shopping in that same areas. But they still need to do the right construction work. That kitchen has a lot of issues. They should also learn to put power lines underground.

Flooding is a factor . Underground wiring need expensive infrastructure to keep dry and will explode the costs of the property.

One word comes to mind when I watch these Nigerian houses tours.. most clients don’t seem to understand the idea of “less is more”. Nigerians are so obsessed with giving the impression of opulence in houses that builders don’t focus on attention to detail. We get it, you’re rich but it comes across as tacky rather than tasteful, sadly

@oladee9212 they are paying 500k in some prime locations in this same lagos and they only have power 60% of the time , whether its 100k you are paying the point still remains the same, u are a tenant, I don't recommend this sort of accommodation for any body given the economic realities, it's a good property for investment not for living

Built 3bedroom duplex too, not everybody have a big family, I hope that this area are not flooded. That is the reason why I am scared to buy a house in lekki or Aja because of the flooding. Well I am still looking around on you tube. Good job guys

Finally nice priced houses… but still no green spaces for the kids to play. And even if the houses don’t have yards for kids to play in… the estates don’t have playgrounds 🤷‍♂️

It will probably cost you alot but its better to hire workers from anywhere apart from Nigeria and have them build it, because most of nigerian workers are working from scratch with no knowledge only people telling them what to do.
