When you have no pond then a ditch pooled with water IS a pond. We in Minnesota have a ditch full of water next to a major highway. It is the favorite "pond" of a multitude of wild ducks. We all enjoy seeing them come and go year after year.

Elizabeth, bamboo planned between lots and at the rear of lots. Centre of each of the two roads has a boulevard strip for landscaping. Randy wants frost hardy tropical plants and trees if possible. And they're planning a divider of greenery between the factory and the beach areas. It will of course take quite a while to grow in, and nobody is paying rent for 2 years, so landscaping might start later when rent rolls in so there's money for it all. Beach will look different also when the homes are in, and people start planning out landscaping on their individual lots too :) I've got 1 lot in beach

Hi Cynthia, I see your frustration. They had said from the beginning they wanted to keep it wild. It isn't to everyone's taste, to each their own. Those who like that style will be happy there, while others will likely find a place to move to that's more their taste. I think Acony bell has more landscaping? There are a few established places, and some still under development, there will be places for everyone that suit each other's needs and preferences. ITH will likely be a work in progress for many years as their style is to Create organically, and the financial resources to landscape will not come in until there is rent generated two years from each area opening. And Randy's style is more wild than some people may like, but there are many other places to park a tiny that may be of more comfort to those who wish formal landscaping.

I've watched this video a few times and I have to say thank you Randy and Amanda for being so honerst about the the process and how frustrating the process can be. For those of us who ever owned or attempted to start a business we get it. We're behind you I'm behind you. Those who don't understand or have never put themselves out there I say take them with a grain of salt and continue to make the vision come true. I'm watching this video from 5 months ago, you both have tremendous strength to persevere even if you feel a bit overwhelmed. It would have been great to designate the Prairie as off grid, solar.. compost toilets storage for rain water you catch yourself.. it's really getting popular, you save thousands of dollars and have manpower for everything else.. I bet you could get subcontractors for the solar systems at a much better price if there's going to be a bunch of houses there...

Everything is looking beautiful. I’m so proud of what you have accomplished and I hope everyone truly appreciates what you are doing. People need to understand it’s going to take time , but the final results are going to be awesome. Wouldn’t it look cool , with all the extra dirt to make a hill?? I think it would , but what do I know. Anyways I enjoy seeing the homes you show on Thursday with the homeowners own decorations. Also seeing the progress on the homes being built. Heavenly Bamboo is a plant that does not spread every where and is hardy for level 7, in NC. It has red berries and is a pretty plant. You could plant that with confidence it would not spread. Palmetto trees are hardy too and look like palm trees.

The ESP homes are beautiful, but was wondering about r-value for insulation. I live in Texas, which is very hot at least 7 months of the year, and this is a big concern. Love all that you all are building!

@@kaysarverart It's not like a steel door and insulation performance also depends on things like air leakage and not just the material R-Value. So doors and windows aren't the best examples because they tend to be leaky and not fully air tight... But the EPS panels are the same as what they call SIPs (Structurally Insulated Panels), just with metal instead of OSB or Plywood but basically there's no connection between the exterior and interior. Just dense foam insulation sandwiched between the two metal sheets. So no thermal bridging and 100% coverage of insulation, aside from the doors and windows. Regular framed construction has gaps in insulation because of the studs and wood has a very low R-Value. So there's some thermal bridging through the studs with a regular structure but with SIPs there's no thermal bridging and no gaps. So, as long as they do the joints well, for proper air tightness, etc. it'll be better insulated than an equivalent wall thickness of a normal framed wall...

Randy I at one time I owned some property in a similar resort like community in Missouri what they done was give the property owners a sticker for your windshield that sped the process of going through the gate up a lot they if you had the sticker they would just open the gate and didn't have to check everyone

Add some battens (strips of wood or whatever, don't stucco them just paint with a like color) on Esp homes and they will look like board and batten siding.

Everything looks incredible! Our dream of moving there on the property is probably non existent now because everything sold out and four years is so far away. ITH is still going to build our tiny home, but will most likely have to be on a different property but at least we will be in TN. Amanda, I love your bracelet.

Yes, aim for the mountain, and if you want on the main property, leave your name with Kellie properties@ith.....you can go on a wait list for all 3 zones... One might turn over, especially if you already have a mountain lot. Are you able to do the 15K for a mountain lot? If so, you will own the lease, even if you end up renting it out.
